Saratoga's policies go wrong in Saratoga-specific ways: a Victorian on the East Side insured like a 1990s colonial, a summer rental during the meet that the homeowners policy quietly excludes, a barn and two horses on a policy written for a house. Here's how I handle each line for people in the city and around the lake.

In short

Saratoga Springs insurance has three things most towns don't: historic and higher-value homes that outgrow a standard homeowners form, track-season short-term rentals that standard policies exclude, and horse and lake property that needs farm, equine or watercraft coverage. Add the usual auto and umbrella questions and a downtown full of restaurants and shops. What's different about insuring Saratoga Springs

  • Historic and higher-value homes. The East Side and North Broadway Victorians, the West Side's older stock, and the newer builds toward the lake: rebuild cost often runs past what a standard homeowners form handles well, and older materials need a carrier that replaces like for like.
  • Track season. Six weeks of visitors and a lot of short-term rentals. Standard policies exclude renting to others; this is the most common uninsured exposure in the city.
  • Horses and land. Equine and farm property from the training tracks out to the county's farms: a different policy family entirely.
  • Saratoga Lake and second homes. Waterfront, docks, boats, seasonal occupancy, and flood where the map says so.
  • Downtown business. Broadway's restaurants and bars (liquor liability), shops, salons with their Department of State minimums, and the hospitality that runs on summer staff.

Short answers to what people ask before they call.

We rent the house out during track season. Does my homeowners policy cover that?

Usually not. Standard homeowners policies exclude or sharply limit short-term rental to others, and the platform's host guarantee is not insurance. The fixes are a short-term-rental endorsement from a carrier that offers one, or a landlord/short-term-rental policy for the weeks it's rented. Tell me before the first booking, not after a guest is hurt.

Is a high-value homeowners policy worth it for an older Saratoga house?

Above roughly $750,000 to $1 million in rebuild cost, or for a historic house with materials a standard policy won't replace like for like, a high-value form pays for itself in claim terms: guaranteed or extended replacement cost, cash-out options, higher contents and jewelry limits, and an adjuster who understands plaster and slate. I quote both forms and show the difference.

We have horses. Is that a homeowners question?

No. Horses, barns, hay storage, boarding and lessons take a farm or equine policy, and liability for other people's horses or riders takes care, custom and control coverage. A homeowners policy with a barn added is not the same thing. If the farm is a business, workers' comp for the barn help follows New York's normal rules.

Do lake houses need anything special?

Flood coverage where the map calls for it, wind and water considerations for docks and boathouses, seasonal-occupancy terms if it's not year-round, and a boat policy for what's tied up at the dock. Second homes are insurable but underwriters want to know how often someone is there.

How far are you from Saratoga?

The office is in Clifton Park, about twenty minutes down the Northway, and I meet in Saratoga, at your home or by phone. Weekend hours are Saturday and Sunday 9 to 1.
