Business insurance in Hudson
Hudson's businesses are on Warren Street and the streets around it: antique shops and galleries, restaurants, cafes and bars, many with apartments upstairs. Here's what a Hudson business usually needs, and the City rules that change it.
A Hudson small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Warren Street adds liquor liability for restaurants and bars under New York's Dram Shop Act, and property terms that will rebuild a historic building to the Historic Preservation Commission's standards. Low streets near the river sit in FEMA's flood area, and commercial property policies exclude flood. Short-term rentals need a City license. My office is in Clifton Park, and I work with Hudson businesses by phone, email and video.
What's different about insuring a business in Hudson
- Warren Street. The City's waterfront plan describes Warren Street as Hudson's main street, with antique shops, galleries, boutiques, restaurants, cafes and bars, and shops and apartments often in the same building. Your lease sets the liability limits and additional insureds, and your stock and improvements need their own property cover. See retail shop insurance and business owners policies.
- Restaurants and bars. General liability plus liquor liability under the Dram Shop Act, spoilage and equipment breakdown, and hired and non-owned auto for delivery. See restaurant and bar insurance.
- Historic buildings. Warren Street is one of the City's historic districts, and exterior work on landmark and historic district properties, from storefronts and signs to windows and roofing, needs a certificate of appropriateness from the Historic Preservation Commission before it starts. Replacement cost, ordinance-or-law coverage and enough business income time are what make that rebuild possible. See commercial property insurance.
- The City's Commercial Registration. Hudson's Commercial Registration is renewed every year, with an inspection by the Code Enforcement Officer and fire alarm, sprinkler, extinguisher and cooking hood certifications where they apply. Buildings with a business and apartments register as mixed-use occupancies.
- The riverfront and the Amtrak station. The station, a City landmark, sits near the waterfront on Front Street. The City's plan puts the boat clubs, Water Street, South Front Street south of Cross Street, part of Dock Street and Mill Street inside the 100-year flood area. Flood is a separate policy; see flood insurance.
- Short-term rentals. Hotels, bed and breakfasts and short-term rentals need a City license and a Certificate of Authority renewed each year, and operators must be Hudson residents. See landlord and short-term rental insurance.

Common questions
Short answers to what people ask before they call.

My shop is in a historic building on Warren Street. What should the property policy say?
Replacement cost rather than actual cash value, a limit based on what it costs to rebuild that building today rather than its sale price, and ordinance-or-law coverage for code upgrades. In Hudson, exterior work on landmark and historic district properties, from storefronts and signs to windows and roofing, needs a certificate of appropriateness from the Historic Preservation Commission before it starts, so a rebuild goes through that review too. Business income cover should allow for the time it takes. If you rent, make sure the improvements you paid for are covered; the landlord's policy usually doesn't cover them.
What does the City's Commercial Registration have to do with my insurance?
Hudson's Commercial Registration is renewed every year, with an inspection by the Code Enforcement Officer. Where they apply, the application asks for current fire alarm, sprinkler, backflow, fire extinguisher and cooking hood certifications. Carriers ask about the same systems, especially the hood system for a restaurant, so I ask for those certificates when I quote. A building with a business downstairs and apartments above registers as a mixed-use occupancy.
My business is near the river. If the Hudson floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The City's waterfront plan says a 100-year flood would reach the boat clubs and state boat launch, the businesses along Water Street and South Front Street south of Cross Street, part of Dock Street and Mill Street. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income usually pays only after damage from a covered cause, so ask how each quote treats flood.
I rent rooms or an apartment to guests. What do I need?
In Hudson, hotels, bed and breakfasts and short-term rentals must register for a license and hold a Certificate of Authority, renewed each year, and the City Code requires short-term rental operators to be Hudson residents. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.
