Business insurance in Ravena and Coeymans

The Town of Coeymans sits along the Hudson River, with the Village of Ravena in its southeast part, town offices on Route 9W, and the Port of Coeymans on the river. Ravena and the town each run their own building department. Here's what a business here needs and what each of them asks for.

In short

A business in Ravena or the Town of Coeymans needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Locally, the Village of Ravena won't accept a commercial building permit application without insurance and workers' comp information, and it requires an operating permit for public assembly spaces holding 100 or more people and for hazardous materials or processes. In the town, every contractor files a liability and workers' comp certificate with the building permit. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in Ravena

  • Commercial space in the village. Ravena's commercial building permit application names the tenant and the general contractor and asks about sprinklers, fire and smoke detection and fire alarms, and the village rejects one without insurance information, workers' comp information or stamped plans. See retail shop insurance, business owners policy and commercial property.
  • Halls, bars and hazardous work. The village requires an operating permit for public assembly spaces with an occupant load of 100 or more, pyrotechnics in assembly spaces, hazardous materials above the Fire Code's table quantities and hazardous processes such as those that make combustible dust. See restaurants and bars and liquor liability under the Dram Shop Act.
  • Contractors and Coeymans permits. Outside the village, the town's building permit requirements say every contractor submits a certificate of liability insurance including workers' comp, or a CE-200 if there are no employees. The Scaffold Law applies to work at height. See contractor insurance and workers' compensation.
  • The port and truck traffic. The town says the Port of Coeymans is poised to support industries including offshore wind manufacturing, and that heavy truck traffic has weighed on the town and village for decades. The town also lists a 2023 weight-limit law for Jarvis Road North and South. See trucking, commercial auto and inland marine.
  • Grading, creeks and flood. Grading or excavation that changes the land's contours by more than two feet, beyond a driveway, needs a town special permit, and the town reviews construction, grading, fill and drainage in flood-hazard areas such as near Coeymans Creek. The town reports flood mitigation work on Route 143 and Stanton Road. Commercial property excludes flood. See landscaping.

What Ravena businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients, the village and the town

General liability naming the landlord or client as additional insured, and the insurance and workers' comp proof the Ravena and Coeymans building departments ask for with a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant, bar or hall that serves, because general liability excludes Dram Shop claims; a separate flood policy for any address near the Hudson or a creek; cyber for card payments and client data; an equipment floater for machines that move between jobs; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Ravena business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; then quotes from several carriers with what each leaves out, side by side. Once you choose and the policies are in force, I get you the certificates for your landlord, your clients, the Village of Ravena or the Town of Coeymans. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Albany County highway work permits are on the Albany County business insurance page; nearby, see Delmar and Bethlehem and Coxsackie.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What does the Village of Ravena want with a commercial building permit application?

The application names the tenant and the general contractor and asks whether the space has sprinklers, fire and smoke detection and a fire alarm, now and after the work. The village's checklist rejects an application that is missing insurance information, workers' comp information or plans stamped by a licensed architect or engineer, and a permit expires one year after it's issued unless noted otherwise. Carriers rate the property on the same sprinkler and alarm answers, so they carry straight into the quote. Once the policies are in force, I get you the certificates.

Does my business need an operating permit in Ravena?

It does if it uses a space for public assembly with an occupant load of 100 or more, uses pyrotechnics in an assembly space, stores or handles hazardous materials above the Fire Code's table quantities, runs a hazardous process such as one that makes combustible dust, or has a use the village decides is a substantial hazard. The permit is separate from insurance; a hall, bar or restaurant still needs general liability, liquor liability if it serves, and property cover.

I'm a contractor working in the Town of Coeymans. What certificate does the town want?

The town's building permit requirements say every contractor doing the work submits a certificate of liability insurance including workers' compensation, on form C-105.2, or a CE-200 if you have no employees. Plans need an architect's or engineer's stamp where State Education Law requires one, and nothing can be used until the town issues a certificate of occupancy or compliance. Once the policies are in force, I get you the liability certificate and the comp form from the carrier.

I run trucks or equipment out of Coeymans. Are there town rules?

Yes. The town lists Local Law 10 of 2023, a weight-limit law for Jarvis Road North and Jarvis Road South; check the posted law and ask the Highway Superintendent about essential local pickup or delivery before routing heavy trucks there. Under Local Law 9 of 2023, excavation or grading beyond a driveway or a minor change of not more than two feet in the land's contours needs a special permit. Trucks need commercial auto, and machines and loads need inland marine.
