Business insurance in Coxsackie
Coxsackie's village business district runs down to the Hudson along Reed Street, and the County's utility work along US 9W created an industrial corridor. Here's what a Coxsackie business needs, and the Village and County rules that change it.
A Coxsackie small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Contractors pulling a Village building permit need the State's own proof of workers' comp and disability coverage, since the Village does not accept ACORD certificates for those, and electrical work must be done by a Greene County licensed electrician. Short-term rentals need a Village licence, and the Hudson and Coxsackie Creek have both flooded, which commercial property policies exclude. My office is in Clifton Park, and I work with Coxsackie businesses by phone, email and video.
What's different about insuring a business in Coxsackie
- Reed Street and the riverfront. The Village's business district was laid out around 1810, and the Reed Street Historic District and Riverside Park sit along the Hudson. Your lease sets the liability limits and additional insureds, and your stock and improvements need their own property cover. See retail shop insurance, restaurants and bars and business owners policies.
- Historic buildings. Village building permits go before the Historic Preservation Commission where it applies, and the district has its own permit application. Replacement cost and ordinance-or-law coverage are what make a rebuild of an old building possible. See commercial property insurance.
- Contractors and electricians. The Village does not accept ACORD certificates as proof of workers' comp or disability coverage on a building permit, and all electrical work must be done by a Greene County licensed electrician, whose licence needs proof of liability insurance. See contractor insurance; work at height carries Scaffold Law exposure.
- The 9W industrial corridor. The County says its investment in utilities along US 9W created the Coxsackie Industrial Corridor. Plants and warehouses need business income and inland marine for equipment that moves; fleets see trucking and commercial auto.
- Short-term rentals. The Village licenses them each year, wants your certificate number in every listing and a 24-hour contact, and has opened an STR certificate and tax portal; Greene County asks owners to register too. See landlord and short-term rental insurance.
- The Hudson and Coxsackie Creek. The County's hazard plan records Hudson flooding that damaged Riverside Park, flooding at the Route 385 underpass that closes the main route into the village, and work planned to reduce flooding along Coxsackie Creek. Commercial property excludes flood; flood insurance is a separate policy.
What Coxsackie businesses carry
Required by New York
Workers' compensation from the first employee, part-time and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, clients and the Village
General liability naming them as additional insured, with the wording a lease or contract asks for, or a business owners policy that packages liability with property and lost income for a shop, office or small restaurant. A sole proprietor trading under an assumed name files a business certificate with the County Clerk; the Greene County page covers it.
Worth adding
Flood insurance if FEMA's map puts your address in a flood zone, cyber for card payments and online bookings, employment practices liability once you have staff, and a commercial umbrella above general liability and auto. Bars and restaurants that serve alcohol add liquor liability under the Dram Shop Act.

I'm a contractor pulling a Village of Coxsackie building permit. What insurance proof do they want?
The Village's building permit application says ACORD forms are not acceptable proof of New York workers' compensation or disability insurance, so you need the proof on the forms the Workers' Compensation Board approves. The application also says all electrical work must be done by a Greene County licensed electrician, and the County requires proof of liability insurance for that licence. Clients and general contractors will ask for a general liability certificate as well. Once the policies are in force, I get you the certificates; work at height carries Scaffold Law exposure.
What does the Village of Coxsackie require for a short-term rental?
A licence from the Village Clerk, applied for every year. You post the name of a contact who can be reached around the clock, put the Village certificate number in every listing, and name a local contact; if you live or do business outside the county, you designate an agent who lives in the county. Guests park on the property, and the Village checklist covers serviced life-safety systems, fire extinguishers, and smoke and carbon monoxide alarms. Greene County also asks owners to register. A homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it.
My business is near the river or Coxsackie Creek. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The County's hazard plan records Hudson River flooding in January 1996 that forced evacuations in Coxsackie and damaged Riverside Park, lists Village projects for the Route 385 underpass by the CSX line, whose flooding closes the main route into and out of the village, and for flooding along Coxsackie Creek, and notes Mansion Street closed by flash flooding in 2013. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.
I run a warehouse or plant on the 9W corridor. What should the property policy cover?
The building or your improvements at replacement cost, stock and equipment, and business income with extra expense if a fire or a covered loss stops work. Equipment that leaves the site belongs on inland marine, and trucks need commercial auto or a trucking policy. Your lease or the developer will set the liability limits and additional insureds, so send it with the quote request.
Do you meet Coxsackie owners in person?
