Business insurance in Ulster County

Ulster County runs on visitors to the Catskills, the Shawangunks and the river towns, on orchards and farm stands, wineries and breweries, artists and makers, and on a great many small businesses. Here's what a business in the county usually needs, and the county filings and permits that touch insurance.

In short

An Ulster County small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The county leans on visitors, farms and orchards, wineries and artisans, and has more small businesses than any other county in the region. Short-term rentals register with the County Finance Department, and work on county roads needs a liability certificate naming the County of Ulster. The Esopus, Rondout and other creeks flood, and commercial property policies exclude flood. My office is in Clifton Park, and I work with Ulster County businesses by phone, email and video.

What's different about insuring a business in Ulster County

  • Visitors, wineries and restaurants. The county's 2024 hazard plan describes a year-round vacation center of resorts, wineries and breweries, museums and festivals. Tasting rooms, restaurants and bars need liquor liability under the Dram Shop Act; see restaurant and bar insurance and retail shops.
  • Farms, orchards and food makers. The plan calls agriculture of paramount importance to the county, and the County's Department of Economic Development supports farms and value-added food and beverage producers. Farm stands, pick-your-own visitors and anything you bottle or bake add premises and product liability, and farm vehicles on the road need the right auto cover.
  • Artists, studios and small firms. The plan says Ulster has a higher share of small businesses than any other county in the region. A business owners policy fits most small shops and studios, and consultants and designers need professional liability when clients pay for their work.
  • Short-term rentals. Hotels, motels and short-term rentals register with the County Department of Finance within three days of starting. See landlord and short-term rental insurance.
  • County road work and events. Road permits and special event permits on county roads need a liability certificate naming the County of Ulster as additional insured, and road permits need New York workers' comp and disability forms too. See contractor insurance; work at height carries Scaffold Law exposure.
  • The creeks and the river. The hazard plan says riverine flooding is most severe around the Hudson, the Wallkill, Rondout Creek, the Saw Kill and Esopus Creek. Commercial property excludes flood; flood insurance is a separate policy.

How I quote an Ulster County business

A short conversation about what you do and what your lease or contracts require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates, usually the same day. My office is in Clifton Park, and I work with Ulster County businesses by phone, email and video. The business gap check takes three minutes. Nearby: Dutchess County across the river and Greene County to the north.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm a sole proprietor using a business name. Where do I file it?

Under General Business Law §130, an individual or partnership doing business under an assumed name files a certificate with the county clerk in each county where the business is conducted. The Ulster County Clerk, at 244 Fair Street in Kingston, posts the Certificate of Doing Business Under Assumed Name, a Business Certificate for Partners and an Amended Business Certificate. Put the name exactly as you trade under it on your policy, so certificates match. If you formed an LLC instead, my LLC guide covers what changes.

I'm doing driveway or utility work on a county road. What insurance does the County want?

Ulster County Public Works issues road permits under Highway Law §136. Its permit standards ask for a certificate of the contractor's liability insurance with the Department of Public Works as certificate holder and an additional insured form naming the County of Ulster, kept in force for the life of the permit, plus proof of workers' comp and disability benefits on the New York forms; the County says the ACORD form is not acceptable proof for those. Once your policies are in force, I get the liability certificate and request the workers' comp and disability forms from your carriers.

I rent my place to visitors. What does the County ask for?

Ulster County law requires operators of hotels, motels and short-term rentals to register with the County Department of Finance no later than three days after starting, and the County then issues a Certificate of Authority to collect occupancy tax. Towns and the City of Kingston may have their own rules too. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.

My business is near the Esopus or the Rondout. If it floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The county's 2024 hazard mitigation plan says riverine flooding is most severe around the Hudson River, Wallkill River, Rondout Creek, Saw Kill and Esopus Creek, and calls Irene the largest storm on record for Rondout Creek. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income usually pays only after damage from a covered cause, so ask how each quote treats flood.

Are you in Ulster County?

No. My office is in Clifton Park, and I work with Ulster County businesses by phone, email and video. Once policies are in force, I get you the certificates, and audits and claims come through me.
