Business insurance in Fort Plain
Fort Plain's businesses sit where Otsquago Creek meets the Mohawk: a village that grew with the Erie Canal and nineteenth-century mills, inside the farming Town of Minden. Here's what a business here needs, and the local rules and risks that change it.
A Fort Plain small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The County's hazard plan records the 2013 flash flooding along Otsquago Creek that inundated numerous businesses in the village, and commercial property policies exclude flood. Contractors pulling a Village building permit show their liability insurance and proof of workers' comp and disability coverage before the permit is issued. Farms across the Town of Minden add farm and product liability. My office is in Clifton Park, and I work with Fort Plain businesses by phone, email and video.
What's different about insuring a business in Fort Plain
- Older buildings in a built-out village. The County's hazard plan says the Erie Canal was an economic boon for Fort Plain, that it was a nineteenth-century manufacturing center for textiles and furniture, and that the village is fully developed. Older buildings need commercial property written at replacement cost with ordinance-or-law cover; shops and offices fit a business owners policy, and apartments upstairs need landlord cover on the same building.
- Otsquago Creek and the Mohawk. The village sits where the creek meets the river, and the plan calls that confluence flood prone. It records the 2013 flash flooding that inundated numerous businesses along the creek and destroyed many, and counts 388 structures in the 100-year floodplain across the village and the Town of Minden. Commercial property excludes flood; flood insurance is a separate policy, and sewer backup a separate endorsement.
- Floodplain permits. The Village's flood damage prevention law, Chapter 102, gives the Building Code Enforcer the say over flood hazard area permits, and the building permit form warns that a flood plain permit may be required. Tell your carrier about any renovation before it starts.
- Contractors on Village permits. The Village's building permit application asks for the contractor's insurance and liability limits and proof of workers' comp and disability coverage before a permit is issued. See contractor insurance and handyman insurance; the Scaffold Law applies on every roof and facade.
- Vacant buildings. The Village's code office has a vacant property registration form alongside its permit forms. Commercial property policies limit cover for a building left vacant, so tell your carrier before a storefront or upper floor empties out.
- Farms in the Town of Minden. The plan describes Minden as an agricultural town, with about two-thirds of its land in farms and a Right-to-Farm provision in its zoning, and records a 2014 microburst that collapsed a barn. Farms selling to the public add product liability, and farm vehicles on the road need the right auto cover.

Still have a question? Call (518) 902-8822 or book a call.
My building is near Otsquago Creek or the Mohawk. Am I covered if it floods?
Not by a standard commercial property policy; flood is excluded. The County's hazard plan records flash flooding in 2013 when over 100 homes and numerous businesses along Otsquago Creek were inundated, and says many businesses in the village were destroyed. It counts 388 structures in the 100-year floodplain and 401 in the 500-year floodplain across the village and the Town of Minden, and 14 repetitive loss properties in the village as of 2022, one of them commercial. The Village has taken part in the National Flood Insurance Program since 1987, so flood policies are available through it or a private carrier, for the building and the contents. Send me the address and I'll look it up on FEMA's map.
I'm a contractor pulling a Village building permit. What insurance does Fort Plain ask for?
The Village's building permit application asks for the contractor's name, the contractor's insurance with its liability limits, and whether the contractor has workers' compensation and disability coverage. Before a permit is issued, the applicant has to show proof of that coverage or proof that it isn't required, and the Village's FAQ says proof of the contractor's insurance is required before a permit is issued. The form also warns that a flood plain permit may be required, and permits expire twelve months after they're issued. Once the policies are in force, I get you the certificates.
My business is in the flood zone and I'm renovating. What does the Village look at?
The County's plan says the Village adopted a flood damage prevention law, Chapter 102, in 2017, uses the FEMA flood map dated January 19, 2018, and gives its Building Code Enforcer the authority to grant or deny flood hazard area permits for work in the special flood hazard area. Talk to the code office before the work starts, tell your carrier about the renovation, and insure the building at what it would cost to rebuild, with ordinance-or-law cover for the code upgrades a rebuild can trigger.
I farm in the Town of Minden. What changes?
The County's plan describes Minden as an agricultural town, with about two-thirds of its land in farms and a Right-to-Farm provision in its zoning, and says there is no public water or sewer outside the village except along Route 80 to the Town Hall. It also records a 2014 microburst that collapsed a barn on Fordsbush Road and blew a tractor trailer over. A farm policy should name every barn and its contents; selling to the public or making a product adds product liability, and farm vehicles on the road need the right auto cover.
