Business insurance in Copake

The Town of Copake covers Copake Falls at the foot of the Taconic Mountains, the lake community at Copake Lake, Craryville, West Copake and the farm country around the Hamlet of Copake. Here's what a Copake business needs, and the Town and county rules that change it.

In short

A Copake small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Restaurants and bars add liquor liability under New York's Dram Shop Act. The Town of Copake's Code Enforcement and Building Department issues building permits and certificates of occupancy and runs a short-term rental operating permit under a 2023 local law, and Columbia County separately registers short-term rentals. Taconic State Park's Copake Falls Area is open year round. My office is in Clifton Park, and I work with Copake businesses by phone, email and video.

What's different about insuring a business in Copake

  • One Town office for permits. The Town of Copake's Code Enforcement and Building Department, at Town Hall on Mountain View Road, issues building permits and certificates of occupancy and enforces zoning and land use, across Copake Falls, Copake Lake, Craryville, West Copake and the Hamlet of Copake. A new building, an addition or a change in how a building is used goes through it, and your property policy should describe the building the way the certificate of occupancy does. See commercial property insurance.
  • Short-term rentals. The Town runs a short-term rental operating permit, with an online application and a complaint hotline, under Local Law No. 11 of 2023, and the County asks rentals of under 30 consecutive days to register with the Treasurer, where its occupancy tax applies. See landlord and short-term rental insurance.
  • Copake Lake. The Town describes a lake community of full and part-time residents. If you work on lake houses as a contractor, caretaker, cleaner or landscaper, an owner may ask for certificates before you start, and any work at height carries Scaffold Law exposure; see contractor insurance, handyman insurance, cleaning services and landscapers and snow removal.
  • Taconic State Park. The park's Copake Falls Area is open year round, with campsites, cabins, swimming in the Ore Pit in season, an extensive trail system and the Harlem Valley Rail Trail. A business serving visitors needs general liability for customers on the premises; shops and cafes fit a business owners policy, and restaurants and bars add liquor liability under the Dram Shop Act.
  • Farms around the Hamlet of Copake. The Town describes the hamlet as a small agricultural community surrounded by farmland. Selling to the public, making a product or welcoming visitors adds product and premises liability, and farm vehicles on the road need the right auto cover.
  • Community days. The Town lists Copake Community Day in the Hamlet of Copake and Copake Falls Day, with local artists, crafts and food. If you sell or serve food at an event, ask the organiser what certificate they want; see food truck insurance.

What Copake businesses carry

Required by New York

Workers' compensation from the first employee, part-time and seasonal staff and family members included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord, clients and property owners

General liability naming them as additional insured, with the wording a lease or contract asks for, or a business owners policy that packages liability with property and lost income for a shop, studio or small restaurant. Contractors need the certificates owners ask for before work starts.

Worth adding

Inland marine for tools and equipment that travel between job sites, cyber for card payments and online bookings, professional liability for designers and consultants paid for their advice, employment practices liability once you have staff, a commercial umbrella above general liability and auto, and flood insurance if FEMA's map puts your address in a flood zone, because commercial property excludes flood.

How I quote a Copake business

A short conversation about what you do, where exactly you are, and what your lease, contract or Town permit requires; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates. My office is in Clifton Park, and I work with Copake businesses by phone, email and video; audits and claims come through me afterward. The business gap check takes three minutes. County filings are on the Columbia County business insurance page. Also in Columbia County: Claverack, Hudson and Chatham.

I rent a house in Copake to short-term guests. What do I need?

Two things on the regulatory side. The Town of Copake's Code Enforcement Department takes short-term rental operating permit applications, on paper or online, under Local Law No. 11 of 2023, A Local Law to Regulate Short Term Rentals, and runs a hotline for complaints. Columbia County asks everyone renting a building or rooms for under 30 consecutive days to register with the County Treasurer, and its occupancy tax applies to short-term rentals. On the insurance side, a homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.

I'm a contractor working on a house at Copake Lake. What will the owner and the Town want?

Building permits and certificates of occupancy in Copake come from the Town's Code Enforcement and Building Department at Town Hall, 230 Mountain View Road, (518) 329-1234, ext. 5. Ask the department what proof of insurance it wants with the application. An owner, including a part-time resident, can ask for a certificate showing general liability and workers' compensation before work starts, and New York requires workers' comp from your first employee. Once the policies are in force, I get you the certificates; work at height carries Scaffold Law exposure.

My business serves people visiting Taconic State Park. What should I think about?

The park's Copake Falls Area is open year round, with campsites, cabins, swimming in the Ore Pit in season, a trail system and the Harlem Valley Rail Trail close by. A shop, cafe or rental business serving visitors needs general liability for customers on the premises, product cover for what you sell, and, if you rent out equipment, a policy that names that activity. Tell me everything you do when you ask for a quote, so nothing is left out.

I farm near the Hamlet of Copake and sell to the public. What changes?

The Town describes the Hamlet of Copake as a small agricultural community surrounded by farmland. Selling at a stand or market, making a product from what you grow, and having visitors on the farm each add product and premises liability that a policy has to name, and markets and events may ask for a certificate naming them. Farm vehicles on the road and anyone you hire need the right auto and workers' comp cover.

Do you meet Copake owners in person?

No. I'm based in Clifton Park and meet people in person across six counties. Copake is outside them, so I work with Copake businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
