Business insurance in East Greenbush
East Greenbush does its business along Columbia Turnpike and Route 4, with industry on the Hudson waterfront and around the Regeneron campus. Rensselaer is building its downtown along Broadway between the river and the train station. Here's what a business on this side of the river usually needs and what the town asks for.
A business in East Greenbush, Rensselaer or North Greenbush needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. East Greenbush wants general liability and workers' comp certificates naming the town with every building permit, and its peddler's permit needs police approval. Plazas on Columbia Turnpike and Route 4 add lease requirements, and the town's plan maps the 100-year floodplain from Route 9J to the Hudson, where flood is a separate policy. What's different about insuring a business in East Greenbush and Rensselaer
- Contractors and East Greenbush building permits. The town wants proof of general liability and workers' comp, with the Town of East Greenbush as certificate holder and, where asked, additional insured, with each permit, and the permit comes before the work starts. Add the Scaffold Law on any work at height. See contractor insurance, workers' compensation and certificate requests.
- Columbia Turnpike. The town's 2021 plan describes Route 9 and 20 as a string of business centers: an auto-oriented cluster, larger developments near the Route 4 intersection, older strip developments, and plazas such as Pinecrest at Springhurst Drive. Leased space means the lease sets your liability limits and additional insureds, and your improvements need their own property cover. See retail shop insurance, restaurants and auto repair shops.
- Route 4 and the North Greenbush line. The plan calls the northern part of Route 4, bordering North Greenbush, a major destination for commercial businesses and retail shopping, and names Tempel Lane as a commercial and industrial corridor. See business owners policy and commercial property.
- Regeneron and the waterfront. The plan names Regeneron's campus on Discovery Drive as an anchor, with light industry and distribution elsewhere in town and heavy industry on the Hudson waterfront tied to the Port of Rensselaer. Contractors, suppliers and haulers working for them sign contracts that set limits and additional insureds. See trucking, inland marine and commercial umbrella.
- The Hudson floodplain. The plan maps the Hudson River and Papscanee Creek floodplain in the 100-year flood zone from Route 9J to the river, and names Mill Creek and the North Branch of the Moordener Kill as flooding hazards. Flood is a separate policy, and sewer backup a separate endorsement.
- Peddlers and downtown Rensselaer. Selling from a vehicle or door to door in East Greenbush needs a town peddler's permit with police approval and each vehicle's registration; see food trucks and commercial auto. Across the town line, the City of Rensselaer's downtown plan runs along Broadway from the Hudson to East Street, from the waterfront to the area around the train station; a shop or restaurant there carries the same lease, liability and liquor requirements as one on Columbia Turnpike.
What East Greenbush and Rensselaer businesses carry
Required by New York
Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.
Required by your landlord, clients and the town
General liability naming the landlord or client as additional insured, and the certificates the Building Department asks for when you or your contractor pull a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; cyber for card payments and client data; employment practices liability once you have staff; and a commercial umbrella when a contract asks for higher limits.

How I quote an East Greenbush or Rensselaer business
A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; quotes from several carriers with what each leaves out, side by side; certificates to your landlord, clients or the Town of East Greenbush usually the same day once you choose; and one number afterward for certificates, audits and claims. The business gap check takes three minutes.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
What insurance does the Town of East Greenbush want with a building permit?
Proof of general liability and workers' compensation from the property owner, agent or contractor, with the Town of East Greenbush listed as certificate holder and, where asked, additional insured. The application form asks contractors for both with each permit. If you have no employees, a CE-200 exemption may apply for workers' comp. Permits come before any work starts, so ask for the certificates before you book the job. Once the policies are in force, I get you both, usually the same day.
I sell from a truck or door to door in East Greenbush. What does the town need?
A peddler's permit from the Town Clerk, with a driver license for each driver, the registration for each vehicle used, and approval by the police department. Check that each vehicle is insured for business use; a personal auto policy may not cover selling from it. A food truck also needs general liability, and workers' comp for anyone who works with you.
My business is near the Hudson. Is flood covered?
Not by a standard commercial property policy; flood is excluded. The town's 2021 plan places the Hudson River and Papscanee Creek floodplain in the 100-year flood zone from Route 9J to the river, and names Mill Creek and the North Branch of the Moordener Kill as flooding hazards too. Look up the address on FEMA's flood map and price a separate flood policy for the building or your improvements and the contents.
My store is in a plaza on Columbia Turnpike or Route 4. What does the lease usually want?
General liability with the landlord named as additional insured, by endorsement rather than just a certificate, and property cover for your improvements and contents, since the landlord's policy covers the building. A business owners policy often packages both with lost income. If you sell beer or wine, liquor liability is separate.
