Business insurance in Chestertown
The Town of Chester has two main settlements: Chestertown, where Main Street holds small businesses, restaurants, a grocery store, a pharmacy and the health center, and Pottersville, a crossroads on Route 9 for travelers from North Creek and Schroon Lake. Here's what a business in the town carries and what the town asks for.
A Chestertown business needs workers' compensation from the first employee, summer staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town of Chester adds rules of its own: a short-term rental needs a town permit backed by a Warren County inspection before the first guest, certain commercial uses in the hamlets go through site plan review, and tree and landscaping crews on shorefront lots work under the town's cutting limits. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Chestertown
- Main Street in Chestertown. Warren County's hamlet profile describes Main Street as home to small businesses, a couple of restaurants, a grocery store, a pharmacy and the health center, on Routes 8 and 9, and says certain commercial uses in the Hamlet zone go through site plan review. Your lease sets the liability limits and additional insureds. See retail shop insurance, restaurants and business owners policies.
- Pottersville on Route 9. The county calls Pottersville a crossroads for travelers from North Creek and Schroon Lake, with restaurants, a gas station and a post office, and lists I-87 and US 9 as its major roads. A business that lives on passing traffic needs general liability for customers on the premises and, for fuel and convenience stops, the cover a gas station needs.
- Short-term rentals. Under the town's 2023 local law, a short-term rental needs a town permit before the first guest, backed by a Warren County inspection report and a Certificate of Authority from the County Treasurer. The permit doesn't pass to a buyer. A homeowners policy often limits or excludes paying guests. See landlord and short-term rental insurance.
- Lakefront and riverfront work. The town limits cutting near the shoreline, and within a quarter mile of the Hudson and Schroon rivers the Adirondack Park Agency may have jurisdiction too. Docks and signs have their own town applications. See landscapers and tree services, contractor insurance and inland marine for equipment; the Scaffold Law applies to work at height.
- Visitors all year. The town's history describes summer hotels, boarding houses and camps since after the Civil War, recreation for visitors the year round today, and a joint effort to develop the former Scaroon Manor site on Schroon Lake. Rentals, guiding and lessons need the activity named on the policy, and seasonal hires need workers' comp from the first day.
- Building and flood rules. Building permits, certificates of occupancy and fire safety inspections here come from the county's code department, and the town has its own Flood Damage Prevention Local Law and floodplain development permit. Commercial property excludes flood; see flood insurance and commercial property.
What Chestertown businesses carry
Required by New York
Workers' compensation from the first employee, summer and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.
Required by your landlord, clients and the town
General liability naming the landlord or client as additional insured, and the certificates a permit office or property owner asks for. For a shop, inn or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Liquor liability for any restaurant, bar or inn that serves, because general liability excludes Dram Shop claims; cyber for card payments and online bookings; employment practices liability once you have staff; flood insurance if FEMA's map puts your address in a flood zone; and a commercial umbrella when a lease or contract asks for higher limits.
By industry
- Restaurants and delis, liquor liability, food trucks and vendors
- Main Street shops, convenience stores and gas stations, salons
- Builders and trades, landscaping, tree work and snow plowing, handymen, cleaning and rental turnover
- Auto repair, trucking and hauling, short-term and long-term rentals
How I quote a Chestertown business
A short conversation about what you do, when you're open, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, your clients or the permit office. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. County filings, county road permits and the town-by-town rental table are on the Warren County business insurance page; nearby, see Warrensburg, Schroon Lake and Lake George.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
What does the Town of Chester require before I rent my place to guests?
A Short-Term Rental Permit under the town's Local Law No. 4 of 2023, obtained before the unit is used as a short-term rental. The application goes to the Planning and Zoning Office with a Warren County Fire Prevention and Building Codes inspection report, so call the county department at 518-761-6542 to schedule the inspection first, and the town ties its timing to the Certificate of Authority from the Warren County Treasurer's Office. The permit doesn't expire, but it doesn't transfer either: a buyer who wants to keep renting applies for a new one within 60 days of the planned rental date. A homeowners policy often limits or excludes paying guests, so the rental needs a policy written for it.
I'm a landscaper or tree crew working lakefront lots in Chester. What should I know?
The town's Zoning Local Law limits cutting on shorefront lots: within 35 feet of the shoreline no vegetation may be removed except up to 30 percent of the trees over six inches in diameter in any ten-year period, and within six feet no more than 30 percent of the shorefront may be cleared, with exceptions for diseased or hazardous trees. Within a quarter mile of the Hudson and Schroon rivers, outside the Hamlet and Moderate Intensity districts, special restrictions apply and the Adirondack Park Agency decides jurisdiction. Ask the owner what the Zoning Office has approved before you cut. General liability covers injury and damage to other people's property, and equipment you haul from job to job needs inland marine.
I'm opening a shop or restaurant on Main Street in Chestertown. Where do I start?
With the town's Planning and Zoning Office at the Municipal Center, 6307 State Route 9 (518-494-7369), which issues zoning permits and handles sign permits and site plan review; Warren County's profile of the hamlet says certain commercial uses in the Hamlet zone are allowed subject to site plan review, and the town asks for at least two weeks' lead time on applications. Building permits, certificates of occupancy and fire safety inspections come from Warren County's code department. Your landlord will want general liability naming them as additional insured; a restaurant that serves alcohol adds liquor liability. Once the policies are in force, I get you the certificates.
My business is near the Schroon River or a lake. Is flood covered?
No, not under a standard commercial property policy, which excludes flood. The town has a Flood Damage Prevention Local Law and its own floodplain development permit application, so building in a mapped floodplain goes through the Zoning Office. Look your address up on FEMA's flood map, or send it to me and I'll look it up; flood insurance is a separate policy.
Are you in Chestertown?
My office is in Clifton Park. I meet Chestertown and Pottersville owners at their business, at the office or by phone or video, and handle certificates, audits and claims myself afterward.
