Business insurance in Averill Park and Sand Lake

The Town of Sand Lake does its business along Route 43, through the hamlets of West Sand Lake, Averill Park and Sand Lake: shopping centers in West Sand Lake, small shops and restaurants in Averill Park's older buildings, sand and gravel mining and the trucks that serve it, and working farms. Here's what a Sand Lake business carries and what the town asks for.

In short

A business in Averill Park or elsewhere in the Town of Sand Lake needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The town's building permit applications ask for certificates of insurance and workers' comp for every contractor on the job. Restaurants, which the town says it is known for, add liquor liability under the Dram Shop Act, and a peddler's permit needs a background check on every vendor. Mining and gravel trucks on Route 43 add commercial auto and haulers' contracts. My office is in Clifton Park.

What's different about insuring a business in Averill Park and Sand Lake

  • Contractors and Sand Lake building permits. The town's permit applications ask for certificates of insurance and workers' comp for every contractor on the job, and electrical work has to pass an electrical inspection agency. A general contractor needs each sub's certificates in hand too. Add the Scaffold Law on any work at height. See contractor insurance, workers' compensation and certificate requests.
  • West Sand Lake's shopping centers. The town calls West Sand Lake its main retail area, and its hamlet study places it in two shopping centers, at Routes 43 and 150 and in the 43 Mall district, with a grocery, pharmacy and banks. Leased space means the lease sets your liability limits and additional insureds, and your improvements need their own property cover. See retail shop insurance and business owners policy.
  • Averill Park's older buildings. The study describes small shops and restaurants in historic structures at the back of the sidewalk, and houses along Route 43 converted to shops, services and offices. An old or converted building costs more to rebuild than it sells for: replacement cost and ordinance-or-law coverage are what make a rebuild possible. See commercial property.
  • Restaurants and the lakes. The town says it is known today for its many diverse restaurants, and describes many lakes and a history of summer residents and tourists. Any place that serves alcohol needs liquor liability under the Dram Shop Act, along with spoilage and equipment breakdown. See restaurant and bar insurance.
  • Gravel pits and trucks on Route 43. The hamlet study notes large-scale mining north and south of West Sand Lake, a sand and gravel operation on Route 43, and heavy truck traffic from local mining. Haulers and equipment operators need commercial auto, equipment cover and the contract terms their customers set. See trucking, inland marine and commercial umbrella.
  • Peddlers and farm sellers. Selling door to door or from a stationary spot needs a peddler's permit from the Town Clerk, with a photo license, vehicle registration, a background check on every vendor and county Health Department approval for food. The study also notes an active farming community; a farm stand or market table adds product and premises liability. See food trucks and general liability.

What Averill Park and Sand Lake businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, and the certificates of insurance and workers' comp the Building Department asks for from every contractor on a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant or tavern that serves, because general liability excludes Dram Shop claims; flood cover if FEMA's map puts your address in a flood zone; cyber for card payments and client data; employment practices liability once you have staff; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote an Averill Park or Sand Lake business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, clients or the Town of Sand Lake. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What insurance does the Town of Sand Lake want with a building permit?

The town's building permit applications ask for certificates of insurance and workers' compensation insurance for all contractors on the job, along with the plans and a plot plan. Electrical work has to be inspected by an electrical inspection agency, with the paperwork sent to the Building Department. Permits cover new homes, commercial buildings, additions, renovations and more. Once the policies are in force, I get you the certificates.

I want to sell door to door or from a stand in Sand Lake. What does the town need?

A peddler's permit from the Town Clerk for anyone soliciting door to door or selling goods on a transient basis from a stationary site, unless you are with a not-for-profit group. The town asks for a photo driver's license, the vehicle registration, Rensselaer County Health Department approval if you sell food, and an up-to-date background check on all vendors; the permit runs to the end of the fiscal year. Check that the vehicle is insured for business use, and carry general liability for the people you deal with.

I run a restaurant or tavern in Averill Park or West Sand Lake. What do I need?

General liability and liquor liability, because general liability excludes Dram Shop claims; workers' comp for every employee from the first day, and DBL and Paid Family Leave once someone has worked 30 days in a calendar year; property for your equipment, improvements and the walk-in; and hired and non-owned auto if anyone delivers. An older building close to the road needs property terms that will rebuild it at today's cost.

I haul gravel or run equipment for one of the mining operations. What should I check?

The town's hamlet study describes large-scale mining north and south of West Sand Lake and heavy truck traffic from it on Route 43. Each truck needs commercial auto at the limits your customers ask for, the loaders and other equipment need inland marine cover, and the pit owner or contractor you haul for will set additional insured and waiver terms in the contract. Send me the contract before the season starts.
