Business insurance in Albany
Albany's businesses are restaurants in old row buildings, contractors working pre-war houses, shops along Central Avenue and offices that serve the state and the hospitals. Each has its own gaps. Here's what an Albany business usually needs, what the city adds, and how I quote it.
An Albany small business needs workers' compensation from its first employee, DBL and Paid Family Leave once someone has worked for it 30 days in a calendar year, general liability because nearly every landlord and client asks for it, property cover for what it owns, and commercial auto for any vehicle used for the work. The city adds its own wrinkles: restaurants and bars on Lark Street and Delaware Avenue need liquor liability under the Dram Shop Act, contractors working Albany's pre-war housing carry New York's Scaffold Law exposure, offices near the Plaza and the hospitals need professional and cyber cover, and buildings along the Patroon Creek and the Normans Kill need flood written separately. I'm a New York property and casualty agent and broker about fifteen minutes up the Northway in Clifton Park, quoting Albany businesses across the carriers I represent.
What's different about insuring a business in Albany
- Old buildings. Much of the city's commercial space sits in pre-war row buildings and converted houses. Property terms matter more here: replacement cost rather than actual cash value, coverage for the improvements a tenant paid for, and ordinance-or-law coverage for the code upgrades a partial rebuild triggers.
- Restaurants and bars. Lark Street, Delaware Avenue and downtown. New York's Dram Shop Act makes the business answerable for injuries caused by someone it served unlawfully, and general liability excludes it. Liquor liability is a separate policy.
- Contractors and the Scaffold Law. Albany's housing stock keeps a lot of trades busy, and New York's Labor Law §240 makes falls from height an expensive claim. General contractors check your certificate and your endorsements before you start. See contractor insurance.
- Offices near the Plaza and the hospitals. Consultants, IT firms, medical and dental practices: professional liability and cyber matter as much as the general liability the lease asks for.
- Water. Buildings along the Patroon Creek and the Normans Kill, and low ground toward the Hudson, carry flood risk that a commercial property policy excludes. Sewer backup in an old basement is a separate endorsement again.
What Albany businesses carry
Required by New York
Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Any vehicle the business owns needs commercial auto at least at the state minimum; employees running errands in their own cars need hired and non-owned auto on top.
Required by your landlord and clients
General liability, usually with the landlord or client named as additional insured. For a shop, office or small restaurant, a business owners policy packages that liability with property and lost income, often for less than the pieces bought separately.
What your trade adds
Liquor liability for anyone who serves or sells alcohol; garagekeepers for a repair shop holding customers' cars; an equipment floater for tools that ride in a truck; employment practices liability once you have a few staff; a commercial umbrella when a contract asks for more than $1 million.

How I quote an Albany business
- A short conversation. What you do, where, with how many people, what vehicles and equipment, and what your lease and contracts require. By phone or at your premises.
- Quotes from several carriers. I place each risk with a carrier whose appetite fits it and show you what each quote leaves out, not only the price.
- Certificates the same day. Once you choose, I bind the coverage and issue certificates to your landlord, clients or general contractor, usually the same day.
- One number afterward. Certificates, payroll audits, adding a vehicle, a claim: you call me.

What insurance does a small business in Albany need?
By law, workers' compensation from the first employee (part-time and family members count) and DBL/Paid Family Leave once someone has worked for you 30 days in a calendar year; commercial auto for any vehicle the business owns. In practice, general liability too, because your landlord and most clients will ask for a certificate naming them. Then whatever your trade adds: liquor liability if you serve or sell alcohol, professional liability if clients pay for your advice or design, an equipment floater if your tools ride in a truck.
My landlord wants to be an additional insured. What does that mean?
It means your general liability policy also defends the landlord if they're sued because of your business, which nearly every commercial lease in the city requires. It takes an endorsement on the policy, not just a certificate; the certificate only reports what the policy says. I add the endorsement the lease calls for and issue the certificate, usually the same day.
Do I need workers' comp if my only employee is part-time?
Yes. New York requires workers' compensation for every employee, part-time, seasonal and family members included, and the penalties for going without are steep. DBL and Paid Family Leave follow once that person has worked for you 30 days in a calendar year. Both are usually set up together.
My restaurant is in an old building on Lark Street. Anything special?
Three things. Liquor liability, because general liability excludes Dram Shop claims and your landlord will want it. Property terms that fit an older building: replacement cost, and coverage for the improvements you paid for in a space you rent. And spoilage and equipment breakdown for the walk-in. The restaurant page goes through the rest.
Are you in Albany?
My office is in Clifton Park, about fifteen minutes up the Northway from downtown. I meet Albany owners at their business, at the office or by phone, whichever is easier, and I handle certificates, audits and claims myself afterward.
