Business insurance in Hudson Falls and Fort Edward

Hudson Falls is the village inside the Town of Kingsbury, and Fort Edward sits on the Hudson and the Champlain Canal. Both grew around mills; today it's shops, offices and apartments in older village buildings, contractors pulling local permits and events on the village green. Here's what a business here usually needs, and the local paperwork that touches insurance.

In short

A business in Hudson Falls, Kingsbury or Fort Edward needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its landlord and clients ask for. Locally, the Town of Kingsbury and the Village of Fort Edward want proof of workers' comp and disability coverage before they issue a building permit, the Village of Hudson Falls wants to be named as additional insured when a business uses village property, and the older buildings in the historic district need property terms that will rebuild them. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in Hudson Falls and Fort Edward

  • Three code offices, and proof of comp up front. The Town of Kingsbury, the Village of Hudson Falls and the Village of Fort Edward each run their own code office. Kingsbury's and Fort Edward's building permit applications say proof of workers' comp and of disability benefits coverage must be supplied before a permit is issued, and Hudson Falls's sign permit asks for the contractor's comp certificate number and expiration date. Add the Scaffold Law on any work at height. See contractor insurance and workers' compensation.
  • Old buildings and asbestos. Fort Edward's application asks for a pre-demolition asbestos survey on buildings put up before 1974. A standard general liability policy excludes most pollution claims, asbestos included, so contractors who renovate or tear out older buildings should ask about contractors pollution liability.
  • Historic village buildings. The buildings on the east side of the village green went up after a devastating fire in the 1870s and are the heart of the Hudson Falls Historic District, and the village has used New York Main Street funds to help owners renovate mixed-use buildings. Old buildings cost more to rebuild than they sell for, so commercial property belongs at replacement cost with ordinance-or-law coverage; apartments upstairs need landlord terms too. See landlord insurance.
  • Events and vendors on village property. A business using the Juckett Park gazebo or other village property has to name the Village of Hudson Falls as additional insured by endorsement, primary and non-contributory. Door-to-door solicitors carry a village permit. See general liability and food trucks.
  • The Hudson and the canal. Fort Edward is on the Hudson River and the Champlain Canal, and the Town of Fort Edward's history puts its industry in the village, where the paper mills used the canal. Commercial property excludes flood, so check FEMA's map before you rely on a property policy alone.

What Hudson Falls and Fort Edward businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord, clients and the village

General liability naming them as additional insured, with the endorsement the Village of Hudson Falls asks for when you use its property, or a business owners policy that packages liability with property and lost income for a shop, office or small restaurant.

Worth adding

Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; employment practices liability once you have staff; an equipment floater for tools that ride in a truck; flood insurance if FEMA's map puts your address in a flood zone; and a commercial umbrella when a contract asks for higher limits.

How I quote a Hudson Falls or Fort Edward business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, clients or the village, usually the same day, and ask the carriers to send the workers' comp and disability forms a permit office wants. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video. The business gap check takes three minutes. County filings and permits: business insurance in Washington County. Next door: Glens Falls and Queensbury.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm running an event or selling at Juckett Park. What insurance does the village want?

The Village of Hudson Falls form for using village property asks commercial users to name the village as an unrestricted additional insured, by endorsement (ISO CG 20 26 or its equivalent), with the coverage primary and non-contributory, a 30-day notice of cancellation, a rated insurer licensed in New York, and the general liability limits the form sets. You enclose a copy of the endorsement and agree to cover any deductible. Individuals are asked for homeowners liability that doesn't exclude activities away from home. Once the policy is in force, I get you the certificate and the endorsement.

The Kingsbury or Fort Edward permit form wants proof of workers' comp and disability. Can you send it?

The Town of Kingsbury and the Village of Fort Edward both say proof of workers' compensation and of disability benefits coverage must be supplied before a building permit is issued, or an exemption or waiver where it applies. That proof comes from your carrier, not from me: form C-105.2 for workers' comp (U-26.3 if you're with the State Insurance Fund) and DB-120.1 for disability and Paid Family Leave, sent to the permit office on request. An ACORD form isn't accepted as proof of comp, and brokers aren't authorized to issue the DB-120.1. I tell you which forms the office wants and ask the carriers to send them.

I own a village building with a shop downstairs and apartments upstairs. What should the policy say?

It has to cover both uses: the commercial space and the apartments, with landlord liability, loss of rents, and property written at replacement cost with ordinance-or-law coverage for the code upgrades a partial rebuild triggers. Ask each commercial tenant for a certificate naming you. If you're renovating, tell me before work starts; the value changes, and some policies restrict cover while units sit empty.

My business is near the Hudson or the canal. Is flood covered?

Not by a standard commercial property policy; flood is excluded. Fort Edward is on the Hudson River and the Champlain Canal, and mills were built along the river at Hudson Falls, so look up the address on FEMA's flood map, or send it to me and I'll look it up. Flood is a separate policy, and sewer backup is a separate endorsement.

Are you in Hudson Falls?
