Business insurance in Cohoes

Cohoes grew up as a mill city on the Erie Canal, and its business district still centers on Remsen Street, with Ontario Street and Cohoes Boulevard carrying traffic through town and the islands along the Hudson. Older mixed-use buildings, historic-district rules and river flood zones shape what a Cohoes business needs. Here's what it usually carries and what the city asks for.

In short

A Cohoes small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The City of Cohoes adds paperwork of its own: contractors file a liability certificate naming the city plus state comp and disability forms with every building permit, a sidewalk cafe needs a certificate naming the city as additional insured, every local business registers with the city, and a new tenant files a change of use application. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in Cohoes

  • Remsen Street and the historic districts. The city's 2017 plan centers its business district on Remsen Street and calls for mixed-use buildings there, shops below and apartments above. In the historic districts, exterior work, signs and awnings need a certificate of appropriateness. An older mixed-use building needs replacement-cost limits and ordinance-or-law cover for the upgrades a partial rebuild can trigger. See commercial property and retail shop insurance.
  • Sidewalk cafes. A cafe permit needs a certificate naming the City of Cohoes as additional insured, and the applicant takes on the liability for the outdoor area. See restaurant insurance and liquor liability.
  • Contractors and city permits. Building, street opening and barricade permits all ask for a liability certificate naming the city and state comp and disability forms; sign permits want the installer's certificate; and dumpster companies keep their insurance on file with the city. The Scaffold Law applies to work at height. See contractor insurance and DBL and Paid Family Leave.
  • New tenants and empty buildings. When one business replaces another, the city wants a change of use application, and every local business registers with the city. A building that goes vacant is registered within 30 days and kept secured; property policies restrict cover once a building sits vacant, so tell me before it empties. See business owners policy.
  • Peddlers and vendors. Door-to-door sellers need a City Clerk permit after police review, street vendors need a vendor license that describes any vehicle and its registration, and food vendors also need county health approval. See food trucks and commercial auto.
  • The rivers and islands. The plan puts most of the city's waterfront in FEMA's AE zone, including Van Schaick Island and the land where the Mohawk meets the Hudson. Flood is a separate policy.

What Cohoes businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the city

General liability naming the landlord or client as additional insured, and the certificates the city asks for with a building, sign or sidewalk cafe permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; cyber for card payments and client data; employment practices liability once you have staff; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Cohoes business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and city permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, certificates to your landlord, clients or the City of Cohoes, usually the same day. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Albany County filings and county road permits are on the Albany County business insurance page.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What insurance does Cohoes want with a building permit?

A general contractor files a liability certificate with the City of Cohoes as certificate holder, at the minimum limit printed on the application, plus workers' comp on form C-105.2 or U-26.3 and disability on DB-120.1 or DB-155, or a site-specific CE-200 if there are no employees. An owner doing the work without a contractor shows insurance suited to the project. Street and sidewalk openings and barricades ask for the same, and work next to the sidewalk or storing materials in the street needs its own permit. Once the policies are in force, I send the liability certificate and get the comp and disability forms from the carriers, usually the same day.

I want tables outside my restaurant on Remsen Street. What insurance do I need?

A sidewalk cafe permit from the city, and before it's issued, a certificate of insurance naming the City of Cohoes as additional insured. On the application you also agree to carry the required insurance and take on the liability for the outdoor area. Your general liability has to cover that area, by endorsement, and if you serve alcohol outside, your liquor liability has to as well.

I'm taking over a storefront. What does the city need from me?

A change of use or new tenant application, which the city wants whenever one business replaces another, even when the use stays the same; work on the building needs a building permit as well. The city also asks every local business to register with its Office of Community and Economic Development, at no cost. For insurance, the lease usually wants general liability naming the landlord as additional insured and property cover for your improvements and stock.

My building is on Van Schaick Island or near the river. Is flood covered?

Not by a standard commercial property policy; flood is excluded. The city's 2017 plan says most of its waterfront property is in FEMA's high-risk AE zone, with broader bands along the Hudson on Van Schaick Island and where the Mohawk meets the Hudson, and Zone A areas on Simmons Island and along the Salt Kill. Look up the address on FEMA's map and price a separate flood policy for the building or your improvements and contents.
