Business insurance in Saugerties

Saugerties is a town and a village at the mouth of the Esopus Creek on the Hudson, with a town center the county describes as a destination for shopping and restaurants, and a Village business district inside a historic district. Here's what a Saugerties business needs, and the Town and Village rules that change it.

In short

A Saugerties small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. In the Village, exterior changes in the historic business district need a Certificate of Appropriateness first, vendors are licensed every year and indemnify the Village, and landlords register and say how the property is insured. Town short-term rentals register and supply a copy of the homeowner's insurance. Low parts of the Village by the Esopus and the Hudson flood. My office is in Clifton Park, and I work with Saugerties businesses by phone, email and video.

What's different about insuring a business in Saugerties

  • Shops and restaurants downtown. The county's hazard plan calls the town center a destination for shopping and restaurants, and the Village describes destination businesses with cuisine from down-home to high-end. Your lease sets the liability limits and additional insureds, and your stock and improvements need their own property cover. See retail shop insurance, business owners policies and restaurant and bar insurance, with liquor liability under the Dram Shop Act if you serve alcohol.
  • The historic business district. The Main-Partition Streets Historic District takes in the Village's business district. Signs, awnings, windows, lighting, paint and other exterior changes need a Certificate of Appropriateness from the Village Historic Review Board before work starts. Replacement cost and ordinance-or-law coverage make a rebuild possible, and business income cover should allow for the review; see commercial property.
  • Vendors. The Village licenses every vendor each year, door to door or from a vehicle, and the applicant indemnifies the Village against loss from the vending business. See food truck insurance and general liability.
  • Fire and code inspections. The Village's Code Enforcement Official inspects multiple housing units and places of public assembly periodically for fire, safety and code. A bar, restaurant or venue that is a place of assembly is on that list, and its property carrier asks about the same exits, alarms and cooking equipment.
  • Rentals. Village landlords file a registration statement that asks whether the property is insured for fire and property damage and for liability, and absent owners from outside Ulster County name a managing agent in the county. In the Town, short-term rental hosts register with the Building Department and supply a copy of their homeowner's insurance. See landlord and short-term rental insurance.
  • Contractors. The Town requires building permits for alterations, signs and pools, and its Building Department links to the Workers' Compensation Board's exemption page; the Village keeps lists of licensed electricians and plumbers. See contractor insurance; work at height carries Scaffold Law exposure.
  • The Esopus and the Hudson. The county's 2024 hazard plan names Lighthouse Drive, Ferry Street and lower Partition Street in the Village as prone to flooding when storms coincide with high tides, and the Esopus, the Plattekill and the Hudson riverbanks in the Town. It counts 15 repetitive loss and two severe repetitive loss properties in the Village, and 11 and one in the Town. Commercial property excludes flood; flood insurance is a separate policy.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I want a new sign or awning on my shop in the Village. What do I need first?

A Certificate of Appropriateness from the Village Historic Review Board. Its application covers signs and lettering, awnings, windows and doors, light fixtures, paint, sidewalks and steps and other exterior changes, and work can't start until the certificate and every other required permit are issued; the Board decides within 45 days of a complete application. The Village sign permit has its own line for Historic Review approval alongside the Code Enforcement Officer's. If a contractor hangs the sign, ask for their certificate of insurance before they start, and make sure your own property policy covers the sign.

I sell from a truck or door to door in the Village. Do I need a license?

Yes. The Village's vendor license application says all vendors must be licensed annually by the Village, for door-to-door or vehicle vending, and the applicant swears to indemnify the Village and save it harmless from loss, damage or injury connected with the vending business. That promise is backed by your own general liability policy, and a vehicle used for the business needs commercial auto; the food truck page covers the rest.

I rent a cottage or rooms to visitors in the Town of Saugerties. What does the Town ask for?

Registration with the Town Building Department under Local Law 2 of 2022. The application is filed by the owners (not an LLC), allows no more than five bedrooms and ten guests, names an emergency contact who lives within 30 minutes if you don't, and asks for a copy of a valid homeowner's insurance policy and paperwork showing when any wood, pellet, gas, propane, kerosene or coal stove was last inspected and cleaned. Homeowners policies can limit or exclude paying guests, so check how yours treats them or use a policy written for rentals. Ulster County also requires short-term rentals to register with its Finance Department within three days of starting.

My business is near Ferry Street or the Esopus. If it floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The Village's 2024 hazard mitigation annex names Lighthouse Drive, Ferry Street and lower Partition Street near the beach as areas prone to flooding, with flooding when storms coincide with high tides, and counts 15 repetitive loss and two severe repetitive loss properties in the Village. The Town's annex names the Esopus Creek, the Plattekill Creek and the Hudson riverbanks. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.

Do you meet Saugerties owners in person?

No. My office is in Clifton Park, and I work with Saugerties businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
