Business insurance in Voorheesville and New Scotland

Voorheesville's businesses sit along South Main Street, the village's business district, and at Hannaford Plaza, with the Vly Creek and the Rail Trail close by. Around the village, the Town of New Scotland handles building permits and work in town roads. Here's what a business here needs and what the village and town ask for.

In short

A business in Voorheesville or the Town of New Scotland needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Locally, the village's plan says many businesses have long sat in floodplain locations along the Vly Creek, and flood is excluded from commercial property policies. Contractors digging in a town road need a right-of-way permit that takes effect only once a certificate naming the Town of New Scotland as additional insured is approved. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in Voorheesville

  • South Main Street and Hannaford Plaza. The village's 2018 plan treats South Main Street as its business district, sets Hannaford Plaza apart as a general business area, and encourages more mixed-use buildings, with shops below and apartments above. It also wants the Vly Creek and the Rail Trail, whose trail head is on Grove Street, to bring in tourism and recreation businesses. A lease sets your limits and additional insureds; a mixed-use building needs cover written for both uses. See retail shop insurance, restaurants and the business owners policy.
  • The Vly Creek. The plan says many homes, businesses and structures have long been located in floodplain locations, and it calls for a Vly Creek flood and stormwater mitigation plan to be carried out. The village notes that FEMA has updated its floodplain maps. Commercial property excludes flood, so it's a separate policy. See commercial property.
  • Work in New Scotland's roads. A town right-of-way permit takes effect only once a certificate naming the Town of New Scotland as additional insured is received and approved by the Highway Superintendent, who can also ask for proof of workers' comp from you and your subcontractors. No road cuts are allowed from November 1 to April 15. See contractor insurance and landscaping.
  • Building permits in the village and the town. The village wants a call before roofs, electrical changes, sprinkler systems, generators, demolition and other projects. The town's application carries a workers' comp entry, any land disturbance needs its own application first, and electrical inspections are done by third-party agencies. The Scaffold Law applies to work at height. See workers' compensation and DBL and Paid Family Leave.

What Voorheesville businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, and the certificates the Town of New Scotland asks for before a right-of-way permit takes effect. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Flood cover for any address near the Vly Creek; liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; cyber for card payments and client data; an equipment floater for tools and machines that ride in a truck; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Voorheesville business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; then quotes from several carriers with what each leaves out, side by side. Once you choose and the policies are in force, I get you the certificates for your landlord, your clients or the Town of New Scotland. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Albany County highway work permits are on the Albany County business insurance page; nearby, see Guilderland and Delmar and Bethlehem.

Common questions

Short answers to what people ask before they call.

I need to dig in a New Scotland town road. What insurance does the town want?

A permit to work within the town right-of-way, filed with the Building Department. It doesn't take effect until a certificate of insurance naming the Town of New Scotland as additional insured, in the amounts the permit lists, has been received by the Building Department and approved by the Highway Superintendent. The Superintendent can also ask for proof of workers' compensation, including from any outside contractor you hire, and if the work runs into a county or state road, Albany County or New York State is named as well. The town allows no road cuts after November 1 or before April 15, and Dig Safely New York needs two full working days' notice. Once the policies are in force, I get you the certificates.

My shop is near the Vly Creek. Is flood covered?

Not by a standard commercial property policy; flood is excluded. The village's 2018 plan says many homes, businesses and structures have long been located in floodplain locations, and its Building Department notes that FEMA has updated the floodplain maps, which can change what a mortgage lender requires. Look up the address on FEMA's flood map and price a separate flood policy for the building or your improvements and the contents.

I own a building on South Main Street with an apartment upstairs. What kind of policy is that?

A mixed-use building needs a policy written for both: liability for the shop and the apartment, property for the whole building at what it would cost to rebuild, and loss of rents if a fire puts the apartment out of use. A homeowners policy is not built for that. The village's plan encourages more mixed-use buildings on South Main Street, so tell every carrier exactly how the building is used.

Do I pull my permit from the village or the town?

Inside the village, the Village of Voorheesville Building Department, which asks you to call before any construction project; its permit forms are offline for now while the zoning code is updated, so the office provides copies. Outside the village, the Town of New Scotland Building Department in Slingerlands. The town's application has an entry for workers' compensation, any land disturbance needs its own application first, and an owner doing their own work files a C-200 form for each permit.
