Business insurance in Amsterdam

Amsterdam's businesses sit along the Mohawk: shops, restaurants and offices on East Main Street, mixed-use buildings with apartments upstairs, old mill buildings on West Main Street, and the trades, healthcare and distribution work around the city. Here's what a business here usually needs, and the local rules that change it.

In short

An Amsterdam small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its landlord and clients ask for. Downtown restaurants and bars add liquor liability under New York's Dram Shop Act. Buildings near the Mohawk sit in a FEMA flood zone the city's waterfront plan describes, and commercial property policies exclude flood. The city asks peddlers and event vendors for a certificate naming it as additional insured, and asks owners of vacant buildings for their insurance declarations. I'm a New York property and casualty agent and broker in Clifton Park, quoting Amsterdam businesses across the carriers I represent.

What's different about insuring a business in Amsterdam

  • East Main Street. The city's waterfront plan describes downtown retail concentrated along East Main Street: restaurants, bars, bookstores, clothing stores, professional offices and specialty shops. Restaurants and bars need liquor liability under the Dram Shop Act as well as general liability; see restaurant and bar insurance, retail shops and, for offices, professional liability.
  • Mixed-use buildings. Many downtown buildings have apartments in the upper stories. If you own one, the commercial property policy has to cover the residential units and your liability as a landlord, written at replacement cost with ordinance-or-law coverage for an older building.
  • The Mohawk. The plan describes the river as a FEMA regulatory floodway with an AE flood zone along it, and says mixed-use buildings along the Route 5 corridor took several feet of water in Hurricane Irene and Tropical Storm Lee in 2011. Commercial property policies exclude flood; flood insurance is a separate policy, and sewer backup a separate endorsement.
  • Vacant mills and storefronts. The plan notes large vacant structures on West Main Street, and the city's vacant building registration form asks for proof of fire and property insurance and the current declarations page. A vacant building usually needs its own policy, because standard policies limit cover after a period of vacancy.
  • Vendors and events. A peddler license from the City Clerk needs vehicle insurance and a certificate naming the City as additional insured, and special-event vendors must send the same kind of certificate ten days before the event. See food truck and vendor insurance.
  • Trades, healthcare and distribution. The plan lists the area's larger employers in healthcare, manufacturing and distribution, and the city licenses its own master plumbers and Class A electricians. Contractors carry New York's Scaffold Law on every roof and facade; see contractor insurance, trucking and medical and dental offices.

What Amsterdam businesses carry

Required by New York

Workers' compensation from the first employee, part-time staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.

Required by your landlord, your clients and the city

General liability naming them as additional insured, including the City of Amsterdam for a peddler license or an event, or a business owners policy that packages liability with property and lost income for a shop, office or small restaurant.

Worth adding

Flood insurance if FEMA's map puts your address in a flood zone, cyber for card payments and client records, employment practices liability once you have staff, and a commercial umbrella above general liability and liquor liability.

How I quote an Amsterdam business

A short conversation about what you do and what your lease or the city requires; quotes from several carriers with what each leaves out, side by side; and certificates usually the same day once you choose. My office is in Clifton Park, and I work with Amsterdam businesses by phone, email and video; certificates, audits and claims come from me afterward. The business gap check takes three minutes. Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

My building is on the Route 5 corridor near the river. Am I covered if the Mohawk floods?

Not by a standard commercial property policy; flood is excluded. The city's waterfront plan describes the land next to the Mohawk as mostly a FEMA AE flood zone, and says mixed-use buildings along the Route 5 corridor took several feet of water in Hurricane Irene and Tropical Storm Lee in 2011. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, for the building or your improvements and the contents. Send me the address and I'll look it up on FEMA's map.

I want to sell from a cart or truck, or at a city event. What insurance does Amsterdam ask for?

A peddler license from the City Clerk under Chapter 171 of the city code, and the application asks for your vehicle insurance and a certificate of general liability insurance naming the City of Amsterdam as additional insured, at the minimum limits the form sets. For a special event, every vendor has to supply a certificate naming the City as additional insured ten days before the event. The food truck page explains the liability and auto cover behind those certificates.

I own an empty mill or storefront. Does that change my insurance?

Often, yes. Many property policies limit or drop cover for vandalism, glass breakage and water damage once a building has been vacant for a set period, so a vacant building may need its own policy. The city's vacant building registration form asks whether the property is insured against fire and property damage and for a copy of the current declarations page, so the policy has to be in place before you register.

I live upstairs from my shop. Is one policy enough?

Usually not. A mixed-use building with apartments needs a commercial policy that covers the residential units and your liability as a landlord, and your business contents and liability need their own cover. I check that the building, the apartments and the business are each named, with nothing falling between them.

Are you in Amsterdam?

No. My office is in Clifton Park, and I work with Amsterdam businesses by phone, email and video; certificates, audits and claims come from me afterward.
