Business insurance in Cairo

Cairo's businesses are on Historic Main Street along Route 23B, on the Route 23 Business Corridor, and in the Round Top resort area in the mountains. Here's what a Cairo business needs, and the Town and County rules that change it.

In short

A Cairo small business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town won't issue a building permit until each contractor's workers' comp and disability certificates are attached or on file, and it accepts ACORD forms only for liability, with the Town of Cairo as certificate holder. Restaurants and halls with assembly areas for 100 or more need a Town operating permit. Commercial property excludes flood. My office is in Clifton Park, and I work with Cairo businesses by phone, email and video.

What's different about insuring a business in Cairo

  • Historic Main Street. The Town describes Route 23B through the center as Historic Main Street Cairo, with professional offices and room for shops, B&Bs, specialty food and cafes, and its zoning law aims for ground-floor shops and offices with other uses upstairs. Your lease sets the liability limits and additional insureds; a mixed-use building needs property cover written for both. See retail shop insurance and business owners policies.
  • The Route 23 corridor. The Town's growth area runs northwest from Route 23B through the Routes 23 and 32 crossroads, where the County is planning a site for manufacturing and distribution. Warehouses and plants need commercial property with business income, and fleets see trucking.
  • Round Top and the resorts. The Town describes Round Top as a Catskill resort area for families and boutique hotels, and its Mountain Top district is zoned for commercial uses that fit the resort and tourism character. Inns and restaurants that serve alcohol need liquor liability under the Dram Shop Act, and seasonal staff are covered by workers' comp from the first day.
  • Assembly spaces. A building with a public assembly area for 100 or more people needs a Town operating permit, and buildings with assembly areas get a fire safety inspection at least every twelve months. See restaurant and bar insurance.
  • Contractors and trades. The Town issues no building permit without each contractor's workers' comp and disability certificates, or a CE-200 exemption, and takes ACORD certificates only for liability, naming the Town of Cairo. Electricians need a County licence with proof of liability insurance. See contractor insurance; work at height carries Scaffold Law exposure.
  • Creeks and storms. The County's hazard plan records flooding on Route 23 near Cairo and flash flooding that closed roads in town in 2010, and the Town's building permit plot plan has to show waterways, floodways and floodplains. Commercial property excludes flood; flood insurance is a separate policy.

What Cairo businesses carry

Required by New York

Workers' compensation from the first employee, part-time and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord, clients and the Town

General liability naming them as additional insured or certificate holder, with the wording a lease, contract or Town permit asks for, or a business owners policy that packages liability with property and lost income for a shop, inn or small restaurant. A sole proprietor trading under an assumed name files a business certificate with the County Clerk; the Greene County page covers it.

Worth adding

Flood insurance if FEMA's map puts your address in a flood zone, cyber for card payments and online bookings, employment practices liability once you have staff, inland marine for tools and equipment that leave the premises, and a commercial umbrella above general liability and liquor liability.

How I quote a Cairo business

A short conversation about what you do and what your lease, contract or Town permit requires; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates. My office is in Clifton Park, and I work with Cairo businesses by phone, email and video; audits and claims come through me afterward. The business gap check takes three minutes. County filings and licences are on the Greene County business insurance page. Elsewhere in Greene County: Catskill · Coxsackie · Windham · Hunter and Tannersville.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm a contractor working in Cairo. What insurance proof does the Town want with a building permit?

The Town's building permit application says no permit will be issued unless currently valid workers' compensation and disability insurance certificates are attached or already on file. If you believe you're exempt, you file the State's CE-200 form instead. The Town doesn't accept an ACORD form as proof of workers' comp; ACORD forms are only for liability, and the Town of Cairo has to be named as certificate holder. The application also lists each contractor's insurance carrier, policy number and expiration date. Once the policies are in force, I get you the certificates in the forms the Town asks for.

I run a restaurant, banquet hall or event space in Cairo. What does the Town inspect?

Under the Town's code enforcement law, a building with an area of public assembly for 100 or more people needs an operating permit, and the premises are inspected before it's issued. Buildings with an area of public assembly get a fire safety and property maintenance inspection at least once every twelve months, by the Town or by the State's Office of Fire Prevention and Control. Carriers ask about the same occupancy, exits, sprinklers and alarms, so I ask for the permit and the latest inspection when I quote, with liquor liability under the Dram Shop Act if you serve alcohol.

My business is near a creek or on Route 23. If it floods, am I covered?

Not by a standard commercial property policy; flood is excluded. The County's hazard plan records Cairo's rainfall in Hurricane Floyd in 1999 as the most recorded with that storm in the state, flooding on Route 23 near Cairo, and roads in Cairo closed by flash flooding in December 2010, including Route 145, Snyder Lane and Lincoln Drive, with water across Route 23. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.

I rent a house or rooms to visitors near Round Top. What do I need?

Greene County asks owners to register short-term rental units through the County's customer portal, and the Town's zoning law sorts bed and breakfast inns, country inns and hotels into different uses, so check your use with the Town's Zoning Department. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.

Do you meet Cairo owners in person?

No. I'm based in Clifton Park and meet people in person across six counties. Cairo is outside them, so I work with Cairo businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
