Business insurance in Kinderhook and Valatie

Kinderhook's small businesses sit around the Village Square, and Valatie's Main Street was the commercial center of northern Columbia County in the mill era. Here's what a business in either village needs, and the village rules that change it.

In short

A Kinderhook or Valatie small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Restaurants and bars add liquor liability under New York's Dram Shop Act. In the Village of Kinderhook, exterior work on historic district buildings goes to the Historic Preservation Commission, commercial and rental properties face mandatory fire inspections, and a short-term rental permit needs proof of property and liability insurance written for a short-term rental. My office is in Clifton Park, and I work with Kinderhook and Valatie businesses by phone, email and video.

What's different about insuring a business in Kinderhook and Valatie

  • The Village Square. The Village of Kinderhook describes small businesses around the Village Square: restaurants, craft beer and wine, shops, galleries and places to stay. Your lease sets the liability limits and additional insureds, and your stock and improvements need their own property cover. See retail shop insurance and business owners policies; restaurants and bars add liquor liability under the Dram Shop Act.
  • The historic district. The Village's Historic Preservation Commission reviews exterior alteration, restoration, reconstruction, demolition, new construction or moving of a building in the historic district, or a landmark, when the work is visible from a public way. Replacement cost, ordinance-or-law coverage and enough business income time are what make a rebuild possible. See commercial property insurance.
  • Fire inspections. The Village is resuming mandatory fire inspections for commercial, multi-dwelling, short-term rental, hotel and motel properties. Carriers ask about the same alarms, extinguishers and hood systems, so keep the inspection results with your policy papers.
  • Short-term rentals. A Village permit needs the owner's primary residence, an inspection, Planning Board review, and evidence of property and liability insurance showing the premises rated and insured as a short-term rental; non-hosted rentals are limited to 60 days a year. See landlord and short-term rental insurance.
  • Food trucks, vendors and the market. The Village of Kinderhook has a peddlers and food truck permit and posts the state fire code for mobile food vehicles. The Saturday farmers market runs May through October in the Village Square. If you sell at the market or an event, ask the organisers what certificate they want. See food truck insurance.
  • Trades in Valatie. The Village of Valatie requires a building permit to replace or install a heating or cooling system, and posts a workers' comp waiver form with its permit forms. See contractor insurance; work at height carries Scaffold Law exposure.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I want to rent rooms or a house in the Village of Kinderhook to guests. What insurance does the Village ask for?

The Village's short-term rental rules ask every applicant and permit holder for evidence of property insurance and a certificate of liability insurance showing the premises is rated and insured as a short-term rental, kept in force for the whole permit; proof of cover through the booking service is also accepted. The application goes to the Code Enforcement Officer, who inspects, and then to the Planning Board for site plan review and a public hearing. The owner has to live there as a primary residence, non-hosted rentals are limited to 60 days a year, and an owner away overnight needs a registered agent available around the clock. A homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it.

My shop is in the Village of Kinderhook's historic district. What should the property policy say?

Replacement cost rather than actual cash value, a limit based on what it costs to rebuild that building today rather than its sale price, and ordinance-or-law coverage for code upgrades. The Village's Historic Preservation Commission reviews exterior alteration, restoration, reconstruction, demolition, new construction or moving of a building in the historic district or a landmark when it is visible from a public way, so a rebuild goes through that review too. Business income cover should allow for the time it takes. If you rent, make sure the improvements you paid for are covered.

The Village of Kinderhook says it is resuming fire inspections. What does that have to do with my insurance?

The Village's building department has written to commercial, multi-dwelling, short-term rental, hotel and motel property owners that it is resuming mandatory fire inspections. Property carriers ask about the same things: alarms, extinguishers, exits and, for a restaurant, the cooking hood system. When I quote, I ask for the latest inspection results, and if the inspection finds something to fix, fixing it before renewal keeps the application accurate.

I install heating and cooling systems in Valatie. What do I need?

The Village of Valatie requires a building permit when a heating or cooling system is replaced or installed, obtained by the homeowner or the installer, and its building department posts a workers' comp waiver form alongside the permit application. Clients will ask for workers' comp, DBL and general liability, and work at height carries Scaffold Law exposure; the contractor page goes through each.

Do you meet Kinderhook owners in person?
