Business insurance in Hunter and Tannersville

The Town of Hunter's own history says tourism still is the livelihood of the mountains, and that the ski industry brought the economy back. The Town takes in the Village of Hunter and the Village of Tannersville, with restaurants, shops and short-term rentals around the ski trails and the hiking. Here's what a business there needs, and the Town, Village and County rules that change it.

In short

A business in Hunter or Tannersville needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town says tourism is still the mountain livelihood, so restaurants and bars need liquor liability. Short-term rentals need a Town or Tannersville permit that requires insurance for the dwelling and third-party claims. Contractors show workers' comp or insurance certificates with building permits. Tannersville declared a flood emergency in July 2026, and commercial property excludes flood. I work with Hunter and Tannersville businesses by phone, email and video.

What's different about insuring a business in Hunter and Tannersville

  • Ski seasons and four-season visitors. The Town's history credits the ski industry with bringing the economy back, with ski trails and snowmaking on Hunter Mountain, and the Villages describe skiing, snowboarding, hiking and biking around them. Seasonal hires are covered by workers' comp from the first day, and DBL and Paid Family Leave follow once someone has worked 30 days in a calendar year.
  • Restaurants and shops. The Village of Hunter describes restaurants and shops for visitors. Places that serve alcohol need liquor liability under the Dram Shop Act; see restaurant and bar insurance, retail shops and business owners policies.
  • Short-term rentals, two sets of rules. In the Town outside the villages, Local Law No. 2 of 2023 requires a yearly permit, an inspection and insurance for the dwelling's value plus third-party claims. Tannersville's Local Law No. 3 of 2025 asks for a certificate of insurance or a short-term rental coverage statement with the application. Greene County also asks owners to register. See landlord and short-term rental insurance and cleaning services that turn over rentals.
  • Contractors and trades. A Town building permit needs proof of workers' comp, and a Village of Hunter permit asks for insurance certificates from each contractor; electrical work goes to a Greene County licensed electrician, whose licence requires proof of liability insurance. See contractor insurance; roofs and work at height carry Scaffold Law exposure.
  • Vendors and home businesses. The Town posts a peddling permit application, and Tannersville says it encourages cottage industries and internet businesses. A homeowners policy limits business property and excludes business liability, so a home business needs its own cover. See food trucks and vendors and cyber insurance.
  • Flooding. Tannersville declared a state of emergency on July 29, 2026 for extreme flooding and road closures. The County's hazard plan records Schoharie Creek streambank failure in the Village of Hunter in 1996, plans culvert and bridge work on Mad Brook and Bridge Street, and lists flood insurance claims in the Town and both villages. Commercial property excludes flood; flood insurance is a separate policy.

What Hunter and Tannersville businesses carry

Required by New York

Workers' compensation from the first employee, part-time and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord, clients, the Town and the Villages

General liability naming them as additional insured, with the wording a lease or contract asks for, or a business owners policy that packages liability with property and lost income for a shop, inn or small restaurant. A sole proprietor trading under an assumed name files a business certificate with the County Clerk; the Greene County page covers it.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I rent out a house in the Town of Hunter. What does the Town require?

Outside the two villages, the Town's short-term rental law, Local Law No. 2 of 2023, requires a permit that lasts one year and is renewed, a fire and safety inspection, and a contact person who can respond within two hours, around the clock. The rental has to be insured, by an insurer licensed in New York or through a licensed excess line broker, for at least the value of the dwelling plus a minimum amount set in the law for third-party claims of property damage or bodily injury arising from the rental. A homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it. Greene County also asks owners to register short-term rentals.

My rental is in the Village of Tannersville. Is it the same rule?

No, the Village has its own law, Local Law No. 3 of 2025. It also requires a yearly permit, and the application includes a certificate of insurance, or a statement that you have short-term rental coverage and that your broker and carrier know the property is a short-term rental. The rental must be insured for at least the dwelling's value plus the Village's own minimum for third-party claims, and two contact people must answer the Village within an hour, around the clock. In the Village of Hunter, ask the Village Hall (518-263-4020); its posted local laws do not include a short-term rental law.

I'm a contractor working in Hunter or Tannersville. What will they ask for?

The Town's building permit requirements list proof of workers' compensation insurance, and electrical work has to be done by a Greene County licensed electrician. The Village of Hunter's permit application says it must show insurance, asks for the name of your compensation or general liability carrier and policy, and asks for a contractor list with insurance certificates attached. Electricians' County licences require proof of liability insurance. Once the policies are in force, I get you the certificates; any work at height carries Scaffold Law exposure.

Tannersville flooded in July 2026. If my business floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The Village declared a state of emergency on July 29, 2026 for extreme flooding, road closures and damage to public infrastructure, and the County's hazard plan records streambank failure along the Schoharie Creek in the Village of Hunter in 1996 and flood insurance claims in the Town and both villages. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.

Do you meet Hunter and Tannersville owners in person?

No. My office is in Clifton Park, and I work with Hunter and Tannersville businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
