Business insurance in Schroon Lake
The Town of Schroon sits on Essex County's southern border, inside the Adirondack Park and centered on Schroon Lake, with a Main Street business district beside the Town Park and most of its commerce along Route 9. Here's what a Schroon Lake business needs, and the Town rules that change it.
A small business in Schroon Lake needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town's plan says Schroon swells with visitors in the summer months. Short-term rentals need a Town permit and proof of insurance that covers short-term rentals, and visiting vendors need a Town license, with transient merchants naming the Town as additional insured. Boats can't be rented out from Town docks, and commercial property excludes flood. My office is in Clifton Park, and I work with Schroon Lake businesses by phone, email and video.
What's different about insuring a business in Schroon Lake
- A summer town. The Town counts about 1,880 full-time residents plus many second homeowners and visitors, and its 2025 comprehensive plan says Schroon swells with visitors in the summer months, and it counts retail with lodging, food, arts and recreation as the concentration of tourist-related businesses in the town. Restaurants and bars that serve alcohol need liquor liability under the Dram Shop Act; see restaurant and bar insurance. Seasonal staff are covered by workers' comp from their first day.
- Main Street and Route 9. The plan puts the Main Street business district beside the Town Park, beach and Boathouse Theater, with most Town events held there, and most commercial land along the Route 9 corridor, plus a few businesses near Paradox Lake. Your lease sets the liability limits and additional insureds; see retail shop insurance and business owners policies.
- Short-term rentals. A stay shorter than 30 days needs a Town permit, an inspection, set safety equipment, a contact person who can respond within an hour, County occupancy tax registration and proof of insurance that includes coverage for short-term rentals. See landlord and short-term rental insurance.
- Vendors and visiting trades. Selling or taking orders door to door or from a vehicle needs a Town Clerk license, with proof of workers' comp and disability coverage; applicants from outside Essex County, or representing a business based outside New York, file a surety bond, and transient merchants name the Town as additional insured. See food truck insurance and general liability.
- Town property and the dock. Commercial users of Town facilities name the Town as additional insured, alcohol is not permitted on municipal facilities, and no boat may be rented or held out for hire from a Town dock or other Town property. Boat and equipment rentals need their own waterfront and inland marine or watercraft cover.
- Lakes, river and flood risk. Schroon Lake, Paradox Lake and the Schroon River are all within the town, and the plan expects heavier rain to raise flood risk along lakes and rivers for homes, businesses and municipal buildings. Building in a mapped flood hazard area needs a Town floodplain development permit. Commercial property excludes flood; flood insurance is a separate policy.

I want to rent my house in Schroon to summer visitors. What does the Town require?
Under the Town's short-term rental law, any stay shorter than 30 consecutive days needs a Town permit before you rent, issued by the Code Enforcement Officer after an inspection and valid for three years. The law sets smoke and carbon monoxide detectors, fire extinguishers, egress windows, an occupancy limit and septic checks, and a contact person who can deal with a complaint within one hour. The rental registers with Essex County's occupancy tax program, and you give the Code Enforcement Officer proof of insurance that includes coverage for short-term rentals. A standard homeowners policy often limits or excludes paying guests, so ask for a policy that names the rental use.
I sell from a truck or go door to door in Schroon. Do I need a license and insurance?
Selling goods or food, taking orders or offering services door to door, by phone or from a vehicle in a street or public place needs a license from the Town Clerk, unless you have had an established place of business in the Town for at least 90 days, are a farmer selling your own produce, or are a local religious, charitable or nonprofit group. The application asks for proof of workers' comp and New York disability coverage. Applicants from outside Essex County, or representing a business based outside New York, file a surety bond naming the Town. Transient merchants also name the Town as additional insured on their general liability, on the terms in the next answer. The license runs six months.
What insurance does the Town want for an event or a vendor on Town property?
For commercial users of Town facilities, and for transient merchants, the Town asks to be named as an unrestricted additional insured on commercial general liability, at the limits its form sets, from an A.M. Best rated insurer licensed in New York. The policy has to be primary for the Town, its board, employees and volunteers, give 30 days' notice of cancellation and use the ISO CG 20 26 endorsement or its equivalent; you send the certificate and a copy of the endorsement and cover the deductible. Alcohol is not permitted on municipal facilities, and the Town's public areas are not for receptions or catered food service. Once the policies are in force, I get you the certificates.
Can I run boat rentals from the Town dock?
No. The Town's dock law says no boat may be rented or held out for hire to the public from any Town dock, Town dock property or other Town property, and it limits how long boats can be tied up and vehicles parked there. A rental or tour business works from its own waterfront, with its own policy for the boats and the liability of renting them out.
Do you meet Schroon Lake owners in person?
No. My office is in Clifton Park, and I work with Schroon Lake businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
