Business insurance in Granville

Granville is a town and village in the Mettowee River Valley on the Vermont line, built on slate: quarries and stone businesses, light manufacturing, farms, and shops and restaurants in the village. Here's what a Granville business needs, and the town and village rules that touch insurance.

In short

A Granville small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Locally, the Town names agriculture, light manufacturing and slate as its economic base. Its site plan law sends new commercial uses, and farm weddings, farm restaurants and farm stays, to the Planning Board before a building permit. The Village's Main Street Business District reviews new shops and restaurants too, and the Town's 2026 flood law adopts new FEMA maps. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in Granville

  • Slate. The Village calls itself the Colored Slate Capital of the World, and the Town names the slate industry, with agriculture and light manufacturing, as its economic base. Quarry and stone work needs workers' comp for heavy work, inland marine for equipment that moves between sites, commercial auto or trucking cover, and products and completed operations for slate that ends up on roofs and floors.
  • Makers and manufacturers. The Village lists furniture making and sealant production among its industries. A manufacturer needs product liability written for what it makes, equipment breakdown, and property for the building, machines and stock.
  • Farm weddings, farm stores and farm stays. The Town's 2018 site plan law sends weddings on a farm, a farm restaurant, permanent retail sales and farm stays such as a bed and breakfast to the Planning Board for modified site plan review; a farm stand does not need it. Each of those brings guests a farm policy has to name, and alcohol brings liquor liability under the Dram Shop Act.
  • New businesses and changes of use. In the Town, a new commercial, industrial or mixed-use site, or a change of use, needs site plan approval before a building permit, and a use that has been closed for a year is reviewed again before it reopens. Tell me before you buy or reopen a building: a property policy can restrict cover while a building is vacant or under renovation.
  • Main Street in the village. The Village's zoning law sets out a Main Street Business District, where shops, restaurants, offices, bed and breakfasts and inns need site plan review and apartments go above the ground floor. Tenants need the liability limits and additional insureds the lease sets; owners of mixed-use buildings need landlord terms for the apartments. See retail shops and restaurants.
  • Permits and the new flood maps. The Village's permits page posts the Washington County building permit application and lists both a local and a county code enforcement officer. The Town's 2026 flood law adopts new FEMA maps and requires a floodplain development permit in mapped flood areas; the Mettowee River runs through the village. Commercial property excludes flood, so flood insurance is a separate policy. Contractors carry Scaffold Law exposure on every roof; see contractor insurance.

What Granville businesses carry

Required by New York

Workers' compensation from the first employee, seasonal quarry, farm and event help included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord, buyers and clients

General liability naming them as additional insured, or a business owners policy that packages liability with property and lost income for a shop, office or small restaurant. Builders, wholesale buyers and event venues may ask for certificates.

Worth adding

Flood insurance if the new FEMA map puts your address in a flood zone, cyber for card payments and online sales, employment practices liability once you have staff, and a commercial umbrella above general liability and auto, which matters for heavy trucks and equipment.

How I quote a Granville business

A short conversation about everything the business does, from the quarry or the barn to the shop counter; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, buyers or venues. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video. The business gap check takes three minutes. Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

We want to host weddings, open a farm store or offer farm stays in the Town of Granville. What changes?

The Town's site plan law calls these Secondary Farm Uses: weddings on the farm, a restaurant, permanent retail sales and farm stays such as a bed and breakfast or inn. Each needs modified site plan review by the Planning Board before a building permit, while a farm stand selling produce does not. On the insurance side, a farm policy written for growing and raising may not cover paying guests, events or overnight stays, so each one has to be named. If alcohol is served or sold, New York's Dram Shop Act applies and you need liquor liability; event staff need workers' comp from the first day.

I'm opening a shop or restaurant on Main Street in the Village of Granville. What does the village need?

The Village's zoning law sets out a Main Street Business District where a restaurant, a retail business, a bed and breakfast, an inn, a professional office or a personal service business needs site plan review, and apartments are allowed above the ground floor but not on it. If you rent, you need general liability naming the landlord and cover for your own equipment, stock and improvements. If you own the building with apartments upstairs, the policy has to cover both uses, with landlord liability and loss of rents.

I run a slate quarry or a stone business. What should the insurance cover?

Workers' compensation from the first employee, quarry crews included; inland marine for excavators, loaders and saws that move between sites; commercial auto or trucking cover for the trucks; general liability, including products and completed operations if your slate goes onto roofs, floors or walls; and property for the shop, the equipment in it and the stone on hand. If you also install what you sell, New York's Scaffold Law applies on every roof.

Is my Granville business in a flood zone?

Look it up rather than guess. The Town of Granville's Local Law 1 of 2026 adopts FEMA flood maps and a Washington County flood study, and requires a floodplain development permit from the Town Code Enforcement Officer for building in a mapped flood area. The Mettowee River runs through the village. A standard commercial property policy excludes flood, so flood is a separate policy, and sewer backup a separate endorsement. Send me the address and I'll check the current map.

Do you meet Granville owners?

Yes. My office is in Clifton Park; I meet Granville owners at their business, at the office or by phone or video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
