Business insurance in Essex County

Essex County runs on visitors to the High Peaks and Lake Placid, alongside healthcare, schools, small farms, craft makers and a few commerce parks. Here's what a business in the county usually needs, and the county filings and permits that touch insurance.

In short

An Essex County small business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The county calls tourism a central pillar of its economy, with Lake Placid a major tourism hub, so liquor liability and short-term rental cover matter here. Short-term rentals hold a certificate from the County Treasurer, and oversize loads on county highways need a permit with liability insurance. The Au Sable and Boquet Rivers flood, and commercial property policies exclude flood. My office is in Clifton Park, and I work with Essex County businesses by phone, email and video.

What's different about insuring a business in Essex County

  • Visitors and Lake Placid. The county's 2025 hazard plan calls tourism a central pillar of its economy and Lake Placid, host of two Winter Olympics, a major tourism hub. Inns, restaurants and bars that serve alcohol need liquor liability under the Dram Shop Act; see restaurant and bar insurance and retail shops.
  • Seasonal staff. Ski and summer seasons bring extra hands. Workers' comp covers part-time and seasonal employees from the first day, and DBL and Paid Family Leave follow once someone has worked 30 days in a calendar year.
  • Short-term rentals. The County Treasurer says every short-term rental in the county must hold a valid certificate and remit occupancy tax monthly. See landlord and short-term rental insurance.
  • Makers, farms and commerce parks. The same plan notes growth in small-scale agriculture and local crafts, and the Essex County IDA describes high-tech, bio-medical and light industrial companies, with sites at the Chesterfield Commerce Park and Moriah Business Park. Plants and workshops need commercial property with business income, and anything you make and sell carries product liability under general liability.
  • Heavy loads and trades. Oversize or overweight moves on county highways need a County special hauling permit that names your liability insurance; see trucking and inland marine for equipment. Every roof and facade carries Scaffold Law exposure; see contractor insurance.
  • Rivers and ice jams. The hazard plan ranks flooding a High hazard, along the Au Sable and Boquet Rivers and where ice jams form on mountain streams, and recalls Irene washing out roads and bridges. Commercial property excludes flood; flood insurance is a separate policy.

What Essex County businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord and clients

General liability naming them as additional insured, or a business owners policy that packages liability with property and lost income for a shop, inn or small restaurant. A sole proprietor or partnership trading under an assumed name files a business certificate with the County Clerk; new LLC owners can read business insurance for a new LLC.

Worth adding

Flood insurance if FEMA's map puts your address in a flood zone, cyber for card payments and online bookings, employment practices liability once you have staff, and a commercial umbrella above general liability, liquor liability and auto.

How I quote an Essex County business

A short conversation about what you do and what your lease or contracts require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates, usually the same day. My office is in Clifton Park, and I work with Essex County businesses by phone, email and video. The business gap check takes three minutes. To the south: business insurance in Warren County.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm a sole proprietor using a business name. Where do I file it?

Under General Business Law §130, an individual or partnership doing business under an assumed name files a certificate with the county clerk in each county where the business is conducted. The Essex County Clerk, at 7559 Court Street in Elizabethtown, posts the Business Certificate, with versions for partners, amendments and discontinuance, and the certificate is signed before a notary. Put the name exactly as you trade under it on your policy, so certificates match. If you formed an LLC instead, my LLC guide covers what changes.

I rent a place near Lake Placid to visitors. What does the County ask for?

The Essex County Treasurer says every short-term rental in the county must hold a valid certificate and remit occupancy tax monthly for the nights guests stay, through the County's occupancy tax portal. Villages and towns may have their own rules too. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.

I move equipment or heavy loads on county roads. What insurance does the County want?

A vehicle or load over the size and weight limits in Vehicle and Traffic Law §385 needs a special hauling permit from the Essex County Department of Public Works. The application asks for the protective liability insurance company and policy number, and the applicant takes on liability for damage during the move and holds the County harmless. Your commercial auto or trucking policy has to fit that use, so tell me about oversize moves when you ask for a quote.

My business is near the Au Sable or the Boquet. If it floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The county's 2025 hazard mitigation plan ranks flooding a High hazard, names the Au Sable and Boquet Rivers and ice jams on Adirondack streams, and says Irene washed out roads, destroyed bridges and flooded homes and businesses. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income usually pays only after damage from a covered cause, so ask how each quote treats flood.
