Business insurance in Ticonderoga

Ticonderoga sits where Lake George meets Lake Champlain, with shops and services along Montcalm Street, a paper mill north of town and visitors coming for Fort Ticonderoga. Here's what a Ticonderoga business needs, and the Town rules that change it.

In short

A Ticonderoga small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town describes itself as a tourist destination, with Fort Ticonderoga drawing visitors each year, so restaurants and caterers add liquor liability under the Dram Shop Act, and anyone using Town facilities names the Town as additional insured. The Town has adopted new FEMA flood maps, and commercial property excludes flood. My office is in Clifton Park, and I work with Ticonderoga businesses by phone, email and video.

What's different about insuring a business in Ticonderoga

  • Visitors and Fort Ticonderoga. The Town calls itself a tourist destination, with the Fort Ticonderoga landmark drawing visitors every year and occupancy tax funds supporting businesses that serve them. Restaurants and bars that serve alcohol need liquor liability under the Dram Shop Act; see restaurant and bar insurance.
  • Montcalm Street and downtown. The Town's Downtown Revitalization Initiative is aimed at the downtown corridor, and its 2026 community profile places the library and arts groups on Montcalm Street in the Hamlet. Your lease sets the liability limits and additional insureds; see retail shop insurance and business owners policies.
  • Events on Town property. When the Town asks for insurance, commercial users of Town parks and buildings name the Town as additional insured, primary, with at least 30 days' notice of cancellation, and alcohol needs its own Town permit plus liquor liability naming the Town. Caterers and food trucks working an event can be asked for the same certificate.
  • Operating permits and inspections. Under the Town's 2026 building code law, buildings with an assembly area, tents and temporary event structures, hot work, fireworks and mobile food preparation vehicles need an operating permit, and buildings with an assembly area are inspected at least once a year, other nonresidential buildings at least every three years. Carriers ask about the same fire safety items; see commercial property.
  • Fire claims and Town liens. If Town taxes or charges on a building have gone unpaid for a year or more, the Town can claim against fire insurance proceeds before you are paid, and you have 45 days from the Town's notice to say you will repair. Keeping the property's taxes current keeps the claim yours.
  • The LaChute River and the new flood maps. The river runs through the Hamlet, Ticonderoga Creek is a regulatory floodway, and the Town has adopted new FEMA map panels for Essex County; building in a mapped flood hazard area needs a floodplain development permit. Commercial property excludes flood; flood insurance is a separate policy.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm running an event or selling at a Town park or the Armory. What insurance does the Town want?

When the Town requires insurance, commercial users of Town facilities name the Town of Ticonderoga as additional insured on their general liability policy, with an ISO CG 20 26 endorsement or its equivalent. The policy has to come from an A.M. Best rated insurer admitted in New York, be primary for the Town, its board, employees and volunteers, and give at least 30 days' notice of cancellation; you send the Town the certificate and a copy of the endorsement, and cover the deductible. Without it before the event, the permit is revoked. Once your policy is in force, I get you the certificate and the endorsement.

Can I serve alcohol at an event on Town property?

Only with a Town alcohol use permit, requested with the facility application, and the State Liquor Authority license held by whoever sells or serves. The Town limits it to beer, wine or champagne, served in cups, for no more than four hours indoors. The sponsor, and any caterer who serves, shows liability insurance that includes liquor liability and names the Town of Ticonderoga as certificate holder and additional insured, and both agree to indemnify the Town. A caterer needs liquor liability under the Dram Shop Act on its own policy, not just general liability.

If my building burns, can the Town claim the insurance money?

It can, if there are unpaid Town taxes or charges on the property that have gone undischarged for a year or more. Under Local Law 3 of 2014, before the insurer pays a fire claim the Town Supervisor can serve a certificate of lien against the proceeds, ahead of everyone but a mortgagee named in the policy. To get the money released for repairs, you tell the Supervisor within 45 days of the Town's notice that you intend to repair or restore, then file a full application within 60 days after that. Keeping Town taxes current keeps the claim yours.

My business is near the LaChute River. Do I need flood insurance?

Check the new map first. Under Local Law 6 of 2026, the Town adopted new FEMA flood map panels for Essex County, and building in a mapped flood hazard area needs a floodplain development permit from the Code Enforcement Officer. The Town's 2026 community profile says the LaChute River runs through the Hamlet and Ticonderoga Creek is a regulatory floodway from Lake Champlain to the country club. A commercial property policy excludes flood; flood is a separate policy, through the National Flood Insurance Program or a private carrier.

Do you meet Ticonderoga owners in person?

No. My office is in Clifton Park, and I work with Ticonderoga businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
