Business insurance in Schodack and Castleton

Schodack does its business along Route 9 and around the I-90 exits, with warehouses and trucking near the interchanges, industry off Route 9J by the Hudson, and farms across the west of town. Castleton-on-Hudson is the town's only village. Here's what a Schodack business carries and what the town asks for.

In short

A business in Schodack or Castleton-on-Hudson needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town of Schodack wants the contractor's general liability certificate and workers' comp proof on file, naming the town as certificate holder and additional insured, before it issues any building permit. Door-to-door and roadside sellers need a peddler's permit from the Town Clerk. The town's plan places the Hudson, Nassau Lake and many creeks in 100-year flood areas, where flood is a separate policy. My office is in Clifton Park.

What's different about insuring a business in Schodack

  • Contractors and Schodack building permits. Every building permit, however small, needs the contractor's general liability certificate and workers' comp proof (or a CE-200) on file before the town issues it, with the Town of Schodack named as certificate holder and additional insured. Commercial jobs that need a permit include new buildings, signs, fuel tanks, renovations and demolition. Add the Scaffold Law on any work at height. See contractor insurance, workers' compensation and certificate requests.
  • Route 9 and the I-90 exits. The town's 2011 plan calls Route 9 the commercial backbone of the community and points business growth to the I-90 exits, Route 9 between Exits 10 and 12, and Route 20 from Exit 11 toward Nassau, where Highway Commercial zoning runs. Leased space there means the lease sets your liability limits and additional insureds, and your improvements need their own property cover. See retail shop insurance, restaurants, auto repair shops and business owners policy.
  • Warehouses, trucking and industry. The plan's Planned Development districts near the Thruway and the Berkshire Spur allow warehouses, manufacturing and truck terminals; it names a grocery distribution center, a Manufacturing zone off Route 9J on the Hudson, and CSX freight along the river. The town's own business directory lists construction and trucking firms on Route 9. Haulers and suppliers sign contracts that set limits, additional insureds and waivers. See trucking, commercial auto, inland marine and commercial umbrella.
  • Farms, orchards and farm products. The plan describes farming as a significant economic activity, west of I-90 and in the northeast of town, with apples, berries, pumpkins, Christmas trees, cider, wine, honey, maple syrup and baked goods among what Schodack farms grow and make, and a Right to Farm law since 2007. Selling to the public, inviting visitors onto the farm or making a food or drink product each adds premises and product liability a policy has to name. See general liability and liquor liability for tastings.
  • The Hudson, Nassau Lake and the creeks. The plan says the Hudson River, Nassau Lake and numerous creeks and streams are subject to 100-year flood events, and the town's Flood-Fringe Overlay allows building there only to the National Flood Insurance Program's floodproofing rules. The waterfront also has a Marine Commercial district for river businesses. Flood is a separate policy, and sewer backup a separate endorsement. See commercial property.
  • Peddlers and Castleton-on-Hudson. Selling door to door or from a stationary roadside spot needs a peddler's permit from the Town Clerk, good for six months; see food trucks. Castleton-on-Hudson is the town's only village; if your business is inside it, send me what the village office asks for, and I'll match the certificates to it.

What Schodack businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, and the certificates the Building Department keeps on file, with the town as certificate holder and additional insured, when you or your contractor pull a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant, bar or winery that serves, because general liability excludes Dram Shop claims; flood cover for a building near the river, the lake or a creek; cyber for card payments and client data; employment practices liability once you have staff; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Schodack business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, clients or the Town of Schodack. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. County filings are on the Rensselaer County business insurance page; nearby: East Greenbush · City of Rensselaer · Troy.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What insurance does the Town of Schodack want with a building permit?

The general contractor's workers' compensation certificate (C-105.2, U-26.3, or a CE-200 exemption) and general liability certificate on file with the Building Department before the permit is issued, with the Town of Schodack as certificate holder and additional insured. The town asks for this on every building permit, however small the project, and no work starts before the permit. Commercial work that needs one includes new buildings, signs, fuel storage tanks, renovations and demolition. Once the policies are in force, I get you the certificates.

I sell door to door or from a roadside spot in Schodack. What does the town need?

A peddler's permit from the Town Clerk, for anyone going door to door or selling goods on a transient basis from a stationary site, unless you are with a not-for-profit group. There are primary and additional permits, and each is good for six months. Check that the vehicle you sell from is insured for business use, and carry general liability for the people you deal with; a food truck needs workers' comp for anyone who works with you too.

My business is near the Hudson or Nassau Lake. Is flood covered?

Not by a standard commercial property policy; flood is excluded. The town's comprehensive plan says the Hudson River, Nassau Lake and numerous creeks and streams are subject to 100-year flood events, and its Flood-Fringe Overlay allows building there only when the National Flood Insurance Program's floodproofing rules are met. Look up the address on FEMA's flood map and price a separate flood policy for the building or your improvements and the contents.

I run a warehouse or trucking operation near the Thruway. What will contracts ask for?

Shippers, landlords and customers write their own insurance terms. The insurance section can ask for general liability and auto with them named as additional insured by endorsement, a waiver of subrogation, workers' comp, an umbrella above them, and primary and non-contributory wording. Cargo and the equipment you move need their own cover. Send me the insurance section before you sign, and I'll tell you what your current policies meet and what has to change.

Are you in Schodack?

My office is in Clifton Park. I meet Schodack and Castleton owners at their business, at the office or by phone or video, and handle certificates, audits and claims myself afterward.
