Business insurance in Queensbury

Queensbury's businesses line Route 9, Bay Road and Quaker Road, with plazas and a mall where Route 9 meets Aviation Road, three Northway exits, and manufacturing sites including one beside the airport. The town also runs its own building department. Here's what a Queensbury business needs, and the local rules that change it.

In short

A Queensbury business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its plaza or mall landlord asks for. Contractors pull building permits from the Town of Queensbury, not Warren County, and under New York law the town has to see proof of workers' comp and disability coverage, on the state's own forms, before it issues one. Restaurants along the corridors that serve alcohol add liquor liability under the Dram Shop Act, and a short-term rental falls under the town's rental law. I'm a New York property and casualty agent and broker in Clifton Park, quoting Queensbury businesses across the carriers I represent.

What's different about insuring a business in Queensbury

  • Town permits, state proof of coverage. Warren County's building codes department covers every town in the county except Queensbury and the City of Glens Falls, so contractors pull permits from the Town of Queensbury. New York requires towns to see proof of workers' comp and DBL and Paid Family Leave before issuing a permit: a C-105.2 and a DB-120.1 from the carrier, or a CE-200 exemption. An ACORD certificate does not count, and the name and federal ID on the form must match exactly. Roofs and facades bring New York's Scaffold Law; see contractor insurance.
  • Route 9, Quaker Road and Bay Road. The town's plan names these, with Aviation Road, as its main business corridors, and places four commercial hubs at Route 9 and Quaker/Aviation Road: Aviation Mall, Queensbury Plaza, Northway Plaza and Glen Square. Plaza and mall leases set the liability limits and additional insureds; see retail shop insurance and, for the restaurants along the corridors, restaurants and liquor liability.
  • Three Northway exits. Exits 18, 19 and 20 are all in the town. Off Exit 18, Main Street in West Glens Falls has gas stations, banks, convenience stores and restaurants; see convenience stores and gas stations. Vans and trucks working out of the corridors need commercial auto.
  • Industry by the airport. The plan names medical-device manufacturing as one of the town's three key industry clusters, with plants zoned Commercial Light Industrial, one beside the county-owned Floyd Bennett Memorial Airport. Suppliers and service firms working for them meet contract insurance requirements: general liability with products and completed operations, and inland marine for tools and equipment on the job.
  • Short-term rentals. Queensbury has a short-term rental law, registration with Warren County is part of it according to the county's table, and the town's plan calls for vetting applications and ticketing violations. See landlord and short-term rental insurance.
  • Floodplains. The town's plan maps 100-year and 500-year floodplains across three watersheds. Commercial property policies exclude flood, so check the address on FEMA's map and add flood insurance where it calls for it.

How I quote a Queensbury business

A short conversation about what you do and what your lease or contracts require; quotes from several carriers with what each leaves out, side by side; once the policies are in force, I get you the certificates, and if you pull permits I ask the carrier to send its C-105.2 and DB-120.1 to the town; and one number afterward for certificates, audits and claims. My office is in Clifton Park, and I meet owners at their business, at the office, or by phone or video. The business gap check takes three minutes. I'm a contractor working in Queensbury. Who issues the building permit, and what insurance proof does it need?

The Town of Queensbury. Warren County's building codes department enforces the state Uniform Code everywhere in the county except the Town of Queensbury and the City of Glens Falls, which handle their own. Under Workers' Compensation Law §57 and §220[8], towns have to make sure a business applying for a permit has workers' compensation and disability and Paid Family Leave coverage. The proof is the state's forms: a C-105.2 (or the State Insurance Fund's U-26.3) for workers' comp and a DB-120.1 for disability and Paid Family Leave, sent by the carrier, or a CE-200 if you are exempt. An ACORD certificate is not accepted, and the name and federal ID number on the form must match the business applying exactly.

My lease at a plaza on Route 9 or Quaker Road asks for additional insured status. What does that mean?

It means the landlord wants to be named on your general liability policy, so a claim from someone hurt in your space or on the way in is answered by your policy first. Leases also set the liability limits, and can ask for property cover on the improvements you paid for. I read the insurance section of the lease before quoting, so the policy matches it, and once the policies are in force I get you the certificates the landlord asks for.

I supply or service a manufacturer in one of Queensbury's industrial areas. What will the contract ask for?

A supplier or service contract can require general liability with products and completed operations cover, additional insured status for the manufacturer, a waiver of subrogation, commercial auto for vehicles on site, and workers' compensation for anyone you send. Tools and equipment you take to the job need inland marine cover, because a property policy written for your shop may not follow them. Send me the insurance section of the contract and I'll quote to it.

I rent out a house in Queensbury by the night or week. What applies?

The town has a short-term rental section in its code; Warren County's table of local rules lists Queensbury's as requiring registration with Warren County, and the town's 2024 plan calls for vetting applications and ticketing rentals that break the code. A homeowners policy may not cover paying guests, so the property needs a policy written for short-term rental use. The landlord insurance page explains the options; check the current application with the town.

Are you in Queensbury?

My office is in Clifton Park. I meet Queensbury owners at their business, at the office, or by phone or video, and I handle certificates, audits and claims myself afterward.
