Business insurance in Washington County
Washington County is farm country along the Vermont line: dairies and orchards, maple and cheese, farm stands and tasting rooms, alongside paper mills, machine shops, quarries and a lot of people working for themselves. Here's what a business in the county usually needs, and the county filings and rules that touch insurance.
A Washington County small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The County describes agriculture as a main industry, with dairy at its center, farms open to visitors, and cheese and hard cider made from what they grow; each of those adds liability a farm policy has to name. Its manufacturers and quarries add product liability and heavy equipment. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Washington County
- Dairy and farms. The County calls dairy the backbone of its agricultural economy, alongside beef, field crops, maple syrup and apples, and a growing equine industry tied to Saratoga. Farm vehicles on the road need the right auto cover, and boarding or training other people's horses is an exposure a standard policy may not include.
- Agritourism. Many farms are open to the public, with Maple Weekend, the Cheese Tour, the Fiber Tour and the Craft Beverage Trail bringing visitors, and farm stands and farmers markets across the county. Visitors, events and sales to the public add premises and product liability.
- Cheese, cider and tasting rooms. Making a product adds product liability; pouring or selling drinks adds liquor liability under the Dram Shop Act.
- Mills, machine shops and quarries. The County lists manufacturers of paper and wood products, furniture, masonry, medical devices, batteries and industrial fabrication, and clusters in paper, machining and stone quarrying. Manufacturers need product liability and equipment breakdown; equipment moved between sites belongs on inland marine, and trucks on commercial auto or trucking cover.
- People working for themselves. The County describes itself as one of the most entrepreneurial counties in the state, with self-employment above the state average. The first hire starts workers' comp and, after 30 days in a calendar year, DBL and Paid Family Leave. New LLC? See business insurance for a new LLC.
- County building permits and filings. In towns that use the County, building permits come from the County after your town or village signs off (some villages and towns issue their own), and assumed-name certificates are filed with the County Clerk in Fort Edward. Contractors carry Scaffold Law exposure on every roof; see contractor insurance.
What Washington County businesses carry
Required by New York
Workers' compensation from the first employee, seasonal farm and shop help included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, buyers and clients
General liability naming them as additional insured, or a business owners policy that packages liability with property and lost income for a shop, studio or small restaurant. Wholesale buyers and markets usually ask for certificates.
Worth adding
Commercial property at replacement cost for barns, mills and old village buildings, flood insurance if FEMA's map puts your address in a flood zone, since commercial property excludes flood, cyber for online sales, and a commercial umbrella above general liability and auto.

I'm a sole proprietor using a business name. Where do I file it in Washington County?
Under General Business Law §130, an individual or partnership doing business under an assumed name files a certificate with the county clerk in each county where the business is conducted. The Washington County Clerk posts DBA forms for an individual and for a partnership, plus discontinuance forms. You fill in the form without signing it, sign it in front of a notary, and mail it with payment to the County Clerk, 383 Broadway, Building A, Fort Edward. Put the name exactly as you trade under it on your policies, so certificates and claims match. If you formed an LLC instead, my LLC guide covers what changes.
People come to the farm to pick, tour or buy. What changes?
Visitors on the farm, a farm stand and selling at markets each add premises and product liability that a farm or business policy has to name, and markets often ask for a certificate naming them. Hayrides, tours and events need to be listed too. Anyone you hire for the season needs workers' comp from the first day, and farm vehicles on the road need the right auto cover. Tell me everything you do when you ask for a quote, so nothing is left out.
We make cheese or hard cider and sell it ourselves. What do we need?
Product liability for what you make, written for the actual product, and property cover for the equipment and stock, including spoilage where it applies. If you pour or sell drinks at a tasting room or event, New York's Dram Shop Act applies, and general liability usually excludes it, so you need liquor liability as well. Wholesale buyers and event organizers will ask for certificates; once the policies are in force, I get them to you.
I'm building or adding on. Who issues the building permit?
It depends on where you are. In towns that use the County, you fill out the County's permit application and take it to your town or village compliance officer, who decides whether zoning or planning board review is needed and signs off; then it goes to the County for the permit. Some villages and towns, among them the Village of Hudson Falls, the Village of Fort Edward and the Town of Kingsbury, issue their own permits, so ask your town or village office first. On the insurance side, settle builder's risk or a property endorsement before work starts, and ask every contractor for certificates showing general liability and workers' comp.
Do you meet people in Washington County?
Yes. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video. Once policies are in force, I get you the certificates, and audits and claims come through me.
