Business insurance in Rotterdam
Rotterdam's 2022 Comprehensive Plan follows Route 7 from the Thruway interchange along Duanesburg Road and Curry Road, past the town's main commercial destinations, with grocery stores, restaurants, medical offices and gas stations on Altamont Avenue, the Viaport mall on West Campbell Road and trucks working out of the industrial park. Here's what a Rotterdam business usually needs and what the town asks for.
A Rotterdam small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The town adds its own paperwork: contractors file liability and comp certificates with a building permit, work in a town right-of-way needs the town named as additional insured by endorsement, restaurants and other food businesses register with the Town Clerk every year, and waste haulers file liability and vehicle insurance certificates. The industrial park on Route 7 adds trucking and logistics. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Rotterdam
- Altamont Avenue and Curry Road. The town's 2022 plan describes Altamont Avenue as mostly auto-oriented commerce: grocery stores, banks, restaurants, medical offices, gas stations and convenience stores, running to a commercial node where it meets Curry Road and Route 7. Restaurants and other food businesses also register with the Town Clerk every year. See restaurant insurance, convenience stores and gas stations and medical and dental offices.
- Viaport Rotterdam. The plan tells how the former Rotterdam Square Mall on West Campbell Road lost visitors and storefronts, was renamed Viaport Rotterdam, and is adding attractions such as an aquarium and office leasing. Tenants there sign leases that set limits and additional insureds, and the plan's concern about empty space matters because property policies restrict cover in vacant buildings. See retail shop insurance.
- Trucks, warehouses and cold storage. The plan names the Rotterdam Industrial Park, GE and the Route 7 PILOT Travel Center among the places that rely on trucks, and calls the industrial park a major logistics center with its entrance on Route 7. Metroplex markets the Rotterdam Corporate Park for food distribution and cold storage. That is trucking and cargo, inland marine, and spoilage and equipment breakdown on the property side.
- Contractors, permits and town roads. Contractors submit current liability and comp certificates with a building permit application, and new signs need their own permit. Work in a town right-of-way needs the Town named as additional insured by endorsement, comp and disability forms, and a promise to hold the Town harmless for five years after the work. Add the Scaffold Law on any work at height. See contractor insurance.
- Haulers and peddlers. Waste haulers file liability and vehicle insurance certificates with the Town Clerk and answer for employee dishonesty in customers' homes; peddlers get a permit for 30 days at a time, say how they'll travel, and keep to set hours. See commercial auto and cleaning and janitorial for the employee theft bond that goes with work inside homes.
- Rotterdam Junction and the Mohawk. The plan puts a significant portion of the hamlet in the 100- and 500-year flood zone, recalls the damage after Hurricane Irene in 2011, and calls for planning ahead for flood-prone areas along the Mohawk. Flood is a separate policy; see flood insurance.
What Rotterdam businesses carry
Required by New York
Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.
Required by your landlord, clients and the town
General liability naming the landlord, client or the Town as additional insured, and the certificates the town asks for with a building, right-of-way or hauler permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; employment practices liability once you have staff; an equipment floater for tools that ride in a truck; and a commercial umbrella when a contract or permit asks for higher limits.
By industry
- Restaurants and bars, liquor liability, food trucks
- Retail shops, salons and barbershops, convenience stores and gas stations
- Contractors and trades, handymen, landscaping and snow plowing, cleaning and janitorial
- Medical and dental offices, daycare
- Trucking and delivery, auto repair shops
How I quote a Rotterdam business
A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; once you choose and the policies are in force, certificates to your landlord, clients or the Town of Rotterdam; and one number afterward for certificates, audits and claims. The business gap check takes three minutes. For county filings and permits, see business insurance in Schenectady County; next door, business insurance in Schenectady.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
What does Rotterdam want before I work in a town road or right-of-way?
Proof of insurance filed with the Commissioner of Public Works before any work starts: general liability with the Town listed as additional insured, and the additional insured endorsement itself with the certificate, because a certificate alone isn't accepted. You also file workers' comp and disability forms (C-105.2, U-26.3, SI-12 or GSI-105.2 for comp; DB-120.1 or DB-155 for disability), or a new CE-200 for each permit, and you agree to hold the Town harmless and defend it for damage from the work, for five years after it's done. Check the limits on the permit before you price the job. Once the policies are in force, I get the certificate and endorsement to the Town; the comp and disability forms come from the carriers.
I'm opening a restaurant or food business in Rotterdam. What does the town ask for?
A Certificate of Registration for food handling establishments from the Town Clerk, renewed every year. The application asks for your New York State Department of Health license, your liquor license if you have one, and the certificate of occupancy with its maximum occupancy. The insurance follows from those answers: general liability and property for the space, liquor liability if you serve alcohol, since general liability excludes Dram Shop claims, and spoilage and equipment breakdown for the coolers.
I haul trash in Rotterdam. What does the town need?
A waste hauler permit from the Town Clerk, with a certificate of public liability insurance and a certificate of vehicle liability insurance on file, the list of trucks and the streets you collect on. The application also has you agree to make good, up to a set amount, on any dishonest act by your employees at a customer's home. That promise is what employee dishonesty or crime coverage is for, alongside commercial auto on every truck.
My business is in Rotterdam Junction. Is flood covered?
Not by a standard commercial property policy; flood is excluded. The town's plan says a significant portion of Rotterdam Junction lies in the 100- and 500-year flood zone and that the hamlet was badly damaged after Hurricane Irene in 2011. Look up the address on FEMA's flood map and price a separate flood policy for the building or your improvements and the contents.
