Business insurance in Glens Falls

Glens Falls is the city and Queensbury the town around it: shops, restaurants and offices on Glen Street, outlet stores and summer attractions on Route 9, plazas and the mall off Aviation Road. Here's what a business here usually needs, and the local rules that change it.

In short

A Glens Falls or Queensbury business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its landlord asks for. Downtown, Glen Street's restaurants and bars add liquor liability under New York's Dram Shop Act, and the historic brick buildings need property terms that will rebuild them. A short-term rental in the city needs a permit, and the form asks for proof of insurance. I'm a New York property and casualty agent and broker in Clifton Park, quoting Glens Falls and Queensbury businesses across the carriers I represent.

What's different about insuring a business in Glens Falls and Queensbury

  • Glen Street. The city's revitalization plan describes downtown as the commercial and cultural hub for Warren, Washington and upper Saratoga counties, with Glen Street lined by shops, restaurants, coffee shops, bars and professional offices. Restaurants and bars need liquor liability under the Dram Shop Act as well as general liability; see restaurant and bar insurance, retail shops and, for offices, professional liability.
  • Historic brick buildings. Part of downtown is in the Three Squares Historic District: brick commercial and office buildings of two to five stories, many built after devastating fires. Older buildings cost more to rebuild than they sell for, so commercial property should be written at replacement cost with ordinance-or-law coverage.
  • Ice dams and snow. The city's building code table marks ice-barrier underlayment as required, which it reserves for places with a history of ice-dam damage. Water from an ice dam and the weight of snow on a flat roof are property claims; I check how each quote treats them.
  • Route 9 and Aviation Road. In Queensbury, the outlet shops on the stretch of Route 9 called the Million Dollar Half-Mile, the Great Escape and the campgrounds make summer traffic highly seasonal, and Aviation Road has retail toward the Aviation Mall. Plaza and mall leases set the liability limits and additional insureds, and summer hires need workers' comp from day one.
  • Short-term rentals. Glens Falls requires a short-term rental permit under §220-40 of its zoning code, with proof of insurance for at least the value of the dwelling plus the minimum liability coverage for property damage and bodily injury that the city's form sets, and occupancy tax registration with the Warren County Treasurer. Queensbury short-term rentals register with Warren County. See landlord and short-term rental insurance.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I rent out a unit in Glens Falls for short stays. What does the city want to see?

A short-term rental permit under §220-40 of the city's zoning code, renewed each year by June 1. The registration form asks for proof of occupancy tax registration with the Warren County Treasurer and proof of insurance for at least the value of the dwelling plus the minimum liability coverage for property damage and bodily injury that the city's form sets. Unhosted rentals are not allowed in the R-1 and R-2 zones. A homeowners policy often won't cover paying guests, so I check that before you list; the landlord insurance page explains the options.

My shop is in an old brick building downtown. What should the property policy say?

Replacement cost rather than actual cash value, a limit based on what it would cost to rebuild that building today, and ordinance-or-law coverage for the code upgrades a partial rebuild triggers. If you rent, make sure the improvements you paid for are covered; the landlord's policy usually doesn't cover them. Ask too how each quote handles water from ice dams and the weight of snow on the roof.

We add staff for the summer on Route 9. What changes?

Workers' compensation covers every hire from the first day, seasonal and part-time employees included. DBL and Paid Family Leave apply once someone has worked for you 30 days in a calendar year, which a summer hire can reach. Workers' comp is priced on payroll and audited afterward, so tell me the expected seasonal payroll up front; a low estimate only moves the bill to the audit.

Is my Glens Falls or Queensbury business in a flood zone?

Look the address up on FEMA's flood map service center, or send it to me and I'll look it up. Either way, a standard commercial property policy excludes flood. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and sewer backup is a separate endorsement.
