Business insurance in Duanesburg

Duanesburg is Schenectady County's westernmost town: rolling hills, farmland and rural homes, with I-88 and Route 20 running through it and the Village of Delanson in its southern part. The town's plan describes its business life as farms and farm-based tourism, small commercial centers in the hamlets and where Routes 20 and 30 meet, and residents running businesses from home. Here's what a Duanesburg business carries.

In short

A business in Duanesburg or the Village of Delanson needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The town's plan describes a growing commercial district where Routes 20 and 30 meet, small commercial centers in the hamlets, a local law encouraging agri-tourism, wineries, meaderies and breweries, and residents running businesses from home. Anything that serves alcohol adds liquor liability under the Dram Shop Act, and the Schoharie Creek and Normanskill floodplains call for a FEMA map check. My office is in Clifton Park.

What's different about insuring a business in Duanesburg

  • Farms, breweries and agri-tourism. The town's plan describes a right to farm law and a local law encouraging agri-tourism, wineries, meaderies and breweries, under which a meadery and a brewery have been built. Visitors on a farm, a tasting room or a farm market bring premises and product liability, and serving alcohol adds liquor liability under the Dram Shop Act. See general liability and restaurants and bars.
  • Route 20 and the hamlet centers. The plan describes a growing commercial district where Routes 20 and 30 meet, and the hamlets of Quaker Street, Duanesburg and Mariaville as small residential and commercial centers, with new sewers along Route 7 built to encourage commercial development. Leased space means the lease sets your liability limits and additional insureds. See retail shop insurance and business owners policy.
  • Businesses run from home. The plan notes residents increasingly running businesses from home. A homeowners policy covers little or no business property or business liability and does not cover a vehicle used for work, so a home business needs its own cover. See professional liability and cyber.
  • I-88, Route 20 and the trucks. I-88 has an exit in town and Route 20 is its busiest road. Haulers, contractors and anyone delivering need commercial auto at the limits customers ask for, and equipment needs inland marine cover. See trucking.
  • Contractors. New York bars a town or village from issuing a permit for work done by employees without proof of workers' compensation, in Duanesburg and in Delanson alike, and the Scaffold Law applies to any work at height. See contractor insurance, workers' compensation and certificate requests.
  • The Schoharie Creek and the Normanskill. The plan names their floodplains as the town's primary natural hazard. Look up your address on FEMA's map; flood is a separate policy, and sewer backup a separate endorsement. See commercial property and flood insurance.

What Duanesburg businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord and clients

General liability naming the landlord or client as additional insured, and the workers' comp certificate a building permit needs when employees do the work. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any brewery, meadery, winery, restaurant or bar that serves, because general liability excludes Dram Shop claims; flood cover if FEMA's map puts your address in a flood zone; cyber for card payments and client data; employment practices liability once you have staff; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Duanesburg business

A short conversation about what you do, where, with how many people and vehicles, whether customers come to you, and what your lease or contracts require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, clients or the town. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm opening a brewery, meadery or farm tasting room in Duanesburg. What insurance do I need?

The town's plan says it adopted a local law encouraging agri-tourism, wineries, meaderies and breweries, and that a meadery and a brewery have been built since. A place like that needs general liability for visitors on the farm or in the tasting room, liquor liability because general liability excludes Dram Shop claims, product liability for what you make and sell, property for the building, tanks and stock, and workers' comp from the first employee. Events and tours add exposures of their own, so tell me what you plan to host.

I run my business from home in Duanesburg. Isn't my homeowners policy enough?

It may not be. A homeowners policy covers little or no business property, excludes most business liability, and does not cover a vehicle used for work. Depending on what you do, the fix is an endorsement on the home policy, a separate business owners policy, or general liability and commercial auto. The town's plan notes more residents running businesses from home; tell me what you do, whether clients come to the house, and what you drive for work.

My property is near the Schoharie Creek or the Normanskill. Am I covered for flood?

Not by a standard commercial property policy; flood is excluded. The town's plan names the floodplains of the Schoharie Creek and the Normanskill as its primary natural hazard. Look up your address on FEMA's flood map, and if you are in or near a flood zone, buy flood insurance as its own policy, through the National Flood Insurance Program or a private carrier, for the building and the contents.

Do I need proof of workers' comp to get a building permit in Duanesburg?

If you have employees, yes. Section 57 of New York's Workers' Compensation Law bars a town or village from issuing a permit for work done by employees without proof of workers' compensation coverage, so a contractor working in Duanesburg or Delanson needs the certificate before the job starts. Customers and general contractors will also ask for your general liability certificate, often naming them as additional insured. Once the policies are in force, I get you the certificates.

Are you in Duanesburg?

My office is in Clifton Park. I meet Duanesburg and Delanson owners at their business, at the office or by phone or video, and handle certificates, audits and claims myself afterward.
