Business insurance in Greenwich and Cambridge
Greenwich and Cambridge are villages in the south of Washington County, with farms all around. Greenwich's Main Street is Route 29, with old mill sites along the Battenkill; Cambridge's Main Street is the center of village life, with an arts center and artisans nearby. Here's what a farm, shop or studio here usually needs, and the local rules that touch insurance.
A Greenwich or Cambridge business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its landlord and buyers ask for. Locally, Greenwich's 2023 plan calls agriculture central to the economy and wants more farms open to visitors, the Village of Greenwich licenses peddlers and asks food sellers for a county health certificate, and the plan suggests new uses for old Battenkill mill buildings. In Cambridge, Main Street is the center of village life, with an arts center, artisans and mixed-use buildings. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Greenwich and Cambridge
- Farms and the businesses around them. Greenwich's 2023 plan calls agriculture central to its economy, from dairy and field crops to fiber animals and small fruit and vegetable growers, with a cluster of farm supply and service businesses nearby, and it recommends more you-pick and farm visits. Every visitor and every sale to the public adds premises and product liability a farm policy has to name; a farm supply or repair shop needs inland marine for equipment and commercial auto for the trucks.
- Greenwich's Main Street is Route 29. The plan names it the busiest road in Greenwich, with commercial uses along Route 29 and Route 40 and in the Clarks Mills and Thomson hamlets. The village added a Main Street Overlay in 2022, and its permit application lists signs and changes of occupancy. Shops and restaurants on a lease need the liability limits and additional insureds it sets; see retail shops and restaurants.
- Old mill buildings on the Battenkill. Industrial land in Greenwich sits along the Batten Kill, and the plan suggests reusing the former Dunbarton Mill site and other empty mill buildings for businesses like a brewery or bakery that make and sell in one place. That's product liability, liquor liability if you pour, and property at replacement cost, with vacancy and renovation terms checked before work starts.
- Peddlers and food sellers in the Village of Greenwich. Selling in the village takes a peddler's license from the Village Board, and food and drink sellers attach a county health inspection certificate. See food truck insurance.
- Cambridge's Main Street. A state Senate resolution calls Cambridge's Main Street the center of the village's economic and cultural life, with Hubbard Hall as an arts center and Varak Park, a former seed company site, home to artisans and small businesses. A New York Main Street project has also helped renovate mixed-use properties in the village. Studios and makers need product and professional liability where it fits; building owners need landlord terms for the apartments upstairs.
- Short-term rentals. Greenwich's plan recommends the town and village consider a permit system for short-term rentals. A homeowners policy often won't cover paying guests; see short-term rental insurance.
What Greenwich and Cambridge businesses carry
Required by New York
Workers' compensation from the first employee, seasonal farm and shop help included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, buyers and markets
General liability naming them as additional insured, or a business owners policy that packages liability with property and lost income for a shop, studio or small restaurant. Markets, events and wholesale buyers usually ask for a certificate.
Worth adding
Flood insurance if FEMA's map puts your address in a flood zone near the Battenkill or the Hudson, since commercial property excludes flood; cyber for online and card sales; employment practices liability once you have staff; and a commercial umbrella above general liability and auto.
By industry
- Restaurants, cafes and bars, liquor liability, food trucks and market stands
- Retail shops and farm stores, salons and barbershops
- Contractors and trades (New York's Scaffold Law applies on every roof and barn), landscaping and snow plowing, handymen

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I want to sell from a truck or a table in the Village of Greenwich. What does the village need?
A peddler's license, approved by the Village Board, by the day, for six months or for the year. The application asks what you sell and where it is made, which vehicle you use and its plate, and whether you're selling at a special event; if you sell food or drinks, you attach a Washington County Department of Health inspection certificate. Allow at least two weeks. On the insurance side, the vehicle should be insured for business use, which a personal auto policy may not be, and event organizers usually want a certificate naming them. Once the policy is in force, I get you that certificate.
We're starting a bakery, brewery or workshop in an old mill building on the Battenkill. What should we think about?
Greenwich's plan suggests just that for the waterfront: production and retail in the same place, in buildings the mills left behind. Before you sign, check how the policy treats a building under renovation or sitting vacant, and settle builder's risk if you're doing the work. Then you need product liability for what you make, property at replacement cost for an older building, and, if you pour or sell drinks on site, liquor liability under the Dram Shop Act. Ask whether a permit is needed for the change of use first; the village's application lists it.
I run a shop or studio on Cambridge's Main Street, with apartments upstairs. What should the policy say?
If you own the building, the policy has to cover both the commercial space and the apartments: landlord liability, loss of rents, and property at replacement cost with ordinance-or-law coverage. If you rent, you need general liability naming the landlord and cover for your own equipment, stock and improvements, since the landlord's policy covers the building. Classes, performances or events add guests and sometimes alcohol; tell me about them so they're on the policy.
My business is near the Battenkill or the Hudson. Is flood covered?
Not by a standard commercial property policy; flood is excluded. The Town of Greenwich is bounded by the Hudson on the west and the Batten Kill on the south and east, so look the address up on FEMA's flood map, or send it to me and I'll look it up. Flood is a separate policy, and sewer backup is a separate endorsement.
Are you in Greenwich?
My office is in Clifton Park. I meet Greenwich and Cambridge owners at their business or farm, at the office or by phone or video. Once policies are in force, I get you the certificates, and audits and claims come through me.
