Business insurance in Gloversville

Gloversville and Johnstown are Fulton County's two cities, side by side: commercial and mixed-use buildings on Main Street in Gloversville, the industrial parks around Johnstown, and the lake season up at the Great Sacandaga. Here's what a business here usually needs, and the local rules that change it.

In short

A Gloversville or Johnstown business needs workers' compensation from the first employee, seasonal staff included, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, and the general liability its landlord and clients ask for. Both cities also ask for certificates naming them as insured: Gloversville for vendors, street openings and public events, Johnstown for sign contractors and work in the street or sidewalk. Downtown Gloversville's historic buildings need property terms that will rebuild them, and land along Cayadutta Creek is in a FEMA flood zone. I'm a New York property and casualty agent and broker in Clifton Park, quoting Fulton County businesses across the carriers I represent.

What's different about insuring a business in Gloversville and Johnstown

  • Downtown Gloversville. The city's downtown strategy describes land use along North Main Street as mostly commercial and mixed-use, and notes a number of underused and vacant buildings on North and South Main Street. A vacant building usually needs its own policy, since standard property policies limit cover after a period of vacancy. Restaurants and bars need liquor liability under the Dram Shop Act as well as general liability; see restaurant and bar insurance and retail shops.
  • The historic district. In Gloversville's Downtown Historic District, changes to a building, including signs and lighting, need Historic Preservation Review Board approval. Older buildings cost more to rebuild than they sell for, so commercial property should be written at replacement cost with ordinance-or-law coverage.
  • Certificates for the city. Gloversville asks vendors, street-opening permit holders and public events for a liability certificate naming the City. Johnstown asks sign installation contractors for liability insurance naming the City, renewed each calendar year, and asks for the same on sidewalk, driveway, curb cut, street opening and dumpster permits. See food trucks and vendors and contractor insurance; contractors also carry New York's Scaffold Law on every roof and facade.
  • Cayadutta Creek. The downtown strategy shows FEMA flood zones within or near the creek banks. Commercial property policies exclude flood; flood insurance is a separate policy, and sewer backup a separate endorsement.
  • Industrial parks. The county lists the Johnstown Industrial Park off Route 30A and the Tryon Technology Park, owned by the county's industrial development agency, among its sites, with logistics, food processing and medical manufacturing employers. Tenants there need property, liability and often inland marine for equipment, and trucking cover for goods on the road.
  • The lake season. The county describes tourism as a staple industry, with seasonal homeowners around the Great Sacandaga Lake a large part of visitor spending. Summer hires need workers' comp from day one, and renting out a camp or cottage calls for landlord or short-term rental cover rather than a homeowners policy.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I want to sell as a vendor in Gloversville. What insurance does the city want?

The vendor application, filed with the City Clerk, asks for your vehicle insurance and a certificate of general liability insurance naming the City of Gloversville as additional insured, at the minimum limits the form sets, before the application is processed. A public event permit asks for a liability certificate naming the City for the event date. The food truck page explains the liability and auto cover behind those certificates.

I install signs or work on sidewalks in Johnstown. What does the city ask for?

A sign installation contractor needs a permit each calendar year from the Code Enforcement Office, with liability insurance naming the City of Johnstown as additional insured at the limits the city sets; work in the city's right-of-way also needs a bond. The public works permit for sidewalks, driveways, curb cuts, street openings and dumpsters asks for proof of insurance naming the City as additional insured at least 24 hours before work starts. In Gloversville, a street opening permit asks for a liability certificate naming that city too.

My shop is in an old building in downtown Gloversville. What should the property policy say?

Replacement cost rather than actual cash value, a limit based on what it would cost to rebuild that building today, and ordinance-or-law coverage for the code upgrades a partial rebuild triggers. In the Downtown Historic District, alterations, including signs and lighting, need Historic Preservation Review Board approval, which can add time and cost to a rebuild. If you rent, make sure the improvements you paid for are covered.

Is my business near Cayadutta Creek in a flood zone?

The city's downtown strategy shows FEMA flood zones within or near the Cayadutta Creek banks, and the city takes part in the National Flood Insurance Program. Look your address up on FEMA's flood map, or send it to me and I'll look it up. A standard commercial property policy excludes flood either way; flood is a separate policy.
