Business insurance in Lake Placid
Lake Placid lives on visitors: shops and restaurants along Main Street, Olympic venues, big summer and winter events, and seasons that set the hiring calendar. Here's what a business in the Village or the Town of North Elba usually needs, and the local rules that change it.
A Lake Placid small business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town and Village plan describes a tourism-based economy with many seasonal jobs and large events such as Ironman and the Lake Placid Horse Show, so restaurants and bars add liquor liability under the Dram Shop Act. Short-term rentals, event venues and staff housing each need a permit under the joint Land Use Code. My office is in Clifton Park, and I work with Lake Placid businesses by phone, email and video.
What's different about insuring a business in Lake Placid
- Main Street. The joint Land Use Code has its own short-term rental rule for Main Street, from Brewster Park to Town Hall: street-level street-front space there must be used as a commercial business. Where a building has rentals upstairs, the lease and the building's policy should say who insures what. See retail shop insurance and business owners policies.
- Seasonal staff. The Town and Village's 2026 comprehensive plan says most jobs here depend on tourism, and many are hourly and highly seasonal. Workers' comp covers seasonal and part-time staff from the first day, and housing workers on visas or contracts now needs a temporary workforce housing permit and a landlord policy for the house.
- Events and Olympic venues. The plan names Ironman, the Lake Placid Horse Show at the Show Grounds, ORDA's Olympic venues and the 2023 World University Games. Caterers, outfitters and vendors working an event can be asked for a certificate naming the organizer or venue; gear you rent out or haul to events needs inland marine cover.
- Event venues. Local Law 1 of 2026 lets a property host weddings, corporate functions and community events as a special event venue, with Review Board approval, a yearly renewal, a separate tent permit and no fireworks. Venues, restaurants and bars that serve alcohol need liquor liability under the Dram Shop Act; see restaurant and bar insurance.
- Short-term rentals. The Town and Village share one permit, issued by North Elba Building and Planning, for stays under 30 nights, with a contact person within 60 minutes by car; unhosted rentals are limited by district and Town permits have waitlists. See landlord and short-term rental insurance.
- Road and building work. A right-of-way permit needs general liability naming the Town and Village as additional insured, with proof of insurance on file, and every roof and facade carries Scaffold Law exposure. See contractor insurance.
What Lake Placid businesses carry
Required by New York
Workers' compensation from the first employee, part-time and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, clients and the Town and Village
General liability naming them as additional insured, with the wording their lease, event contract or permit asks for, or a business owners policy that packages liability with property and lost income for a shop, inn or small restaurant.
Worth adding
Cyber for card payments and online bookings, employment practices liability once you hire each season, inland marine for rental gear and equipment, a commercial umbrella above general liability, liquor liability and auto, and flood insurance if FEMA's map puts your address in a flood zone, since commercial property policies exclude flood.
By industry

How I quote a Lake Placid business
A short conversation about what you do and what your lease, event contract or permit requires; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates, usually the same day. My office is in Clifton Park, and I work with Lake Placid businesses by phone, email and video; certificates, audits and claims come from me afterward. The business gap check takes three minutes. What does a short-term rental permit in Lake Placid or North Elba take?
A permit from the North Elba Building and Planning Department under Section 11 of the joint Land Use Code, for stays of less than 30 consecutive nights. The application includes a site plan, a guest parking map, a septic inspection report if you're on a private system, proof of chimney clean-out, a copy of the deed, and a contact person within 60 minutes by car who is available around the clock and responds to complaints within 60 minutes. Hosted rentals are allowed in every district; new unhosted permits aren't allowed in the Town or Village Residential districts, and Town permits are limited, with waitlists. The law doesn't list an insurance requirement, but a homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it.
I want to host weddings or corporate events on my property. What does that take?
Since Local Law 1 of 2026, a special event venue, a property used commercially for weddings, corporate functions and community events, is a conditional use in the Rural Countryside, Village Center, Gateway Corridor and Old Military Road Corridor districts. The Review Board sets the occupancy, parking has to stay on the property, music ends by 9 p.m., tents need their own permit, fireworks are prohibited, and the permit is renewed every year. General liability is the base; if you sell or serve alcohol, add liquor liability under the Dram Shop Act, and ask caterers and bartenders for their own certificates.
I'm a contractor working in a Lake Placid or North Elba road. What insurance do they want?
The joint Town and Village right-of-way permit asks you to carry general liability for injury or damage from the work, name the Town of North Elba and Village of Lake Placid as additional insured, and submit proof of insurance with the application, and you indemnify and hold the Village harmless for what you install. Under Workers' Compensation Law §57 and §220, a town or village has to see proof of workers' comp and disability coverage before it issues a permit; your carrier sends that form, and ACORD certificates aren't accepted for it. The contractor page covers the rest, including the Scaffold Law.
I house seasonal workers. Does the house need a permit?
If you house unrelated workers on short- or long-term work visas or contracts for stays of at least 30 days, yes: Local Law 1 of 2026 makes temporary workforce housing a conditional use, with a management plan, a lease template between the employer or the J-1 visa sponsor and the workers, proof of fire code occupancy, and a contact person within 60 minutes by car. The house needs a landlord policy that knows it is staff housing; a business owners policy for your restaurant or shop usually doesn't cover a dwelling you rent out. The landlord insurance page explains the options.
