Business insurance in Cobleskill

Cobleskill is Schoharie County's commercial hub: shops, restaurants, banks and offices in the historic buildings on Main Street, apartments for students and staff of SUNY Cobleskill, the big-box stores to the east, and the farm businesses around it. Here's what a business here usually needs, and the local risks that change it.

In short

A Cobleskill small business needs workers' compensation from the first employee, student and part-time staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its landlord and clients ask for. Main Street's restaurants and pubs add liquor liability under New York's Dram Shop Act, and its historic mixed-use buildings need property terms that will rebuild them. The county's hazard plan records Cobleskill and West Creeks flooding the village, and commercial property policies exclude flood. I'm a New York property and casualty agent and broker in Clifton Park, quoting Cobleskill businesses across the carriers I represent.

What's different about insuring a business in Cobleskill

  • Main Street. Routes 7, 10 and 145 run through downtown as Main Street, lined with historic mixed-use buildings: shops, restaurants and pubs, banks, law, medical and financial offices, with apartments above. Restaurants and bars need liquor liability under the Dram Shop Act as well as general liability; see restaurant and bar insurance, retail shops and professional liability for offices.
  • The historic district. The core of Main Street is a central business, mixed-use and historical district. Older buildings cost more to rebuild than they sell for, so commercial property should be written at replacement cost with ordinance-or-law coverage for the code upgrades a partial rebuild triggers.
  • The creeks. The county's hazard mitigation plan records Cobleskill and West Creeks flooding the village, West Creek on Main Street in 2011, and some village development in the floodplain. Commercial property policies exclude flood; flood insurance is a separate policy, and sewer backup a separate endorsement.
  • Students as staff and tenants. The village describes multi-family housing at both ends of Main Street for SUNY Cobleskill students. Part-time student staff need workers' comp from day one, and an owner who rents to students needs landlord insurance that names the apartments.
  • Farm businesses. Schoharie County's farmland plan counts farm stands, farmers markets, value-added products and agri-tourism as part of local agriculture. Selling to the public or processing food adds product liability, and farm vehicles on the road need the right auto cover.
  • The fairgrounds and events. The county fair is held at the fairgrounds in the village, along with other events. Vendors and food trucks are usually asked for a certificate naming the organizer; see food truck and vendor insurance.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

My shop is on Main Street. If the creek floods, am I covered?

Not by a standard commercial property policy; flood is excluded. Schoharie County's hazard mitigation plan records West Creek flooding Main Street in Hurricane Irene in 2011, and Route 7 in east Cobleskill and Route 10 in west Cobleskill flooding and closing in June 2006. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, for the building or your improvements and the contents. Business income cover usually pays only after damage from a covered cause, so ask how each quote treats flood.

I hire SUNY Cobleskill students part-time. Do they need workers' comp?

Yes. Part-time and seasonal employees are employees under New York law, and workers' compensation covers them from the first day. DBL and Paid Family Leave apply once someone has worked for you 30 days in a calendar year, which a semester-long hire usually reaches.

I rent apartments to students above my storefront. What do I need?

A commercial policy for a mixed-use building that names the apartments and your liability as a landlord, as well as cover for your own business. Ask each tenant to carry renters insurance, since your policy doesn't cover their belongings. The landlord insurance page goes through the options.

I sell from a farm stand or make a value-added product. Does that change my insurance?

Usually, yes. Selling to the public, processing food, and having visitors on the farm each add product and premises liability that a policy has to name. Schoharie County's farmland plan counts farm stands, farmers markets, value-added products and agri-tourism as part of local agriculture, and markets and events often ask for a certificate naming them. Tell me everything you do when you ask for a quote, so nothing is left out.

Are you in Cobleskill?
