Business insurance in Wallkill and the Town of Shawangunk

Wallkill is the hamlet the Town of Shawangunk's own plan names as its governmental, commercial and residential center, in a farming town on Ulster County's southern border. Here's what a Wallkill business needs, and the Town rules that change it.

In short

A Wallkill small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town of Shawangunk sets the local rules: contractors file separate liability, workers' comp and disability certificates naming the Town as certificate holder, short-term rentals need a yearly Town license and a liability certificate rating the premises as a short-term rental, and food trucks need a Town permit. The Wallkill River runs through the hamlet, and commercial property policies exclude flood. My office is in Clifton Park, and I work with Wallkill businesses by phone, email and video.

What's different about insuring a business in Wallkill

  • A hamlet, so the Town sets the rules. Wallkill and Walker Valley are the two hamlets of the Town of Shawangunk, with no village government of their own, so permits, licenses and inspections go through the Town at 14 Central Avenue. The Town's 2021 comprehensive plan, as the county's hazard plan quotes it, aims to promote Wallkill as the Town's governmental, commercial and residential center and to support a diverse economy serving residents and visitors to the Shawangunk Mountains region. See retail shop insurance, business owners policies and general liability.
  • Farms and food makers. The same plan aims to bring in value-added businesses that support the Town's agricultural base, and the Town has had a Farmland Protection Plan since 2011. Farm stands, visitors on your land and anything you bottle or bake add premises and product liability, and farm vehicles on the road need the right auto cover.
  • Contractors and Town permits. The Building Department's permit application asks contractors for liability, workers' comp and disability certificates, each on its own certificate rather than one ACORD form, with the Town of Shawangunk as certificate holder, and electrical work needs an Ulster County electrical license. See contractor insurance and workers' compensation; work at height carries Scaffold Law exposure.
  • Food trucks. Since Local Law No. 2 of 2025, a food truck in the Town needs a permit from the Code Enforcement Officer, with an Ulster County Health Department permit, the property owner's consent and a fire and code inspection. See food truck insurance.
  • Short-term rentals. Local Law No. 3 of 2025 requires a yearly Town license, proof of Ulster County occupancy tax registration, and evidence of property insurance plus a certificate of liability insurance showing the premises is rated as a short-term rental. See landlord and short-term rental insurance.
  • Large outdoor events. An outdoor assembly expected to draw 500 or more people needs a Town permit under the Mass Assemblies and Special Events law, a liability policy insuring the Town with the Town as a named insured, and a cash deposit with the Town Clerk. See general liability and liquor liability under the Dram Shop Act if alcohol is served.
  • The Wallkill River and the Shawangunk Kill. The county's hazard plan says the Wallkill River flows north through the hamlet, that a drainage ditch across the hamlet is almost flat and does not drain, and that the Shawangunk Kill is washing out Ulsterville Road; the Town regulates building in flood areas under its Flood Damage Prevention local law. Commercial property excludes flood; flood insurance is a separate policy.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm a contractor pulling a building permit in the Town of Shawangunk. What insurance does the Town want?

The Building Department's permit application asks contractors for liability, workers' compensation and disability certificates, each on its own certificate rather than all on one ACORD form, with the Town of Shawangunk as the certificate holder; a contractor who qualifies for an exemption submits the Workers' Compensation Board's CE-200 instead. Electrical work needs a copy of the electrician's Ulster County electrical license. Once the policies are in force, I get you the certificates and request the workers' comp and disability forms from your carriers.

I want to rent my place in Wallkill to visitors. What does the Town require?

Under Local Law No. 3 of 2025, a short-term rental in the Town of Shawangunk needs a Short-Term Rental Safety and Inspection License from the Code Enforcement Officer, renewed each year. The Town won't issue or renew it until you show you have registered with Ulster County for the occupancy tax, and you must provide evidence of property insurance and a certificate of liability insurance showing the premises is rated as a short-term rental, kept in force for the whole license. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it.

I run a food truck. Can I set up in Wallkill?

With a Town permit. Under Local Law No. 2 of 2025, you apply to the Shawangunk Code Enforcement Officer with your Ulster County Health Department permit, the property owner's written consent and a sketch plan, and pass a fire and code inspection. Permits are seasonal or daily, can't outlast the County health permit, and are limited to private property, or Town property with the Town Board's written permission. A food truck needs commercial auto for the vehicle and general liability for the people you serve; see food truck insurance.

My business is near the Wallkill River or the Shawangunk Kill. If it floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The Town's section of the county's 2024 hazard plan says the Wallkill River flows north through the hamlet, that a drainage ditch across the hamlet is almost flat and does not drain, and that the Shawangunk Kill is washing out Ulsterville Road. The Town regulates building in flood areas under its Flood Damage Prevention local law. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.

Do you meet Wallkill owners in person?

No. My office is in Clifton Park, and I work with Wallkill businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
