Business insurance in Lake George
Lake George runs on the season: restaurants, bars and shops on Canada Street, motels and cottages, boat rentals and marinas, and houses rented by the week. Then the village quiets down for the winter. Here's what a Lake George business usually needs, and the local rules that change it.
A Lake George business is built around the summer. Restaurants and bars on Canada Street need liquor liability under New York's Dram Shop Act as well as general liability; seasonal staff are covered by workers' compensation from the first day, with DBL and Paid Family Leave once someone has worked 30 days in a calendar year. Renting boats makes you a Class A marina under Lake George Park Commission rules, and boats you rent out need cover that general liability excludes. A short-term rental in the Town of Lake George needs a permit and proof of insurance. I'm a New York property and casualty agent and broker in Clifton Park, quoting Lake George businesses across the carriers I represent.
What's different about insuring a business in Lake George
- The season. Warren County describes the village as a hub for tourism, with shops and restaurants along Route 9, that quiets down considerably in winter. Payroll, liquor sales and stock all peak in summer, so the policy should be written for the peak, and a closed season needs to be on the application. See restaurant and bar insurance, liquor liability and retail shops.
- Canada Street buildings. Canada Street is the main thoroughfare through the village, and the commercial district encourages apartments on the upper floors. In a mixed-use building, your lease, the landlord's policy and yours each need to say who covers what; commercial property and a business owners policy are where that starts.
- The Town business license. The Town of Lake George's yearly business or occupation license application asks for proof of workers' compensation and disability coverage, or the CE-200 form if you have no employees.
- Boat rentals and marinas. Renting, leasing or chartering vessels of any type, running a boat launch, or offering rides or instruction for a fee makes a business a Class A marina under Lake George Park Commission rules, and the Commission requires renters to see its safety video. General liability excludes boats rented to others, so this needs marina or watercraft liability written for it.
- Motels, cottages and restaurant docks. Docks used only by registered guests or by diners are outside the marina definition, but they are still a liability exposure your carrier should know about, along with any boats or kayaks you lend.
- Short-term rentals. The Town of Lake George requires a Residential Rental Permit for stays of 30 days or less, with proof of insurance and a Warren County fire inspection; Bolton and Warrensburg have their own permit rules. See landlord and short-term rental insurance.

I rent boats or kayaks on Lake George. What do I need?
Under the Lake George Park Commission's rules, the sale, lease, rental or charter of vessels of any type makes a business a Class A marina, which needs a Commission permit; the town may have its own approvals. Marinas show the Commission's mandatory safety video to everyone who rents a boat. On the insurance side, a standard general liability policy excludes boats you own or rent to others, so a rental business needs marina operator's or watercraft liability written for it, property cover for the fleet, and workers' comp for the dock staff.
My motel has a dock for guests. Does that make it a marina?
Not by itself. The Commission's definition leaves out docks at a hotel, motel, housekeeping cottage or campground used only by registered guests, and restaurant docks used only by diners. Renting boats or offering rides for a fee would change that. Either way, tell your carrier about the dock, the swimming area and any boats or kayaks you lend guests, so the liability policy is written for them.
What insurance do I need for a short-term rental permit in the Town of Lake George?
The Town's Residential Rental Permit covers rentals of 30 days or less and is renewed each year. The application asks for proof of a homeowners policy covering the rental home, and the guide accepts a homeowners or rental insurance declarations page or certificate, along with a fire and safety inspection by Warren County. A homeowners policy often limits or excludes paying guests, so I check that before you send it in; the landlord insurance page explains the options.
We close for the winter. What should I tell my insurance company?
That the business is seasonal, and when it is open. Commercial property policies limit coverage for buildings left vacant beyond a set period, and each form defines vacancy its own way, so I check how every quote treats a closed season. Workers' comp is priced on payroll and audited afterward, so give the real seasonal payroll up front.
