Business insurance in Greene County

Greene County's economy leans on visitors: two resort mountains, the lodging, restaurants and shops around them, and short-term rentals, alongside county business parks built for industry. Here's what a business in the county usually needs, the county rules that touch insurance, and the town pages with the local detail.

In short

A Greene County small business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The county's economy leans on tourism, with two major resort mountains driving lodging, restaurants and retail, so liquor liability and short-term rental cover matter here. Electricians need a County license with proof of liability insurance. Irene hit the mountaintop hard, and commercial property policies exclude flood. My office is in Clifton Park, and I work with Greene County businesses by phone, email and video.

What's different about insuring a business in Greene County

  • Resorts, lodging and restaurants. The county's hazard plan says much of its economy relies on tourism, with two major resort mountains driving lodging, food services and retail. Inns and restaurants that serve alcohol need liquor liability under the Dram Shop Act; see restaurant and bar insurance and retail shops.
  • Seasonal staff. Resort seasons bring extra hands. Workers' comp covers part-time and seasonal employees from the first day, and DBL and Paid Family Leave follow once someone has worked 30 days in a calendar year.
  • Short-term rentals. Greene County asks owners to register short-term rental units, and towns and villages may require their own permit. See landlord and short-term rental insurance and, for the village and town rules there, the Catskill page below.
  • Electricians and other trades. Master electricians need a County license, with proof of liability insurance, and the County tells owners to check liability and workers' comp before hiring. Every roof and facade carries Scaffold Law exposure. See contractor insurance.
  • Business parks. The County and the Greene IDA have built the Greene Business and Technology Park, Kalkberg Commerce Park and the Exit 21 sites, and are planning a site in Cairo for manufacturing and distribution. Warehouses and plants need commercial property with business income, and inland marine for equipment that moves; fleets see trucking.
  • The creeks. The hazard plan lists many tributaries that flood often, from the Schoharie Creek and Batavia Kill on the mountaintop to Catskill Creek and Coxsackie Creek near the river, and says mountaintop communities were especially affected in Irene. Commercial property excludes flood; flood insurance is a separate policy.

What Greene County businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord and clients

General liability naming them as additional insured, or a business owners policy that packages liability with property and lost income for a shop, inn or small restaurant. A sole proprietor or partnership trading under an assumed name files a business certificate with the County Clerk; new LLC owners can read business insurance for a new LLC.

Worth adding

Flood insurance if FEMA's map puts your address in a flood zone, cyber for card payments and online bookings, employment practices liability once you have staff, and a commercial umbrella above general liability and liquor liability.

How I quote a Greene County business

A short conversation about what you do and what your lease or contracts require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates, usually the same day. My office is in Clifton Park, and I work with Greene County businesses by phone, email and video. The business gap check takes three minutes. Nearby: Columbia County and Schoharie County.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm an electrician. What does Greene County ask for?

The Greene County Board of Electrical Examiners licenses master electricians in the county, and applicants must show proof of liability insurance. The Board also tells owners to check, before hiring, that an electrician has an active license and the proper liability and workers' compensation insurance, so clients and general contractors will ask for certificates. Once your policies are in force, I get you the certificates, and the Scaffold Law applies to any work at height; the contractor page goes through each.

I'm a sole proprietor using a business name. Where do I file it?

Under General Business Law §130, an individual or partnership doing business under an assumed name files a certificate with the county clerk in each county where the business is conducted. The Greene County Clerk, at 411 Main Street in Catskill, keeps the Certificate of Assumed Business Names records and posts the business certificate forms for individuals and partners, signed with a notary's acknowledgment. Put the name exactly as you trade under it on your policy, so certificates match. If you formed an LLC instead, my LLC guide covers what changes.

I rent my place to skiers and summer guests. What do I need?

Greene County asks owners to register short-term rental units through the County's customer portal, and some towns and villages, Catskill among them, require their own permit. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.

My business is on the mountaintop near a creek. If it floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The county's hazard plan lists the Schoharie Creek, Batavia Kill, East Kill, Catskill Creek, Kaaterskill Creek and Coxsackie Creek among the tributaries that flood often, and says mountaintop communities were especially affected in Irene. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income usually pays only after damage from a covered cause, so ask how each quote treats flood.

Are you in Greene County?

No. My office is in Clifton Park, and I work with Greene County businesses by phone, email and video. Once policies are in force, I get you the certificates, and audits and claims come through me.
