Business insurance in Warrensburg
Warrensburg calls itself the Gateway to the Adirondacks: a year-round town on the Schroon and Hudson rivers with bed and breakfasts, antique and specialty shops, restaurants in old buildings, campgrounds, a golf resort and the World's Largest Garage Sale every fall. Here's what a Warrensburg business carries and what the town asks for.
A Warrensburg business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The town adds rules of its own: a house rented for under 30 days needs a town permit backed by a county inspection and a contact on call, each World's Largest Garage Sale booth needs a town permit, and a new commercial use starts with a Commercial Land Use and Development Permit. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Warrensburg
- Short-term rentals. A rental of less than 30 days needs a town permit before the first guest, backed by a Warren County inspection that sets the occupancy and a contact who can respond within two hours, day or night. The permit doesn't pass to a buyer. A homeowners policy often limits or excludes paying guests. See landlord and short-term rental insurance.
- Inns, B&Bs and campgrounds. The town describes bed and breakfasts, camps and campgrounds, and its rental law leaves them out, so they're insured as businesses: building, contents, lost income and guest liability, plus liquor liability if you serve. See business owners policy and restaurants.
- The World's Largest Garage Sale. Each vendor needs a town permit for one booth, posted where the street can see it; food vendors are a separate category, and nobody sells in the street or on the sidewalk. Alcohol is sold only by licensed retailers in an approved area. See food trucks and vendors and general liability.
- Shops and restaurants in old buildings. Antique and specialty shops and restaurants sit in historic buildings. A new commercial use or sign starts with the town's Commercial Land Use and Development Permit, and the form points to the Adirondack Park Agency and the state's asbestos bureau among others. Older buildings need replacement-cost limits and ordinance-or-law cover. See retail shop insurance and commercial property.
- Contractors, auto shops and trades. The town's business list includes builders, excavation, welding, lumber and stone, and auto sales, repair and collision. Building permits and fire safety inspections here come from the county's code department. The Scaffold Law applies to work at height. See contractor insurance, auto repair shops and inland marine for equipment.
- Winter and summer. The town lists snowmobiling, cross-country skiing and skating in winter and camps, a public beach and golf in summer, on the Schroon and Hudson rivers. Rentals, guiding and lessons need the activity named on the policy; flood is excluded from commercial property, so check FEMA's map. See flood insurance.
What Warrensburg businesses carry
Required by New York
Workers' compensation from the first employee, summer and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.
Required by your landlord, clients and the town
General liability naming the landlord, client or event landowner as additional insured, and the certificates a permit office asks for. For a shop, inn or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Liquor liability for any restaurant, bar or inn that serves, because general liability excludes Dram Shop claims; cyber for card payments and online bookings; employment practices liability once you have staff; flood insurance if FEMA's map puts your address in a flood zone; and a commercial umbrella when a lease or contract asks for higher limits.
By industry
- Restaurants, pubs and delis, liquor liability, food trucks and vendors
- Antique, specialty and retail shops, salons, convenience stores and gas stations
- Contractors and trades, handymen, landscaping and snow plowing, cleaning and rental turnover
- Auto repair and collision, trucking and hauling, medical and dental offices
How I quote a Warrensburg business
A short conversation about what you do, when you're open, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, your clients or the permit office. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. County filings, county road permits and the town-by-town rental table are on the Warren County business insurance page; nearby, see Lake George and Glens Falls.

What does Warrensburg require before I rent my house by the night or week?
Under the town's short-term rental law, any rental of less than 30 consecutive days needs a town permit first. The application goes to the Code Enforcement Officer with a Warren County fire and building inspection done within the 30 days before you apply, which sets your maximum occupancy, plus the deed, a site plan with parking, your house rules and the County Treasurer's occupancy tax paperwork. The town's form asks for a contact who can respond within two hours, around the clock. The permit is posted inside the main entrance, copies go to neighbors within 150 feet, and it doesn't transfer to a buyer. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it.
I'm a vendor at the World's Largest Garage Sale. What does the town need?
An Individual Participant Permit from the Town Clerk, issued to the named business and person for one booth or location, posted on the front of your space where it can be seen from the street. Food vendors are a separate category, the form asks whose land you're selling on, and you can't sell in the street or on the sidewalk. The landowner may ask you to name them as additional insured. General liability with products cover protects you if something you sold or served hurts someone, and anyone working the booth for you needs workers' comp.
I run a bed and breakfast or a campground. Does the short-term rental law apply?
No. The town's law leaves out hotels, motels, inns, campgrounds and bed and breakfasts. That doesn't make a homeowners policy enough: guests on the property, meals, boats or bikes you lend, and alcohol you serve are business exposures. A business owners or hospitality policy covers the building, contents, lost income and guest liability, with liquor liability if you serve and workers' comp for any staff.
I'm opening a business or putting up a sign in Warrensburg. Where do I start?
With the town's Commercial Land Use and Development Permit from the Zoning Administrator, which covers new buildings, additions, demolition and signs on one form; some projects also go to the Planning Board for site plan review. The form warns that other approvals may be needed, from Warren County Building Codes, the Adirondack Park Agency, the state Labor Department's asbestos bureau, the Health Department, DOT and DEC among them. Your landlord will want general liability naming them as additional insured, and once the policies are in force, I get you the certificates.
