Business insurance in New Paltz
New Paltz is a college town with a Huguenot past and a visitor trade built on outdoor recreation and farms, and the Village sits inside the Town. Here's what a New Paltz business needs, and the Village rules that change it.
A New Paltz small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. In the Village, a new business registers with the Building Department and passes a fire safety inspection before it opens, places of assembly for 100 or more need an operating permit, and kitchen hoods follow a set cleaning schedule. Huguenot Street and the Village landmarks need approval for exterior changes. The Wallkill River floods, and commercial property policies exclude flood. My office is in Clifton Park, and I work with New Paltz businesses by phone, email and video.
What's different about insuring a business in New Paltz
- Students, visitors and farms. The county's hazard plan describes a town founded by French Huguenot settlers in 1678, home to SUNY New Paltz since 1828, with a tourism trade built on outdoor recreation and agrotourism; the Town zones much of the west for farming and its commercial land to the east, near the Thruway. Shops, cafes and outfitters need cover for their stock and their customers; see retail shop insurance, business owners policies and general liability.
- Opening in the Village. A new business registers with the Village Building Department, passes a fire safety and property maintenance inspection before it occupies the space, and needs a certificate of occupancy. Places of assembly for 100 or more, and businesses handling hazardous materials, need an operating permit from the Fire Inspector under the Village's fire prevention chapter, posted before they operate. See commercial property insurance.
- Restaurants and bars. The Fire Inspector's kitchen hood sheet sets inspection for grease from monthly to yearly depending on the cooking, with a certificate kept on the premises and a sticker on the hood. Add liquor liability under the Dram Shop Act if you serve alcohol; see restaurant and bar insurance.
- Huguenot Street and the landmarks. The Village's Historic Preservation Commission reviews exterior changes in the Huguenot Street Historic District and at designated landmarks, several of them on Main Street, through a Certificate of Appropriateness. Replacement cost and ordinance-or-law coverage make that rebuild possible.
- Signs and trades. Signs need a Village permit, and a new or moved sign at a new business needs the sign contractor's proof of insurance. See contractor insurance; work at height carries Scaffold Law exposure.
- Rentals. The Village registers and inspects residential rental properties, and a registered home has been examined by a building codes official within the previous 12 months. See landlord insurance.
- The Wallkill. The river flows north through the center of New Paltz and along the Village's western edge, with floodway and flood fringe districts, and flooding on Route 299 cuts off the western part of the Town. Commercial property excludes flood; flood insurance is a separate policy.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I'm opening a shop or restaurant in the Village. What happens before I open?
The Village's Business Change of Occupant Registration goes to the Building Department with any plans the Code Enforcement Official asks for, and the space has a fire safety and property maintenance inspection before the business occupies it. Work to fit out the space needs a building permit first, and no building can be occupied until a certificate of occupancy is granted. A new or moved sign needs the sign's specifications and the sign contractor's proof of insurance. Have your general liability and property policies in force before you take the keys; once they are, I get you the certificates your landlord asks for.
My restaurant has a kitchen hood. What does the Village look for?
The Village Fire Inspector's information sheet summarises NFPA 96: the exhaust system is inspected for grease on a schedule set by the kind of cooking, from monthly for solid fuel to quarterly for high-volume cooking such as charbroiling or wok cooking, and cleaned by a qualified company acceptable to the Village. A certificate naming the company, the person and the date stays on the premises, and a sticker on the hood shows the next date. Property carriers ask about the same hood cleaning and suppression system, so keep those records ready when you ask me for a quote, alongside liquor liability if you serve alcohol.
My building is on Huguenot Street or is a Village landmark. What should the property policy say?
Replacement cost rather than actual cash value, a limit based on what it costs to rebuild that building today, and ordinance-or-law coverage for code upgrades. Owners of landmarked properties and of properties in the Huguenot Street Historic District need a Certificate of Appropriateness from the Historic Preservation Commission for changes to the exterior, so a rebuild goes through that review too. Business income cover should allow for the time it takes. If you rent, make sure the improvements you paid for are covered.
My business is near the Wallkill. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The county's 2024 hazard plan says the Wallkill River flows north through the center of New Paltz, with floodway and flood fringe districts along it, and that flooding on Route 299 cuts off the western part of the Town. In the Village, development in the floodplain district needs a floodplain development permit. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income pays only after damage from a covered cause, so ask how each quote treats flood.
Do you meet New Paltz owners in person?
No. My office is in Clifton Park, and I work with New Paltz businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
