Business insurance in Columbia County
Columbia County runs on farms and agribusiness, artists and studios, technology firms and visitors, and most of its businesses are small. Here's what a business in the county usually needs, the county filings and rules that touch insurance, and the town pages with the local detail.
A Columbia County small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The county names agribusiness, the creative economy, technology and tourism as its key industries, and most of its businesses are small. Kinderhook Creek, the Hudson and other streams flood, and commercial property policies exclude flood. Short-term rentals outside the City of Hudson register with the County. My office is in Clifton Park, and I work with Columbia County businesses by phone, email and video.
What's different about insuring a business in Columbia County
- Farms and agribusiness. The county's hazard plan calls agribusiness an important part of its heritage and a major source of jobs, using almost half its land, with fruit, berries, specialty vegetables, dairy and cattle. Selling to the public or making a product adds product liability, and farm vehicles on the road need the right auto cover.
- Studios, makers and tourism. The same plan names the creative economy, technology and tourism as key industries. Galleries, studios and consultants need professional liability when clients pay for their work, and a business owners policy fits most small shops and studios. Restaurants and bars add liquor liability under the Dram Shop Act.
- Small businesses. Most businesses in the county are small, so one hire changes a lot: workers' comp starts with the first employee, part-time and seasonal staff included.
- Creeks and the river. The 2025 hazard plan lists flooding along Kinderhook Creek, the Hudson River, Roeliff Jansen Kill and other streams, and says most of its towns lie partly in floodplains. Commercial property excludes flood; flood insurance is a separate policy, and sewer backup a separate endorsement.
- Short-term rentals. Rentals of under 30 consecutive days register with the County Treasurer, except in the City of Hudson, which has its own rules. See landlord and short-term rental insurance.
- Business names and new projects. A sole proprietor or partnership trading under an assumed name files a business certificate with the County Clerk. A business building or expanding with Columbia County IDA tax relief should have property and builder's risk cover settled before work starts. New LLC? See business insurance for a new LLC.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I'm a sole proprietor using a business name. Where do I file it, and does it matter for insurance?
Under General Business Law §130, an individual or partnership doing business under an assumed name files a certificate with the county clerk in each county where the business is conducted. The Columbia County Clerk, at 560 Warren Street in Hudson, handles Assumed Name filings and posts the business certificate forms, including versions for partners, amendments and discontinuance. For insurance, put the name exactly as you trade under it on the policy, so certificates and claims match the name your clients know. If you formed an LLC instead, my LLC guide covers what changes.
My business is near Kinderhook Creek. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The county's 2025 hazard mitigation plan lists Kinderhook Creek flooding in Kinderhook, Valatie, Stockport and New Lebanon, with washed-out roads, basement flooding and a local market and veterinary office flooded in the past, and names the Hudson River, Roeliff Jansen Kill and other streams too. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income usually pays only after damage from a covered cause, so ask how each quote treats flood.
I rent a cottage or rooms to guests. What does the County ask for?
Columbia County asks everyone who rents a building or rooms for under 30 consecutive days to register with the County Treasurer; the City of Hudson is excluded because it runs its own licensing, covered on my Hudson page. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.
I farm and sell to the public. What changes?
Selling at a stand or market, making a product from what you grow, and having visitors on the farm each add product and premises liability that a policy has to name, and markets often ask for a certificate naming them. Farm vehicles on the road and anyone you hire need the right auto and workers' comp cover. Tell me everything you do when you ask for a quote, so nothing is left out.
Are you in Columbia County?
