Business insurance in Rosendale
Rosendale's business district sits in the center of town, along Main Street, Route 213, in a town that calls itself a festival destination. Here's what a Rosendale business needs, and the Town rules that change it.
A Rosendale business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for business vehicles. The Town sets the local rules: events need a certificate of insurance naming the Town of Rosendale as additional insured, building permits need proof of liability and workers' comp, and short-term rentals need a Town permit, a yearly inspection and proof of liability insurance. Main Street and Route 213 along the Rondout are among the county hazard plan's flood-prone areas, and commercial property excludes flood. My office is in Clifton Park, and I work with Rosendale businesses by phone, email and video.
What's different about insuring a business in Rosendale
- A town of hamlets, so the Town sets the rules. Rosendale is a town in east-central Ulster County made up of hamlets, from Rosendale itself to Tillson, Bloomington, Cottekill and part of High Falls. The county's hazard plan puts the densest development and most of the business district in the center of town, and the Town's visitor page places Main Street on Route 213. Your lease sets the liability limits and additional insureds; see retail shop insurance and business owners policies.
- Festivals and events. The Town calls Rosendale a festival destination. Its event application goes in at least 60 days ahead with a certificate of insurance listing the Town of Rosendale as additional insured, plus police, road and fire approvals, and food vendors need a County Health Department permit. Peddling, canvassing and vending retail merchandise need a peddler's permit through the Town Clerk. See food truck and event vendor insurance, restaurant and bar insurance and liquor liability under the Dram Shop Act.
- Contractors and Town permits. The 2026 building permit application asks for proof of liability insurance and proof of workers' compensation, or the CE-200 exemption, and a copy of the Ulster County master electrician's license. See contractor insurance and workers' compensation; work at height carries Scaffold Law exposure.
- Short-term rentals. Under Local Law 5 of 2024 a short-term rental needs a Town permit before it operates, an annual fire and safety inspection, and proof of landlord's insurance at the liability limit the law sets, and it can't be used for commercial events. See landlord and short-term rental insurance.
- The Rondout, the Wallkill and former mining areas. The Town's section of the county's hazard plan lists James Street, Main Street, River Road, Creekside Lane, Route 32 by the Wallkill and Route 213 along the Rondout among its flood-prone areas, and counts four repetitive loss properties. It also names former mining areas, the Route 213 corridor and Route 32 among them, and a bank failure on Campbell Street. Commercial property excludes flood, and property forms generally exclude earth movement too; flood insurance is a separate policy, and I ask each carrier how its quote treats ground movement.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I'm organizing an event or a festival in Rosendale. What insurance does the Town want?
The Town's event application asks for a certificate of insurance listing the Town of Rosendale, 1915 Lucas Avenue, Cottekill, as additional insured, and the application has to reach the Town at least 60 days before the event. You also collect approvals for any roads used or closed, from the Chief of Police, from Ulster County Emergency Services and, for a fire, from the Fire Marshal; food vendors need an Ulster County Department of Health permit, and events on the rail trail need a separate approval letter, which the application explains. The Town asks you not to advertise until it gives permission. Once the policies are in force, I get you the certificates.
I'm a contractor pulling a building permit in Rosendale. What does the Town ask for?
The Building and Codes Department's 2026 permit application lists proof of liability insurance, homeowners' or contractor's, and proof of workers' compensation for a contractor, or the CE-200 exemption certificate, along with a copy of a current Ulster County master electrician's license where it applies. Work under the permit is inspected by the Code Enforcement Officer, and the permit is displayed so it can be seen from the street. Once the policies are in force, I get you the certificates and request the workers' comp form from your carrier.
I want to rent my place in Rosendale to visitors. What does the Town require?
Under the Town's short-term rental law, Local Law 5 of 2024, which the Town Board passed on March 6, 2024, you need a permit from the Code Enforcement Officer before you operate. The permit runs two years, subject to an annual fire and safety inspection, and you file proof of landlord's insurance at the liability limit the law sets with the Building Department. The house rules must say the rental is not for commercial use or events. The application also reminds you that Ulster County law requires registration with the Commissioner of Finance for a Certificate of Authority. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it.
My business is on Main Street or near the Rondout. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The Town's section of the county's 2024 hazard plan lists James Street, Main Street, River Road, Creekside Lane, Creeklocks Road, Binnewater Road, Route 32 by the Wallkill and Route 213 along the Rondout among the areas prone to flooding, and says James Street collapsed in Hurricane Irene. The Town has a flood control area along the Rondout protecting Main and James Street properties. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.
Do you meet Rosendale owners in person?
No. My office is in Clifton Park, and I work with Rosendale businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
