Business insurance in Ellenville and Wawarsing
Ellenville is a village inside the Town of Wawarsing, in southwestern Ulster County between the Shawangunk Ridge and the Catskills, and for much of its history it was a hub of road, rail and canal travel. Here's what a business in the village or the town needs, and the local rules that change it.
An Ellenville or Wawarsing small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Commercial building work in the Village of Ellenville needs a Village permit, with a workers' compensation statement filed with the application. Short-term rentals in the Town of Wawarsing need a Town permit and a yearly fire and safety inspection. The Town ranks flood as a high hazard, and commercial property policies exclude flood. My office is in Clifton Park, and I work with Ellenville businesses by phone, email and video.
What's different about insuring a business in Ellenville and Wawarsing
- A village inside a town. The Village of Ellenville has its own Village Hall and Building Department at 2 Elting Court, and the Town of Wawarsing around it works from Town Hall at 108 Canal Street, where its Building Department handles permits, inspections and certificates. Ask which office covers your address before you apply. The county's hazard plan says Wawarsing has a high share of land in commercial use compared with nearby Gardiner and Shawangunk. Your lease sets the liability limits and additional insureds, and your stock and improvements need their own property cover; see retail shop insurance and business owners policies.
- Commercial building work in the village. The Village's checklist for business and mercantile buildings asks for a workers' compensation statement with the permit application, and no work can start until the permit is posted at the site. See contractor insurance; work at height carries Scaffold Law exposure.
- Peddlers and food vendors. The Village's Peddlers and Solicitor's Permit application asks what you will sell, your sales tax number and vehicle registration, two Ulster County business references and, for food, your Ulster County Health Department permit. It doesn't ask for insurance, but markets, events and property owners can. See food truck and event vendor insurance.
- Short-term rentals in the town. The Town's 2024 law was written because of the growth in tourism and treats short-term rentals as home businesses: a permit before you operate, a fire and safety inspection every year, a County Certificate of Authority, a Local Manager within 30 miles who can respond within an hour, and no commercial use or events. See landlord and short-term rental insurance.
- Restaurants and bars. General liability plus liquor liability under the Dram Shop Act; see restaurant and bar insurance.
- Streams and floods. Wawarsing takes its name, the Town's hazard annex says, from the place where the Ver Nooy Kill meets the Rondout Creek. The Town ranks flood as a high hazard, with 21 repetitive loss and 3 severe repetitive loss properties, and says flooding has closed critical facilities and damaged roads that are the main way in and out. The Village counts six repetitive loss properties and does not permit construction in the floodplain. Commercial property excludes flood; flood insurance is a separate policy, and business income cover should be checked for what it pays when the road, not your building, is closed.

Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I'm fitting out a shop or office in the Village of Ellenville. What does the Village want before work starts?
A building permit. The Village's checklist for business, mercantile and other commercial occupancies asks for the building permit application, a workers' compensation statement, any Planning or Zoning Board of Appeals approvals and sets of plans, and it says no work can start until the permit is issued and posted at the site. The Building Department at 2 Elting Court asks you to call first to find out whether your project needs a permit. Your contractor's workers' comp has to be in force for that statement; your own lease will set the liability and property cover you carry once you open.
I want to sell food or goods from a cart or truck in Ellenville. What does the Village ask for?
The Village has a Peddlers and Solicitor's Permit application. It asks what you will sell, your New York State sales tax number, your vehicle registration if you use one, two business references in Ulster County and a sworn statement, and food vendors attach a valid Ulster County Health Department permit. The application doesn't ask for insurance, but a market, event or property owner can, and once your policy is in force, I get you the certificate.
I rent a house in Wawarsing to visitors. What does the Town require?
Under the Town's Local Law 2 of 2024, a short-term rental needs a permit from the Code Enforcement Officer before it operates. Permits run for two years with a fire and safety inspection every year, you need an Ulster County Certificate of Authority, and if you live more than 30 miles from Town Hall you name a Local Manager within 30 miles who can respond in person within an hour. One owner can hold two permits at most, one owner-occupied and one not, and the rental can't be used for commercial use or events. A homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it.
My business is near a creek in Wawarsing. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The Town's annex to the county's 2024 hazard plan ranks flood as a high hazard, counts 21 repetitive loss and 3 severe repetitive loss properties, and says roads along streams that are the main way in and out are often damaged when blocked culverts and bridges back water up. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.
Do you meet Ellenville owners in person?
No. My office is in Clifton Park, and I work with Ellenville businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
