Business insurance in Niskayuna
Niskayuna's 2013 Comprehensive Plan puts the town's busiest retail at the south end, around Mohawk Commons and Mansion Square where State Street meets Balltown Road, with a Town Center at Nott Street and Balltown Road, shops and converted houses on Upper Union Street, and smaller pockets of business along Route 7. Here's what a Niskayuna business usually needs and what the town asks for.
A Niskayuna small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The town adds its own paperwork: contractors file general liability, workers' comp and disability certificates naming the Town of Niskayuna with any permit application, home businesses that see customers or hire outside help register with the Building Department, and door-to-door vendors need a Town Clerk permit. Shops at Mohawk Commons, Mansion Square and the Balltown Road plazas carry lease requirements. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Niskayuna
- Mohawk Commons, Mansion Square and Niskayuna Square. The town's 2013 plan calls the south end, where State Street meets Balltown Road, its most densely developed commercial and retail area, with large stores at Mohawk Commons, a mix of new buildings and an old mansion at Mansion Square, and a grocery-anchored strip at Balltown and Consaul Roads. Leased space means the lease sets your limits and additional insureds. See retail shop insurance and restaurant insurance.
- The Town Center and Upper Union Street. The plan describes a small shopping district at Nott Street and Balltown Road, and an Upper Union Street that mixes homes, converted single-family houses and stand-alone shops. A house used as an office or shop needs a commercial policy with rebuild-cost limits and ordinance-or-law cover. See business owners policy, professional liability and medical and dental offices.
- Contractors and town permits. Niskayuna wants general liability, workers' comp and disability certificates, all naming the town, with any permit application, including a highway permit for work in a town road, and a CE-200 exemption covers only one permit. Add the Scaffold Law on any work at height. See contractor insurance and DBL and Paid Family Leave.
- Businesses run from home. The town's home occupation rules list professional offices among the allowed uses and require a yearly registration once clients visit or someone from outside the family works there. A homeowners policy leaves most business property and liability out. See general liability and workers' compensation.
- Door-to-door sales. Vendors need a Town Clerk permit after a police background check, list the vehicles they'll use, may need a bond if they take money at the door, and lose the permit for ignoring the town's Do-Not-Vend list. See commercial auto.
- River Road and the Mohawk. The plan describes the River Road area as mostly commercial, home to GE's research center, and keeps the Mohawk River flood plain in conservation zoning; it also notes older parts of town are more prone to flooding. Commercial property excludes flood, so check the address on FEMA's map. See flood insurance.
What Niskayuna businesses carry
Required by New York
Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.
Required by your landlord, clients and the town
General liability naming the landlord or client as additional insured, and the certificates the Building Department asks for with a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Liquor liability for any restaurant that serves, because general liability excludes Dram Shop claims; cyber for card payments and client records; employment practices liability once you have staff; and a commercial umbrella when a lease or contract asks for higher limits.
By industry
- Restaurants and bars, liquor liability, food trucks
- Retail shops, salons and barbershops, convenience stores and gas stations
- Contractors and trades, handymen, landscaping and snow plowing, cleaning and janitorial
- Medical and dental offices, professional offices, daycare
How I quote a Niskayuna business
A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; once you choose and the policies are in force, certificates to your landlord, clients or the Town of Niskayuna; and one number afterward for certificates, audits and claims. The business gap check takes three minutes. For county filings and permits, see business insurance in Schenectady County; next door, business insurance in Schenectady.

What certificates does Niskayuna want with a permit application?
The Building Department asks contractors for proof of general liability, workers' compensation and disability insurance with any permit application, and the Town of Niskayuna must be the certificate holder on all of them. Comp is accepted on form C-105.2, U-26.3 or SI-12, and disability on DB-120.1 or DB-155. If you have no employees, a CE-200 exemption takes the place of both, but it is job-specific: a new one for each permit. Work in a town road needs a highway permit, and that asks for the same proof. Once the policies are in force, I get the certificates to the town; the comp and disability forms come from the carriers.
I run a business from my home in Niskayuna. Do I need to register, and is my homeowners policy enough?
The town's home occupation rules call for a registration with the Building Department, renewed every year, unless the business makes no change to the outside of the house, only residents work there and no customers or clients come to the property. The rules also limit how many people from outside the family can work there. On insurance, a homeowners policy is written for a residence and covers little or no business property or business liability. Once clients visit or you hire help, you need a business owners policy or a home business policy, and workers' comp for the employee.
I sell door to door in Niskayuna. What does the town need?
A vendor permit from the Town Clerk. The application asks what you sell and how, lists any vehicles you'll use, and goes to the police for a background check; a bond may be required if you'll take money at the door. The permit has to be worn where it can be seen, and vendors who ignore the town's Do-Not-Vend list lose it. If a vehicle is used for the business, check that it is insured for that use; a personal auto policy may not be.
My shop is at Mohawk Commons or in a plaza on Balltown Road. What does the lease usually want?
General liability with the landlord named as additional insured by endorsement, property cover for your improvements, stock and equipment, since the landlord insures the building, and often business income. A business owners policy packages the three. Send me the insurance section of the lease and I quote to it.
