Business insurance in Schoharie County
Schoharie County's businesses are farms and food makers, visitor businesses, manufacturers and distributors near I-88, and the shops and offices in its village centers. Here's what a business in the county usually needs, the county permits and filings that touch insurance, and the town pages with the local detail.
A Schoharie County small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Farms, food and drink makers and tourism are the county's main opportunities, so product and liquor liability matter here. Contractors working in a county road need a Highway Use Permit with a liability certificate naming the County. The Schoharie Creek valley floods more than anywhere else in the county, and commercial property policies exclude flood. My office is in Clifton Park, and I work with Schoharie County businesses by phone, email and video.
What's different about insuring a business in Schoharie County
- Farms and food makers. The county's economic development strategy counts food processing, diversified agriculture and agri-tourism among its strongest opportunities, with processors from artisanal cheese to craft beer and spirits. Selling what you make adds product liability, a tasting room adds liquor liability, and farm vehicles on the road need the right auto cover.
- Tourism and the village centers. The strategy names tourism and the arts, and the walkable centers of Cobleskill, Esperance, Middleburgh, Schoharie, Sharon Springs and Richmondville. Shops, inns and restaurants usually fit a business owners policy; see restaurant and bar insurance and retail shops.
- Manufacturing and distribution. The strategy also names advanced manufacturing and distribution, and says the county's six I-88 interchanges make it a candidate for wholesalers and fulfillment operations. Plants and warehouses need commercial property with business income, and fleets see trucking.
- County highway permits. Work in a county road needs a Highway Use Permit from the Department of Public Works, with an indemnity for the County, your workers' comp certificate and a liability certificate naming Schoharie County and its employees as additional insured. Driveways onto county roads need a Driveway/Culvert Permit. See contractor insurance.
- Events on County property. The County's Property & Facility Use Permit asks for your insurer and a certificate. Vendors and food trucks are usually asked for one too; see food truck and vendor insurance.
- Schoharie Creek. The county's hazard plan calls the creek's valley the area most often flooded and records tributary flooding across the county in 2011. Commercial property excludes flood; flood insurance is a separate policy, and sewer backup a separate endorsement.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I'm doing work in a county road. What insurance does Schoharie County ask for?
The County's Highway Use Permit, issued by the Commissioner of Public Works under Section 136 of the Highway Law, makes the permittee responsible for injury and property damage from the work and asks you to indemnify and hold the County harmless. It asks for a copy of your workers' compensation certificate and a certificate of liability insurance naming Schoharie County and its employees as additional insured. Once your policies are in force, I get you those certificates; the contractor page covers the rest, including the Scaffold Law for work at height.
I'm a sole proprietor using a business name. Where do I file it?
With the Schoharie County Clerk, at 284 Main Street in Schoharie. The Clerk's Certificate of Doing Business Under Assumed Name is filed under General Business Law §130. Fill it in but don't sign it until you're in front of a notary or commissioner of deeds; the Clerk's staff are notaries, and you'll need photo ID. Put the name exactly as you trade under it on your policy, so certificates match. If you formed an LLC instead, my LLC guide covers what changes.
My business is in the Schoharie Creek valley. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The county's hazard mitigation plan calls the Schoharie Creek valley the area most often flooded, names the villages and hamlets along the creek, including Gilboa, Blenheim, Fulton, Middleburgh, Schoharie and Esperance, as the most vulnerable, records the flood of record in 2011, and places the county among those in New York with the most federal disaster declarations for flooding. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income usually pays only after damage from a covered cause, so ask how each quote treats flood.
I make cheese, beer or spirits, or run a farm that takes visitors. What changes?
Selling food or drink you make adds product liability, a tasting room that serves alcohol adds liquor liability under the Dram Shop Act, and visitors on the farm add premises liability that a policy has to name. Markets and events usually ask for a certificate naming them, and holding an event on County property needs a County use permit that asks for your insurer and a certificate. Tell me everything you do when you ask for a quote, so nothing is left out.
Are you in Schoharie County?
No. My office is in Clifton Park, and I work with Schoharie County businesses by phone, email and video. Once policies are in force, I get you the certificates, and audits and claims come through me.
