Business insurance in Bolton Landing
Warren County calls Bolton Landing one of the most popular summer destinations in the region: a downtown of shops, restaurants and cafes on Route 9N along the western shore of Lake George, with inns, motels, cottages and rentals around it. Here's what a business in the Town of Bolton carries, and the lake and town rules that change it.
A Bolton Landing business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The lake adds its own rules: renting boats, running a launch or selling rides makes a business a Class A marina under Lake George Park Commission rules, and general liability excludes boats rented to others. Short-term rentals need a Town of Bolton permit, and larger building sites near the lake need a stormwater permit. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Bolton Landing
- A summer downtown. Warren County describes Bolton Landing as one of the most popular summer destinations in the region, with shops, restaurants and cafes downtown, and its general business district allows retail, restaurants, motels and hotels. If you hire or stock up for the summer, the policy should be written for that peak, not the winter. See restaurant and bar insurance, liquor liability and retail shops.
- Inns, motels and offices along Route 9N. The hamlet of Bolton, south of Bolton Landing, has commercial lodging, homes and mixed-use professional offices, and its zoning permits offices, motels and inns. In a mixed-use building, your lease, the landlord's policy and yours each need to say who covers what; see business owners policy and commercial property.
- Boat rentals, rides and docks. Renting or chartering vessels, running a launch, or selling rides or lessons on the water makes a business a Class A marina under Lake George Park Commission rules, and tour and charter boats need their own Commission permit. Guest docks at an inn or motel and restaurant docks for diners are outside the definition. General liability excludes boats rented to others; see boat insurance and inland marine for rental gear.
- Second homes and short-term rentals. Warren County's profiles count more than half the parcels in Bolton Landing and in the hamlet of Bolton as owned by people from out of town, and the Town of Bolton requires a permit for short-term rentals. Caretakers, cleaners and property managers who look after those houses need their own cover. See landlord and short-term rental insurance and cleaning services.
- Building near the lake. Bolton's building permits and fire safety inspections come from the County's code department, and larger sites in the Lake George Park need a stormwater permit under a program the Town of Bolton administers itself. See contractor insurance and landscapers; the Scaffold Law applies to work at height.
What Bolton Landing businesses carry
Required by New York
Workers' compensation from the first employee, summer and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, clients and the permit office
General liability naming the landlord or client as additional insured, and the certificates an owner or permit office asks for. For a shop, inn or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Liquor liability for any restaurant, bar or inn that serves, because general liability excludes Dram Shop claims; cyber for card payments and online bookings; employment practices liability for a seasonal crew; flood insurance if FEMA's map puts your address in a flood zone, since commercial property excludes flood; and a commercial umbrella above general liability and liquor liability.
By industry
- Restaurants, cafes and bars, liquor liability, food trucks and vendors
- Gift and retail shops, salons, convenience stores and gas stations
- Contractors and trades, handymen, landscaping and snow plowing, cleaning and rental turnover
- Professional offices, short-term and long-term rentals
How I quote a Bolton Landing business
A short conversation about what you do, when you're open, with how many people, boats and vehicles, and what your lease, contracts and permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, your clients or the permit office. Afterward, one number for certificates, audits and claims. My office is in Clifton Park, and I meet owners at their business, at the office or by phone or video. The business gap check takes three minutes. County filings, county road permits and the town-by-town rental table are on the Warren County business insurance page; nearby, see Lake George and Warrensburg.

I rent boats or kayaks, or sell rides, in Bolton Landing. What do I need?
Under the Lake George Park Commission's rules, the sale, lease, rental or charter of vessels of any type, a boat launch, or rides, instruction or water-based recreation for a fee makes a business a Class A marina, which needs a Commission permit before it operates; the town may have approvals of its own. A tour or charter boat needs a Commission operating permit and registration with NYS Parks as a public vessel. On the insurance side, a standard general liability policy excludes boats you own or rent to others, so the business needs marina operator's or watercraft liability written for it, property cover for the fleet, and workers' comp for the dock staff.
My inn has a dock for guests. Does that make it a marina?
Not by itself. The Commission's definition leaves out docks at a hotel, motel, inn, housekeeping cottage or campground used only by registered guests, and restaurant docks used only by diners. Offering berthing space to anyone else is marina use: one space is a Class B registration, more than one a Class A permit, and renting boats or selling rides changes it too. Either way, tell your carrier about the dock, the swimming area and any boats or kayaks you lend guests, so the liability policy is written for them.
Do I need a permit to rent my Bolton house by the week?
Yes. Warren County's table of local rules shows a Town of Bolton short-term rental permit, so check the town's current requirements with the Town before you list. Renting out a house with the use of its dock doesn't by itself make it a marina under the Commission's rules, but guests on the water are still a liability exposure. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it; the landlord insurance page explains the options.
I'm a contractor working in Bolton. What should I know?
Building permits, certificates of occupancy and fire safety inspections in Bolton come from Warren County's Fire Prevention and Building Code Enforcement department. Within the Lake George Park, a stormwater permit is needed before you create more than 1,000 square feet of impervious surface or clear or grade more than 5,000 square feet, and the Commission lists Bolton among the towns that administer that program themselves. Owners and general contractors will want your general liability and workers' comp on file, and once the policies are in force, I get you the certificates. The Scaffold Law applies to roofs and work at height.
