Business insurance in Richfield Springs
Richfield Springs sits on the Historic Route 20 Scenic Byway, with its commercial core on Main Street and Canadarago Lake in the Town around it. Here's what a Richfield Springs business needs, and the Village and Town rules that change it.
A Richfield Springs small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The commercial core on Main Street sits in a National Register historic district, so older buildings need replacement cost and ordinance-or-law coverage. Building work needs Village land use approval before the Otsego County building permit. The joint plan puts 12 percent of the Village in the 100-year floodplain, and commercial property excludes flood. My office is in Clifton Park, and I work with Richfield Springs businesses by phone, email and video.
What's different about insuring a business in Richfield Springs
- Main Street and the historic districts. The Town and Village's joint comprehensive plan puts Richfield Springs on the Historic Route 20 Scenic Byway and counts three National Register historic districts in the village, with the West Main Street-West James Street district taking in its commercial core. Your lease sets the liability limits and additional insureds; replacement cost and ordinance-or-law coverage are what make a rebuild of an old building possible. See retail shop insurance, business owners policies and commercial property.
- Village approval, then a County permit. In the village you apply to the Village Office for Land Use Approval before Otsego County issues a building permit, and local laws are enforced by the Village's Zoning Enforcement Officer and the County Codes Office. Every permit needs proof of workers' comp and DBL coverage. See contractor insurance; work at height carries Scaffold Law exposure.
- The Town around the village. Outside the village, the Town of Richfield's own zoning law applies, with agricultural and residential, recreational seasonal, hamlet and mixed-use districts and an overlay district along US Route 20, a Town zoning permit, and Planning Board site plan review and special use permits.
- Canadarago Lake. The joint plan calls the lake a recreational and scenic amenity and says the highest land values are along the lakefront. Cottages and homes rented to guests need a policy written for paying guests; see landlord and short-term rental insurance.
- Farms and trucks. The plan calls agriculture an important part of Richfield, with soils suited to corn, grain and hay for dairying. Farm suppliers, haulers and repair shops need the right commercial auto and inland marine for equipment that moves between jobs.
- Flood. Twelve percent of the Village is in the 100-year floodplain, the main floodplains are on the lake's northern shore and along Hyder Creek, and the 2006 storms flooded Lake, Hotel and Canadarago Streets. Commercial property excludes flood; flood insurance is a separate policy.

I'm opening a business or renovating a building in the village. Who do I go to first?
The Village Office, at 118 Main Street. The Village has its own zoning law, and before Otsego County issues a building permit you apply to the Village for Land Use Approval; the Zoning Enforcement Officer reviews the request, and if it is denied you can ask the Zoning Board of Appeals for a variance. Outside the village, the Town of Richfield's zoning law applies instead: a land use and building management permit from the Town's Zoning Enforcement Officer, and a special use permit or site plan review from the Town Planning Board where the law calls for one. Either way the County issues the building permit, and New York requires the permit office to see proof of workers' compensation and disability and Paid Family Leave coverage first.
My shop is on Main Street. Does the historic district change my insurance?
The 2018 joint comprehensive plan counts three National Register historic districts in the village, Church Street, East Main Street, and West Main Street-West James Street, with 19th-century Revival architecture, and says the West Main Street district takes in the Village's commercial core. Older buildings cost more to put back the way they were, so I look at replacement cost rather than actual cash value, ordinance-or-law coverage for code upgrades after a loss, and how long business income runs while repairs and approvals take place. If you rent, make sure the improvements you paid for are covered too.
My business is near the lake or Hyder Creek. Am I covered if it floods?
Not by a standard commercial property policy; flood is excluded. The joint plan says 12 percent of the Village and 11 percent of the Town are within the 100-year floodplain, with the major floodplains on the northern shores of Canadarago Lake and along Hyder Creek. It also records that heavy rain in 2006 flooded the whole Town and Village, closed roads, flooded Lake, Hotel and Canadarago Streets and badly damaged the Village Office and Fire House. Flood is a separate policy, through the National Flood Insurance Program or a private carrier. Send me the address and I'll look it up on FEMA's map.
