Business insurance in Guilderland

Guilderland's commerce runs along Western Avenue: Crossgates Mall and strip retail at the eastern end, small shops and offices in converted houses through the middle, larger retail and offices toward New Karner Road. Guilderland Center has an industrial park, and Altamont is a village of its own. Here's what a Guilderland business usually needs and what the town asks for.

In short

A Guilderland small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The town adds paperwork of its own: contractors need liability, workers' comp and disability certificates naming the Town of Guilderland before a building permit is reviewed, and rubbish haulers and peddlers file insurance details for their permits. Along Western Avenue, shops at Crossgates and the plazas carry lease requirements, and offices in converted houses need commercial property terms. I'm a New York property and casualty agent and broker in Clifton Park, quoting Guilderland businesses across the carriers I represent.

What's different about insuring a business in Guilderland

  • Crossgates and the Western Avenue plazas. The town's 2016 Westmere Corridor Study describes Crossgates Mall and Star Plaza anchoring the commerce on Western Avenue, with offices, retail, eateries and auto-oriented services around them. Leased space means the lease sets your limits and additional insureds. See retail shop insurance and restaurant insurance, with liquor liability where alcohol is served.
  • Offices and shops in converted houses. The same study notes that many businesses through the middle of the corridor sit in converted residences. A house used for business needs a commercial policy, rebuild-cost limits and ordinance-or-law cover. See business owners policy and professional liability for the offices.
  • Contractors and town permits. Guilderland asks for liability, workers' comp and disability certificates, all naming the town, before it reviews a building permit, and the Scaffold Law applies to any work at height. See contractor insurance and DBL and Paid Family Leave.
  • Haulers and peddlers. A rubbish hauler permit needs a liability certificate, every vehicle's registration and proof of comp and disability; a peddling permit asks who owns the vehicle and for its insurance policy, and lasts 60 days at most. See commercial auto and trucking and delivery.
  • Guilderland Center. The town's 2010 hamlet plan describes the Northeast Industrial Park and the truck traffic it sends through the hamlet, and residents listed drainage and flooding problems. Commercial property excludes flood, so check the address on FEMA's map. See commercial property.
  • Several fire districts. The town is split among separate fire districts plus the Altamont fire protection district. I give each carrier the right one, because fire protection is part of how property is rated.

What Guilderland businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, and the certificates the town asks for with a building, hauler or peddling permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Cyber for card payments and client data, employment practices liability once you have staff, an equipment floater for tools that ride in a truck, and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Guilderland business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; certificates to your landlord, clients or the Town of Guilderland usually the same day once you choose; and one number afterward for certificates, audits and claims. The business gap check takes three minutes.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What certificates does Guilderland want before it reviews a building permit?

The town's Building Department won't start reviewing the application until it has current certificates, each naming the Town of Guilderland as certificate holder: a liability certificate, workers' compensation on form C-105.2 and disability on form DB-120.1, or a CE-200 exemption if you have no employees. An ACORD form is not accepted for workers' comp. Once the policies are in force, I get you all three, usually the same day.

My office is in a converted house on Western Avenue. Is a homeowners policy enough?

No. A homeowners policy is written for a residence, not a business, so a building used as an office or shop needs commercial property and general liability. Ask for replacement cost, a limit based on what it costs to rebuild the building today, and ordinance-or-law coverage for the code upgrades a partial rebuild of an older house can trigger. If you rent, your improvements need their own cover.

I haul rubbish or junk in Guilderland. What does the town need?

A rubbish hauler permit from the Town Clerk for each vehicle, with a certificate of liability insurance, the registration for every vehicle, and proof of workers' compensation and disability coverage. The application says an ACORD form can't be used for either, and the hauler agrees to hold the town harmless. That means commercial auto on every truck and general liability that will stand behind that promise.

My shop is at Crossgates or in a plaza on Western Avenue. What does the lease usually want?

General liability with the landlord named as additional insured, by endorsement rather than just a certificate, often with specific limits; property cover for your improvements and stock, since the landlord insures the building; and sometimes business income. A business owners policy packages the three. Send me the insurance section of the lease and I quote to it.

Are you in Guilderland?

My office is in Clifton Park. I meet Guilderland owners at their business, at the office or by phone or video, and handle certificates, audits and claims myself afterward.
