Business insurance in Latham and Colonie

The Town of Colonie calls Wolf Road the heart of its commercial development, with the airport area, Route 9, Central Avenue and Route 7 close behind. That means offices and hotels, plazas and restaurants, contractors pulling town permits and trucks working out of terminals near the highways. Here's what a Colonie business usually needs and what the town asks for.

In short

A business in Latham, Colonie or Loudonville needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town of Colonie adds its own paperwork: every building permit needs a general liability certificate and a workers' comp certificate naming the town, and door-to-door sellers need a town peddler's permit with proof of vehicle insurance. The plazas on Wolf Road, Route 9 and Central Avenue add lease requirements and vacancy terms. I'm a New York property and casualty agent and broker in Clifton Park, quoting Colonie businesses across the carriers I represent.

What's different about insuring a business in Latham and Colonie

  • Contractors and Colonie building permits. The town wants a general liability certificate and proof of workers' comp, both naming the Town of Colonie, for every building permit, and it won't take an ACORD form as proof of comp. New signs need their own permit. Add the Scaffold Law on any work at height. See contractor insurance and workers' compensation.
  • Plazas on Route 9 and Central Avenue. The town's 2019 plan lists redeveloped centers such as the Shoppes at Latham Circle and Fresh Market Commons at Routes 9 and 155, and old commercial sites brought back along Central Avenue. Leased space means the lease sets your liability limits and additional insureds, and your improvements need their own property cover. See retail shop insurance.
  • Offices and hotels on Wolf Road and near the airport. Albany International Airport is inside the town, and the plan names office and hotel projects along Wolf Road and the Century Hill Office Park. Consultants, IT firms and practices need professional liability and cyber as well as the general liability the lease asks for. See medical and dental offices.
  • Trucks and warehouses. The town credits its four state highways with drawing truck terminals and transfer warehouses. That is trucking, commercial auto and cargo, and inland marine for goods in transit.
  • Door-to-door sales. Peddlers, vendors and solicitors need a Town of Colonie permit, and the application asks for proof of vehicle insurance. The town's permit isn't valid in the Village of Colonie or on town property.
  • Empty storefronts and the rivers. The town's plan flags vacant large-format retail as a concern; property policies restrict cover once a building sits vacant, so tell me before a space empties. The Mohawk borders the town on the north and the Hudson on the east, and flood is a separate policy.

What Colonie businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, and the certificates the Building Department asks for when you or your contractor pull a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; employment practices liability once you have staff; an equipment floater for tools that ride in a truck; and a commercial umbrella when a contract asks for higher limits.

How I quote a Colonie business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; quotes from several carriers with what each leaves out, side by side; certificates to your landlord, clients or the Town of Colonie usually the same day once you choose; and one number afterward for certificates, audits and claims. The business gap check takes three minutes. For your home and car, see insurance in Latham and Colonie.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What certificates does the Town of Colonie want before it issues a building permit?

The town's Building Department asks for a general liability certificate with the Town of Colonie as certificate holder, and proof of workers' compensation, also naming the town: form C-105.2 from your carrier, U-26.3 if you're with the State Insurance Fund, or a CE-200 exemption if you have no employees. An ACORD form is not accepted as proof of workers' comp. That applies whether the contractor, the tenant or the owner pulls the permit. Once the policies are in force, I get you both, usually the same day.

I sell door to door in Colonie. What does the town need?

A peddler's permit from the Town Clerk for each person selling. The application includes a copy of the vehicle insurance and registration, and the police run a background check before the permit is issued. It runs to the end of the calendar year and isn't valid in the Village of Colonie or on town property. If the vehicle is used for the business, check that it is insured for that use; a personal auto policy may not be.

My store is in a plaza on Route 9 or Wolf Road. What does the lease usually want?

General liability with the landlord named as additional insured, by endorsement rather than just a certificate, and property cover for your improvements and contents, since the landlord's policy covers the building. A business owners policy often packages both with lost income. If you ever move out ahead of the lease end, ask how the policy treats a vacant space before the space goes empty.

My business is near the Mohawk or the Hudson. Is flood covered?

Not by a standard commercial property policy; flood is excluded. The town is bordered by the Mohawk River on the north and the Hudson on the east, so look up the address on FEMA's flood map and, if it's in or near a mapped zone, price a separate flood policy for the building or your improvements and the contents.

Are you in Latham?

My office is in Clifton Park. I meet Colonie owners at their business, at the office or by phone or video, and handle certificates, audits and claims myself afterward.
