Business insurance in Broadalbin
The Town of Broadalbin sits at the south end of the Great Sacandaga Lake, partly inside the Adirondack Park, with Route 29 running through it and the Village of Broadalbin on its western side. Here's what a Broadalbin business needs, and the Town and lake rules that change it.
A Broadalbin small business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town sits at the south end of the Great Sacandaga Lake, and a business using the State land along the shore needs a commercial access permit from the Hudson River-Black River Regulating District, with liability certificates naming the District as additional insured. Peddlers and vendors need a Town Clerk licence, and building work needs a Town permit. My office is in Clifton Park, and I work with Broadalbin businesses by phone, email and video.
What's different about insuring a business in Broadalbin
- The Great Sacandaga and the State land on its shore. The Town calls itself a key gateway to the lake and the Adirondack Park. The shore is State land managed by the Hudson River-Black River Regulating District, which issues commercial access permits to marinas, restaurants and other businesses around the lake; a new commercial permit or commercial dock needs liability certificates for the permit area naming the District as additional insured. See general liability and inland marine for docks and equipment.
- Restaurants, bars and entertainment. Restaurants and bars that serve alcohol need liquor liability under the Dram Shop Act, and the Town's noise code bars running a place of public amusement so loudly that it disturbs residents. See restaurant and bar insurance.
- Route 29 and Vail Mills. Route 29 crosses the town toward Saratoga Springs and Johnstown. The County's Vail Mills development area, in Mayfield next to the Village, is planned for commercial and retail space and lodging, and the Town says sewer lines are intended along the Route 29 corridor. New buildings need builder's risk during construction and commercial property at replacement cost after.
- Building permits. The Town's Code Enforcement Officer issues building permits, inspects from the work site to a final inspection and stops work done without a permit or unsafely. See contractor insurance; every roof and facade carries Scaffold Law exposure.
- Peddlers and vendors. Selling on the street, at a public space or door to door needs a Town Clerk licence, with each vehicle licensed and marked, and no selling on Sunday. See food truck insurance.
- Repair yards. Holding junk motor vehicles outdoors, for a business or not, needs a Town storage-area or junkyard permit, which the Town inspects and can revoke. See auto repair shop insurance, including garagekeepers cover for customers' cars.
What Broadalbin businesses carry
Required by New York
Workers' compensation from the first employee, part-time and seasonal staff included, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto.
Required by your landlord, clients and the Regulating District
General liability naming them as additional insured, with the wording a lease, contract or lake permit asks for, or a business owners policy that packages liability with property and lost income for a shop, office or small restaurant. A sole proprietor trading under an assumed name files a business certificate with the County Clerk; the Fulton County page covers it.
Worth adding
Flood insurance if FEMA's map puts your address in a flood zone, since commercial property excludes flood; cyber for card payments and online bookings; employment practices liability once you have staff; and a commercial umbrella above general liability and liquor liability.

My business is on the Great Sacandaga Lake. What insurance does the Regulating District want?
The shore of the Great Sacandaga is State-owned land managed by the Hudson River-Black River Regulating District, which issues commercial access permits to businesses around the lake, marinas and restaurants among them. Its checklist for a new commercial permit, a commercial dock or a dock change asks for insurance certificates showing commercial liability coverage for the permit area, with the District named as additional insured, along with determinations from DEC, the Adirondack Park Agency, the Army Corps of Engineers, the Department of Health and the Town or Village. Once the policies are in force, I get you the certificates; check that the policy covers the permit area itself, not only your building.
I rent boats or kayaks, or have a dock for customers. Is that covered by general liability?
Not on its own terms. General liability excludes watercraft you own or rent to others, so boat and kayak rentals need their own cover, and docks, a swimming area or day-use slips for patrons have to be described to the carrier. The Regulating District's checklist asks for a narrative of every commercial activity, structure and use in the permit area, and the same description belongs on your insurance application.
I sell from a truck or go door to door in Broadalbin. Do I need a Town licence?
Yes. The Town's Peddling and Soliciting code requires a licence from the Town Clerk to sell on a street, road or public space or from house to house. Each vehicle used is licensed and marked with the word "license" and its number, there's no selling on Sunday, and licences expire on the July 1 after they're issued. Farmers and gardeners selling their own produce are exempt. A food truck also needs commercial auto and general liability; the food truck page goes through both.
I'm building or renovating a commercial space in Broadalbin. What will the Town check?
A building permit from the Town's Code Enforcement Officer comes before any work the Uniform Code covers. The Town's permit information lists inspections from the work site before the permit through framing, building systems and fire-resistant construction to a final inspection, and says the officer will stop work done without a permit or in an unsafe manner. A certificate of occupancy follows when the work is complete. During construction you need builder's risk or a property policy that covers the work; contractors on site need their own workers' comp and general liability.
Do you meet Broadalbin owners in person?
No. I'm based in Clifton Park and meet people in person across six counties. Broadalbin is outside them, so I work with Broadalbin businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
