Business insurance in Chatham
Chatham's businesses are on and around Main Street in the village, a historic downtown shopping district with a growing arts presence, and across the Town of Chatham beyond it. Here's what a Chatham business needs, and the village and town rules that change it.
A Chatham small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Restaurants and bars add liquor liability under New York's Dram Shop Act. The Village of Chatham sends exterior work in its downtown historic district to the Planning Board and requires owners to keep adjoining sidewalks clear of snow and ice. The Town of Chatham asks contractors for proof of workers' comp and liability insurance with permit applications, and short-term rentals need a Town permit. My office is in Clifton Park, and I work with Chatham businesses by phone, email and video.
What's different about insuring a business in Chatham
- A village in two towns. The Village of Chatham lies within both the Town of Chatham and the Town of Ghent. Inside the village, talk to the Village Code Enforcement Officer at Tracy Memorial Village Hall, 77 Main Street, before any work, including a change in how a building is used; in the rest of the Town of Chatham, the Town Building Department on State Route 295 handles permits. Tell me the exact address when you ask for a quote.
- Main Street. The Village's comprehensive plan describes shops along Main Street serving residents and visitors, a growing performing and visual arts presence, and a historic downtown shopping district. Your lease sets the liability limits and additional insureds, and your stock and improvements need their own property cover. See retail shop insurance and business owners policies; restaurants and bars add liquor liability under the Dram Shop Act.
- The historic district. The same plan describes a Historic District Overzone over the C1 and Residential Commercial districts downtown, where construction, alteration, a change in exterior color, repair, moving or demolition goes to the Planning Board for site plan approval first. Replacement cost, ordinance-or-law coverage and enough business income time are what make a rebuild possible. See commercial property insurance.
- Sidewalks in winter. Village owners whose property adjoins a public sidewalk have to keep it free of snow and ice. A fall on the walk is a general liability claim, so the lease and the snow contractor's certificate both matter.
- Town permits for contractors and signs. The Town of Chatham asks contractors for a copy of their workers' comp and liability insurance, or a CE-200 exemption, with a building permit, and requires commercial permits for signs, fuel storage tanks, roofing, siding, windows and change of use. Business signs are not allowed on public property, telephone poles included. See contractor insurance.
- Short-term rentals. The Town requires a short-term rental permit under its 2023 local law, and the County asks rentals of under 30 consecutive days to register with the Treasurer. See landlord and short-term rental insurance.
- Stony Kill and the fairgrounds. The Village's plan puts some land in the 100-year flood plain of Stony Kill, and commercial property excludes flood; flood insurance is a separate policy. The Columbia County Fairgrounds, owned by the Columbia County Agricultural Society, is almost entirely within the village. If you sell or serve food at an event there, ask the organiser what certificate they want; see food truck insurance.
What Chatham businesses carry
Required by New York
Workers' compensation from the first employee, part-time and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, clients and the Town
General liability naming them as additional insured, with the wording a lease or contract asks for, or a business owners policy that packages liability with property and lost income for a shop, studio or small restaurant. Contractors need the workers' comp and liability certificates the Town asks for with a permit.
Worth adding
Cyber for card payments and online sales, professional liability for designers and consultants paid for their advice, employment practices liability once you have staff, a commercial umbrella above general liability and liquor liability, and flood insurance if FEMA's map puts your address in a flood zone.
By industry
- Restaurants and bars, liquor liability, food trucks
- Shops and galleries on Main Street, salons and barbershops, medical and dental offices
- Contractors and trades, landscapers and snow removal, cleaning services
- Short-term and long-term rentals
How I quote a Chatham business
A short conversation about what you do, where exactly you are, and what your lease or permit requires; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates. My office is in Clifton Park, and I work with Chatham businesses by phone, email and video; audits and claims come through me afterward. The business gap check takes three minutes. County filings are on the Columbia County business insurance page. Nearby: Kinderhook and Valatie and Hudson.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
My shop is on Main Street in the Village of Chatham. What should the property policy say?
Replacement cost rather than actual cash value, a limit based on what it costs to rebuild that building today rather than its sale price, and ordinance-or-law coverage for code upgrades. The Village's comprehensive plan describes a Historic District Overzone over the C1 and Residential Commercial districts downtown, where plans to build, alter, change the exterior color of, repair, move or demolish a structure go to the Planning Board for site plan approval first, so a rebuild goes through that review too. Business income cover should allow for the time it takes. If you rent, make sure the improvements you paid for are covered.
Who has to clear the sidewalk outside my shop, and does it matter for insurance?
In the Village of Chatham, owners of property next to a public sidewalk are obligated to keep it free of snow and ice, under a 2022 local law. A fall on an icy sidewalk is a general liability claim, so check that your lease says who clears the walk, that the landlord is named on your policy if the lease requires it, and that any snow contractor you hire gives you a certificate of insurance naming you.
I'm a contractor taking out a permit in the Town of Chatham. What insurance does the Town want?
The Town of Chatham Building Department asks for a copy of the contractor's workers' compensation and liability insurance, or a CE-200 exemption certificate for a self-employed contractor, before it issues a building permit. Commercial permits cover new buildings, signs, fuel storage tanks, roofing, siding and windows, additions, renovations and change of use. Inside the village, permits come from the Village Code Enforcement Officer instead. Once the policies are in force, I get you the certificates; work at height carries Scaffold Law exposure.
I rent a house in the Town of Chatham to short-term guests. What do I need?
The Town requires a short-term rental permit from its Building Department under Local Law No. 6 of 2023, and Columbia County asks everyone renting a building or rooms for under 30 consecutive days to register with the County Treasurer. A homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.
Do you meet Chatham owners in person?
No. I'm based in Clifton Park and meet people in person across six counties. Chatham is outside them, so I work with Chatham businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
