Business insurance in Fort Ann
Fort Ann is a town and village in Washington County that describes itself as predominantly a farming town, with historic homes, old canal locks, lakes, ponds and mountains, and small businesses spread across the town. Route 4 runs through the village. Here's what a Fort Ann business needs, and the Town rules that touch insurance.
A Fort Ann small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability, and commercial auto. The Town asks for Site Plan Review before a business starts, projects in the Adirondack Park need an Agency jurisdictional determination before a building permit, and Lake George work involves the Park Commission. Short-term rentals need a yearly Town license and a contact who can respond within an hour. New FEMA flood maps took effect for Washington County in July 2026, and commercial property excludes flood. My office is in Clifton Park; I meet owners at their business, at the office or by video.
What's different about insuring a business in Fort Ann
- Farms and small businesses across the town. The Town calls Fort Ann predominantly a farming town, with numerous small businesses scattered through it. A farm that sells to the public or hires seasonal help needs those activities named on its policy, and a business run from home or a barn needs cover a homeowners policy won't give. See general liability and business owners policies.
- Site Plan Review before you open. The Town asks a new business to go through Site Plan Review with the Planning Board before it starts. Leases and landlords set the liability limits and additional insureds at the same stage; see retail shop insurance and restaurants and bars.
- The Park and Lake George. For projects in the Adirondack Park, the Town tells owners to get a jurisdictional determination from the Agency before submitting a building permit, and Lake George work on docks, moorings and stormwater involves the Lake George Park Commission. Contractors, dock builders and landscapers need certificates for each owner they work for, and work at height carries Scaffold Law exposure; see contractor insurance.
- Short-term rentals. A Town license comes before any listing, renews each calendar year, and requires a contact who can deal with a complaint within an hour. See landlord and short-term rental insurance.
- Salvage and used parts. The Town licenses junk, second-hand and auto parts businesses every year, with a fence, fire extinguishers and no burning on site. See auto repair shops and commercial auto.
- The new flood maps. FEMA's new maps for Washington County took effect on July 21, 2026, and the County says some properties moved into higher-risk zones. Commercial property excludes flood; flood insurance is a separate policy, and it can be bought outside a mapped zone too.
What Fort Ann businesses carry

Required by your landlord and clients
General liability naming them as additional insured, or a business owners policy that packages liability with property and lost income for a shop, office or small restaurant. County filings, farms and permits are on the Washington County page.
Worth adding
Flood insurance if the new FEMA map puts your address in a flood zone, an equipment floater for tractors, tools and machines that move between jobs, liquor liability under the Dram Shop Act for restaurants and bars that serve, cyber for card payments and online bookings, and a commercial umbrella above general liability and auto.

- Short-term and long-term rentals, cleaning services that turn them over

I'm starting a business in Fort Ann. What does the Town want first?
The Town's business page says a new business needs Site Plan Review through the Planning Board before it starts. If the property is in the Adirondack Park, the Town's code enforcement page says to ask the Adirondack Park Agency for a jurisdictional determination before submitting a building permit, and Lake George projects, such as docks, moorings and stormwater work, also involve the Lake George Park Commission. Start the insurance conversation at the same time: a landlord or client will ask for a general liability certificate before you open, and once the policies are in force, I get you the certificates.
What does Fort Ann require for a short-term rental?
Under Town Local Law 1 of 2023, a license from the Town before you market or rent, issued for the calendar year, unless you live on the same property and are there while guests stay. The law sets smoke, carbon monoxide and propane detectors and fire extinguishers, parking and occupancy limits, written house rules each renter signs, quiet hours, and a contact person who can deal with a complaint within one hour, whose details go to the neighbours and are posted in the unit. Motorized watercraft brought by guests need a decontamination certificate. A homeowners policy can limit or exclude paying guests, so the rental needs a policy written for it.
The new flood maps changed my zone. What now?
Washington County's notice, posted on the Town site, says FEMA's new Flood Insurance Rate Maps took effect on July 21, 2026, and that some properties moved into a higher-risk zone while others moved out. A building newly in a Special Flood Hazard Area may need flood insurance if it secures a federally backed mortgage, and flood insurance can still be bought outside mapped zones. Commercial property policies exclude flood, so it is a separate policy, through the National Flood Insurance Program or a private carrier. Send me the address and I'll look it up on FEMA's map.
I run a salvage yard or sell used auto parts. Does the Town license that?
Yes. The Town's ordinance on dealers in second-hand goods, junk and auto parts requires a license from the Town, applied for through the Town Clerk and renewed every year, since it runs to December 31. It requires a six-foot fence that keeps children and others out, fire extinguishers, no burning, a locked gate when the yard is unattended, and access for the Town to inspect. The license doesn't insure anything: you need general liability, property for buildings and stock, and garage or commercial auto cover for the vehicles you move.
Do you meet Fort Ann owners?
Yes. My office is in Clifton Park; I meet Fort Ann owners at their business, at the office or by phone or video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
